First start by acknowledging that nobody answers phone calls or emails and if you show up in person you’ll still be treated like an inconvenience for having shown up. People come to view the apartments but don’t take the time to see the back of the units all filled with trash and litter and the broken into mailboxes in the back of the community. I’ve caught people checking my car doors on video and packages stolen right out of mailbox as well as front door with no regard for the security cameras. The music blasting at all hours of the night in multiple units at the same time will also help keep you up at night and the staff all the way up the ladder to management truly do not care about tenant concerns whatsoever. Will not be renewing here and this is not a safe area by any means.
Ridiculously unprofessional staff. Apartment was infested with roaches and ants. Take screenshots or print your lease documents because they will screw you over. I received an email that I would get 100% of my deposit back but they put a smaller amount than I paid in the email and no one will respond to my emails or answer the phones. The corporate office number is “No longer in service”. They owe me $750 dollars and just hope I’ll go away. I’ll have to get an attorney now. Save yourself the aggravation and ignore this sorry excuse of a business.

The place is pricey for what you are getting but so is most places in Jacksonville. We really didn't have any problems with the place until it was time for us to move out. We were scheduled to move out on Jan. 11, they had us scheduled to move out on two other dates, one was Jan. 31, and Jan. 17. In February after receiving a notice of having a zero balance with them we get a bill for $56 for electricity usage for days after we had moved out and returned the keys. Here it is almost April and we are still trying to get out deposit back. It's sad that after a year of no troubles we are fighting to get back the money they owe us. I could understand it if we were late on the rent or owed for damages or anything but I have 2 forms stating we do not owe them anything. so that is my only complaint with the place. I hope this helps you decide if it is worth renting with them or not. Truthfully I love the staff. The pool was never open, The maintenance were always on top of things during the week and daylight hours. it was just the end crap that ruined the experience for us.

The office is full of people that is not competent in doing their job . They take your deposit and when you move out it doesn’t matter how clean you leave it they still keep it . Is been 90 days since I moved and no one can explain what they charged me for . I was supposed to get a report of the charges and I never received it .

Worst apartments ever! Do not live here, maintenance is so terrible, roach infested even with pest control coming out. Old and weird smells due to not being thoroughly cleaned. Holes in the wall that are covered up and painted over to make it look half decent. As well as false advertisement, apartments does not look the same in person. Better off living in a card board box.
Awful. Most of these other reviews are fake. First and foremost, add $100 to the listed rent for the overpriced package delivery and garbage pickup fees. These are the most shanty apartments I’ve seen, and I somehow got tricked into living here. There’s cracks in all the foundations, anything that you can’t see from the road looks like crap. Big infestations, my front door has leaked for months. Had maintenance fix my sink three different times because they kept using old pvc to replace the broken parts already there. Now I just keep a bucket under the sink. Toilet hasn’t worked for the months I’ve lived here. I hope you don’t like sleep because there are nightly gunshots in the neighborhood. Don’t be fooled by the nice leasing house. This place is 0/10.

Newly renovated=as in just layers of paint over roaches. Floors don’t connect to walls making it easy for bugs to get in. They shut the water off 2x a month for hours. Lights flicker when you have to much plugged in to wall. Not all wall sockets work. Staff is rude and they treat you like crap whenever you ask for something. I refuse to wash my things in their dirty laundry facilities. There are gaps in my door frame, so even if I close it, it doesn’t matter bugs still get in. Cabinets are unusable, they do not close and they are all water damaged. Floors are uneven- don’t trust the photos, they just stick contact paper on the floor to make it look like hardwood flooring. Nothing about these apartments are renovated- they just painted over everything and stuck on back splash. Also, make sure you but your own lighting for you bedroom, no natural light will ever reach it. Also tack on an additional $73 a month for “utilities”. Oh and also, your move in amount will be more than $150 trust me!
Was falsely charged late fees (I had initialed and dated receipts proving I paid on time) that I had to then take time off of work to prove they were wrong. They never answer phone or emails. Always check accounts because they make mistakes constantly that was then on me to raise an uproar to get fixed. Roaches everywhere. Go somewhere else if you can.
I moved in April 2019 and I wish I could have left sooner. They built a new leasing building but can’t take care of their buildings. I put in work orders and their stay said “completed” when they weren’t done. Asked for a copy of my lease to be emailed 3 TIMES!!!! And had to go in to get it printed and do my notice to vacate...took 30 minutes. Ridiculous. Worst apartments I have ever lived in!

