Management lies about everything and there is no one accountable. Mold, they deny problem and say..thats not mold. Broken appliances, too bad they don't care, dishwasher broken for over a month...lie after lie. 1st on backorder then "its a special size". Their solution...take your dishes to an empty apartment and wash them there...WHAT ?? Shampoo bottle fell and put a hole in the fiberglass tub, Management said IT WAS MY FAULT AND I AM RESPONSIBLE FOR FIXING. DO NOT MOVE HERE !!!

We paid a deposit and we’ve been trying to finish the application process but have been receiving error messages on the website. After multiple calls to the office and leaving messages I finally talked to a lady and she said she has no record of anything and even after sending her all of the receipt and emails from the site we have heard nothing from her or the office. Just trying to get our money back so we can find a different place now but no emails or phone calls have been returned. Very disappointing for such a nice area. Any help in getting this resolved would be great.
2 year resident. I’ve actually just signed a 3rd lease that also involves a transfer to a new apartment and garage with Botanica. Problem is finding out the day of your move that your garage that you have selected is not an option. To make things worse if I don’t move the items from my current functional garage that I rent from them to one that is not functional (the door does not open nor lock) I will be fined. I was told that the broken garage was discovered the day the garage was to be inspected for suitability to lease to a resident, which coincides with the day the resident moved in. Second issue is this: the apartment I’m transferring into reeks of marijuana so bad that the only way for it to smell this bad is the instance of people have been smoking pot in this unrented apartment in the recent past, which is very likely given that the new apartment has been unlocked for the last 30 days. I’m not even someone who has a moral problem with cannabis, but this apartment smell is embarrassing. I don’t want my teen daughter to smell it, much less the movers it’s so bad and embarrassing. Ultimately there’s zero accountability. There are clear expectations of what is expected of me as a resident. But there’s zero expectation that Botanica will uphold their obligations. I booked this transfer 30 days ago. And here we are day of move in this predicament. Good thing I reached out to them, as I was not informed of the garage predicament voluntarily. There is no person that you can speak to that “the buck stops with” and ultimately no one to hold accountable for meeting basic expectations. Pretty sad state. I do not recommend living here.
Mold, mildew. Terrible management. They don’t care about the residents or upkeep of the property. Hot tub broken. Dog park is disgusting and unusable. Bats in the buildings. Water leaks are painted over. Rent somewhere else.
The staff is awful. They don’t care about your health and they never will. They let me live in a bat-infested apartment not caring to offer me somewhere else to stay or anything. I would highly not recommend anyone living here.
Place looks great, but after leaving several voicemails and submitting several online forms for more information, I'm disappointed. If you treat potential tenants like this then how do you treat people who live there?

Botanica Apartments is reminiscent of the Uptown Garden District, with its beautiful architectural arches, patio balconies, designer colors, and spacious floor plans. Upgrades include stainless steel appliances, granite countertops, wood flooring, indoor laundy with full size washer and dryer, and ample cabinet, closet, and storage space. The grounds are meticulous, with lush landscaping. The office staff is friendly and courteous, with on site maintenance, and prompt and efficient apartment management. Amenities include state of the art fitness center, resort pool, business center, dog park, off street parking, with optional attached or detached garages, and much more. Botanica Apartments are the most convenient complex for anyone looking for a safe, clean and modern community on the edge of New Orleans. Located less than a minute from the Causeway Bridge and 30 Minutes from Downtown New Orleans, one of the top tourist destinations in the world. Botanica is a gem set in the center of Mandeville. Tranquility is not compromised by convenience since a natural buffer in the beautiful south Louisiana pine trees surrounds the entire complex. Save money on a gym membership with the full service 24-hour fitness center, stay cool through the summer with large swimming pool, separate children's pool and Jacuzzi. There is also a 24-hour business center, which meets all computing or document printing needs. Pet owners will be happy to know, unlike many other complexes in the area, that Botanica has a very liberal pet policy and separate dog park, located next to the well-maintained Tennis Court. The units themselves are efficiently laid out in open floor plan styles, maximizing your usable space without wasting it on long hallways. All units come furnished with washer/dryer and a covered patio/balcony. Unique to the Mandeville area, Botanica offers a large amount of connected or separate garages to its tenants at monthly no contract rates. Personally I have had a great experience with the office and maintenance staff. Overall, if you are looking for a safe all inclusive community in the heart of Mandeville, you will not go wrong Botanica Apartments.
