Property Ratings at Boca Raton
Be very careful when you lease at this location. I submitted an application for a two bedroom that was listed at $1300 a month. Their system proceeded to charge me $60 for the application fee. After completing it, I was told by the leasing manager, that it was a computer error. And the actual price was $2050! They were not going to honor the advertised price. Later on when I asked about the miscalculation of the pro-rated rent before moving in, she said that the computer dictates the amount and she couldn't adjust it. This is despite my detailed explanation on how the daily rate should be legally calculated. (The total monthly rate x 12, then divided by 365 days, then multiply the number of days for the remainder of the first month.) Their calculation was off in favor of the leasing office by well over $100. She wouldn't hear any of it, and just blame it on the computer. This shows a pattern of honoring any computer error, as long as it benefits them. Very dishonest! Stay Away from this place.
The apartment was everything we had hoped it would be after watching it for over 10years, we final made here. When I first view it on the website I decided this is where we would make our new home after retirement, and we have not been disappointed. Management staff was so helpful in our processing application. I love the open concept it offers and the environment it not disappointing.
Boca Raton has a great location and 24 hour gated security. Almost everything is above code except for some major flaws. 9 floors means its a concrete building so noise from other units is never an issue. First major flaw. No dryer hookup so each unit has a all-in-one washer/dryer unit. None of them work and even the ASKO technician advised not to use it as it will ruin your clothes. The washer/dryer smells and don't dry your clothes at all even if's it one item. Of course, they have laundry facility on the 3rd floor but you have to pay for it. Very inconvenient as tenants never set their timers and leave their clothes in the washers or dryers. As of late the washers and dryers do not even work in the laundry facility. Clothes come out with stains and residue. The dryers take your money but do not dry. Management refuses to acknowledge the issue. Also, if you are the only person doing laundry (washing) in the laundry room you would think the dryer would be available for you since you are next in queue to use the dryer. This isn't the case as so many people wash their clothes in their apartment and then take it to the laundry room to dry. So, some days you can never time it correctly to get your clothes from the washer to the dryer. Laundry is an all day thing at the Boca. Second major floor is hot water. Some floors have return piping only and not supply. If there are vacant units around you, you can wait from 10-30 minutes for hot water. I went without hot water for up to 8 months without any cooperation to resolve the issue or reimbursement from my landlord or Management. Finally, smell is a big issue. There is illegal drug use and dog feces everywhere at the Boca and Management refuses to address the issue aggressively. I have examined the evidence by taking a survey method and many unit owners complain of the noxious odors of marijuana in the common areas. Lazy people with their dogs refuse to pick up. Also, there seems to be more crime than normal. Every one I run into seems to have an issue with crime. i.e. bike stolen, Motorcycle damaged due to an attempt at theft, cars being broken into. This is happening on premises. Just heard Boca is now fixing their video cameras. (Lock the barn after the horse is stolen seems to be their motto.) Management says security cannot call Metro police unless it's emergency. They do little to enforce the by-laws and nuisance laws and care little for tenants. Concierge however is courteous, helpful and empathetic.
A year and a half ago, I went in looking for an apartment and walked out with a fully loaded townhome. I've been a renter for most of my life. This is my first time renting from a company managed property. (I normally rent directly from owners.) The staff here are professional & courteous. The property is clean and very well maintained. Given the number of residents here, it's surprisingly quiet as well. The 24hr security does an outstanding job of preventing any unwanteds from making their way into our personal space. The walls are exceptionally thick so you and your neighbors are never in each others' business if you know what I mean. The bedrooms are spacious and the bathrooms are spa-like. For those who enjoy a little elbow room while cooking, you need not worry as the updated kitchens are roomy as well as loaded with counter space & storage. Although I personally don't take advantage of the numerous amenities that are offered, I do like the fact that they're available. For those with four-legged family members, you'll be pleased to know that this luxury property is also pet friendly. I absolutely love the fact that the building is pre-wired for cable and satellite. I've never been a fan of cable, so having the option is a huge plus! The location is perfect. It's close, but not too close to the craziness of the strip and only a few minutes to several supermarkets, restaurants, malls and the interstate. Living here makes it easy to forget that you're in the desert.
When I began my apartment search in June, my current location was actually the last location I looked at for a new address. With all the amenities Boca Raton Condominiums and Apartments had to offer, this was the best place for me, and I put a hold on my new Apartment. It is a corner unit overlooking the South End of the Las Vegas Strip. Unlike my previous residence, this apartment is much quieter. My cat is no longer stressed out as he has not gotten sick since he moved with my to my apartment. Many casinos, shopping centers, grocery stores, and restaurants are close by, along with fitness options. This is by far the best move I have made since moving to Las Vegas in 2003.