Worst ever living conditions, and irresponsible management who makes you think like people living for free. Don’t trust what they say, believe I. What you see. They have lot of issues like pets, maintenance, irresponsible management.... Please refer google maps reviews and others before you ever even consider this community for your peaceful stay.
Stay away and don’t rent from them. They don’t care. I wouldn’t give them 1star. In the first 7 days of living there. Ac problems, hot water heater problems, can’t open dishwasher door due to it hits the stove, toilet runs nonstop, Faucets not even complete installed, no insulation in roof so ac runs nonstop. Also it sounds like I live above a dance club due to the loud music at all hours day and night. They maybe renovating but I starting to think all money went to club house/ lease office building. Anyplace would be better for what they want you to pay.
The dirtiest apartment in entire Jacksonville!! The worst management I have experienced and worst apartment in entire Jacksonville. Please do yourself a favor by not to move in to this “apartment”.
I have been here since this was Mathews Crossing, going on 5 years. Once it changed hands to S2 Residential I thought things were going to get better...I was dead wrong! We moved into a "renovated" unit. There was mold in the 2nd bedroom (I am allergic), reported it twice before they came out and painted over it. The cabinet doors were painted shut. We asked that they fix the drawers in the kitchen as they were falling out, they never showed, my husband ended up fixing it. We asked that they fix the AC they "did", it broke again 5 months later, and now 6 months later it is broken again on one of Jacksonvilles hottest days. There is black mold around the upstairs and downstairs AC closets (which aren't locked), air filters are never replaced or checked my the complex, you can ask to have something done and it will be ignored for weeks or never done. I couldn't get out of my unit one day because of the fact that there were 4-5 wasps (allergic)in the walkway, and when I tried to walk out the back door I couldn't because when they painted the buildings AFTER putting up new planking over the rotting wood, they painted the door shut, and my husband had to go and force it open. I have had to call corporate about the staff, and the issues with the apartment multiple times because the staff is rude, they love to argue and they don't listen. I would advise to anyone thinking of moving here to avoid this place. There have been break ins, shootings, fires, rats etc at this place since I have moved in. All the work they have done is just band-aids over the older issues. When my dishwasher broke after 10 months they replaced it... but they banged up the counter and didn't make sure it was bolted in. Also IF you are married, your husband/wife CANNOT pick up packages for you, so if you work until after they close, sorry you are out of luck, yes this is even if they are on the lease with you. Also when we went to move into this unit we signed the papers etc, were given the keys and told to start to move in. We went over to the unit and couldn't get in. I called the next morning and was told the issue would be resolved. They kept giving us the run around, finally someone told us "We accidentally put someone in your unit temporarily the same day you signed your papers." So we had to wait an additional week to move in. So please listen all the advice given in the lower end reviews... this place isn't worth what they are charging.
I have encountered many properties but when it comes to customer service Boat House and Shore House has it in Bushels! Ms. Tiffany and her team are pleasant, helpful and really make you feel at home. They have definitely helped these properties take leaps forward and I don’t see that changing with the fantastic personnel on board! -David Gray

Im going into 2 years living here...my tub still hasnt been fix...i have no shower nob for two weeks..cant wash my clothes cause the laundry room isnt unlocked.. maintenance sucks...
I have lived here a total of 2 years my first year was okay up until I had a back up in my kitchen sink. I called in two days in a row to get the issue fixed just to find out that no one ever put in a work order for it which led me to personally go to the office and wait for a maintenance man to come in the office and come to my apartment to take care of the issue. My second year as I am writing this I am now 5 days without air a maintenance man will come and look at it and tell me what's going on and mind you there are no ceiling fans in this place. I don't feel that I need to go and personally buy a fan to keep myself cool when I am paying my own light bill and was told that I would get a portable AC unit and the office is now closed and still nothing. I will say if you have any issues pertaining to anything that needs to be fixed in your apartment personally go to the office and stay on there ads until they fix the issue this is ridiculous but I bet if I didn't pay my rent for the month then I will get an eviction notice how sad. Happy my lease is ending.
I moved here January 13th and by January 20th I was ready to move. I still hadn't unpacked because I was literally ready to break my lease not caring about the consequences. Let's see. Where do I start? Before I moved in I called to get prices and for 3 days I was given different prices each day. Move in day- I did the walk through alone not to mention I had to drive around for 10 minutes to actually find my apartment, because they couldn't tell me where it was. They didn't have a mailbox key for me. (Which took two weeks for me to get not to mention I had to find the mailbox too,because again they didn't know where it was) The toilet seat was the most disgusting thing I have ever seen.( I had to buy a new one) The refrigerator handle was missing and the light was out in it as well. There is a door leading from your room to a hallway outside connecting other apartments to it as well. My neighbors smoke and party all day and all night. I have told the office, recorded videos, taken pictures of the ash trays and tables. Nothing has been done. They asked me what apartment is it, I asked them why don't they know? You mean you don't have a print out of your apartments??? So I had to walk to see the number of their apartment to report it. I went to the office a week after moving in to ask for an apartment transfer and the lady told me it would be $800. (that's more than my rent). One time I called the office about a noise complaint, it was about 3pm entirely too loud, the lady told me she would send security at 5pm, I repeated to her the time and she repeated she would have security check at 5pm.I asked for corporate number and her name, 5 minutes later the music stopped. I still called corporate only to find she didn't give me the Ext that I needed. My toilet stopped flushing, maintenance came and put dish soap in the toilet as a way to fix the issue. Now I have to jiggle the lever for it to stop running. The water is shut off every week at random times without notice. It's always at least 3 people in the office at a time but they are so unorganized nobody knows anything. I went to the office to pay rent and everybody was running around mad crazy, they couldn't find another tenants deposit. People please do not fall for the "New Management" advertising I wish someone had told me I never would have moved here. Honestly these people can't pay me to me to stay over my lease.

This apartment isn't the Ritz. However, we haven't had any major issues. Any matienence has been taken care of. Neighbors are nice and stay to themselves. Our rent is cheap!!
a lot of people when I come hear told me that this apartment was bad, but when I went to the office everything was clean, the person they treated me and my family really good. in just a week my apartment was ready, and everything was clean. every time I had a problem like my conditioned air get broken, a person of maintenance don't take much time to come. in this apartment kids can play whit others kids you can do barbeque in family for have fun. hear the security is vary good.
It is very affortable, I think is the best place if you want to be able to get back on your feet financially, it might not be the most secured place, neither the best pest control going on there but they try to maintain it since when you need their help with anything that broke, they are there right away to fix it, they have a nice pool by the office, the community mostly is hispanic, which must of them are very helpful and friendly. No complains since it was my very first apartment, and I have learned how to manage my finances, now I am ready to move to a better place of my likes, and able to always thanks Mathews Crossing for being my first ever home on my own.

I have been a tenant at Matthews Crossing apartment for almost 3 years I really enjoy living on the property Michael one of the leasing agent is very helpful anytime I have a problem I always talk to him you need more agentslike him when I first came to live on the property he was not here but since he has came into the office there is a total big difference he's always excited and enthusiastic about pleasing the tenant.
I'm not happy with my current dwelling place. Several times during my stay here, the water has been cut off without notice. Bugs easily find there way into my apartment. My air conditioning has stopped working twice, and people have been shot/killed here. As you can see, I have multiple reasons for not wanting to live here, but the worst of them all is insufficient cabinet space! :) I should say something nice. Well, I do like the fact that the rent is only $575, but I guess you get what you pay for.
I have to say the management of maintaince did hornor there word Michel and Ricardo had my entire doors replaced and slidding glass doors replaced and they look awesome . When Matthews crossing give you their word they honor it and my apartment looks amazing and they went all the way out with glider doors and tint on them. I never had a problem I Love my apartament i Been a redident for a year and i will renew my léase, msintenance really good. I can call Mathews Crossing my home. The Office staff really friendly and Good customer services.
I recently moved in a Studio and I am enjoying my freedom. However on mobe in day, the apartment was not ready. They installed new carpet & new counters. Within 6 months my water heater started to leak. I notified the maintenance & they responded quickly. The next day I had a new water heater. The apartment it self could be better. The walls are decaying [possibly from water damage]. The steps to the apartment need to be updated or painted over.
i like my apartments because the place is big and its by my job also its close to my church and its by the mall also the people are nice and the rent agents are cool and reasonable rent the things they can work on 1. on call pest control and 24 hour maintance 2.needs to open up the workout center 3. needs better computers in the business center 4. 24 hour laundry room and coin machince 5. more security guards 6. 24 hour business access
As a recent college graduate departing from the dorm and student living apartments lifestyle, these apartments were exactly what I needed to start my independent life! The thoughts of having separate electricity, cable, internet, and water bills terrified me coming from a place where it was all included in my rent but Mathews Crossing took that fear away! My water is included and the bills are actually manageable. The office staff was very helpful during my lease signing and they assured me I would be ok. The environment is very quiet and there are soooooo many pools I love it! Did I mention these apartments have the LOWEST rent in Jacksonville?? My neighbors are so friendly my building actually has cookouts together! I feel like I have a family! This place is awesome!

I've lived here for almost a year and I am anxious to leave. The comments from "management" are lies. They do not care about the residents or the property. Before moving in, check out the crime map for this complex alone, there will be so many crimes that you won't be able to see the map of the complex, and supposedly we have night security. This security does nothing other than sleep or play games in their vehicles. They do not monitor the complex or provide security at all. The maintenance issues - there isn't enough room here to report the below humanly acceptable conditions that they keep. They do not return calls and when you ask for the manager, suddenly they aren't there. At this point I'm going to report them to the BBB and find somewhere else to live.
These apartments have been around for over 40 years and manager is trying there best to upgrade this place but, it takes money and good staffing to get it done. most these apartment have mold in them like mine. I gave asked and asked for over a year for them to take care of the problem. nothing yet been 3 years.
Over a month ago, water started pouring in our bathroom from the ceiling when our upstairs neighbors were taking a shower. This was not just a small leak....it was a downpoir. Maintenance came and "resealed" the faucet on the upstairs apartment's shower. He then said that he would wait for the ceiling to dry and then repaint it. The cieling has water damage...it needs to be replaced. Two weeks ago, while maintwnce was here because our kitchen was flooding for the second time in two months, (the upstairs neighbors our their grease down thrnsink and clogs up the plumbing), a different maintenance staffer looked at the bathroom ceiling and agreed it would need to be replaced. Every time the upstairs neighbors take a shower the ceiling falls down into my tub little pieces at a time. This is not going to be resolved any time soon. The office staff and majority of the maintenance crew of this complex is less than substandard and if you have a choice to live anywhere else I would suggest it. The office staff really is no help and I don't think they even care. Most of the people that live in this side of complex are slobs and don't care if they make the dumpster with their garbage. It is a mess.

It's obviously a low income area, you pay for what you get. The neighbors are pleasant, around the pool areas there are tons of kids and dogs. The most frustrating times are when contacting maintenance or the office staff; never answering their phones, not reviewing requests, and having little knowledge on when/why water is being turned off etc. very close to highway and central to lots of businesses in southside.
Older apts upkeep is good rented a refurbished unit in good condition

Mathews crossing is a great place to stay besides noise level and police riding around every 15 min but my neighbors was great and understanding maintenance was very slow at fixing things and ants started to come. Walls was painted over bad paint and bathroom was small great ppl besides manager.
