Fines and eviction. Store things other than a car in the garage? Fines and eviction. Own a BBQ grille? Fines and eviction. Your kid draws sidewalk chalk on the driveway? Fines and eviction. A apartments are nice. Garage is a lifesaver. Staff is fantastic. My major complaints were way too many dogs in majority of apartment always barking. if you don’t mind oversized barking dogs then this is the place for you. I feel they should have a maximum amount of pets allowed in any complex for the benefit of everyone.

My partner and I rented at Botanica Cottages for one year and deeply regret ever signing our lease. Initially, we signed for a 2 bedroom apartment which was advertised as newly renovated and luxury. The day of move in, I was greeted with an apartment that was full of issues including bugs in ceiling fixtures, a hole in the bathtub, dirty clothes left behind the washer/dryer and not updated cabinets/appliances in the unit. We had two cars full of items to move in and had to beg for a different unit which ended up being an un-renovated THREE bedroom apartment which significantly raised our cost of living and changed our furniture plans. From the day we moved in (July 2021) until May of 2022 the clubhouse and pool area were closed for renovation. This was not compensated for in our rent price. Throughout our time renting; we ran into several issues requiring exterminator (mice, ants) which we had never faced before, even living in “non-luxury” environments. This is advertised as a nonsmoking community, however, we frequently had to pull used cigarette butts out of our dog’s mouth that he retrieved from our lawn. They were disposed of from the unit above ours. Once the pool opened, it was not monitored by community staff. Often there were loud and rambunctious parties occurring with alcohol containers and unsupervised children. Several complaints were made to management with no action taken: One of the only positives of this community were the maintenance personnel: Adam was an asset to our experience and ensured that issues were taken care of on an expedited timeline. Overall; we are disappointed in our experience with Botanica and are now paying significantly less money for our single family home build than our apartment. Please consider this review before renting.
My experience with Botanica Cottages has been excellent. Since moving in my apartment in September Adam the service rep has completed all my requested successfully and in a timely manner A+
Don't let the five star reviews fool you. There is a new management and leasing team in place and it's AWFUL HERE! Management is incredibly unprofessional. Their automated system that they use charged me TEN TIMES and overdrew my account by $21,000.00 and then told me that it wasn't their problem and called me irresponsible. My apartment is supposedly "newly renovated" but there have been maintenance problems since I moved in. It's taken a minimum of 8 weeks to get ANY maintenance done each time I send in a request. They asked us all to put out our fire extinguishers for inspection. Mine sat outside for several days and was never inspected. If that's their commitment to safety, what else is not being taken care of properly. These places have gas heat and fireplaces. If that is being maintained in the same way, that could be very dangerous. I have had inoperable switches, inoperable windows, my toilet is so badly installed that it rocks back and forth....you name it, it's bad. There are MUCH better options out there for less money.
I moved in a while ago and i will never move! The staff is super friendly and very helpful; they are always quick to fix/repair things within my apartment. I also LOVE my apartment, having my own balcony is so relaxing and makes it fun when i have guests over. The pool was just recently renovated and it is gorgeous, with a jacuzzi and all! I definitely recommend this apartment complex. The apartments feel more like homes than anything! I have my own built in garage and my own washer/dryer so i do not need to walk far! If i could give it 6 stars, i would :)
We absolutely LOVE my two Bedroom apartment here! We use our 2 balconies almost about every weekend and just spent all Sunday at the new Pool. The office people are very nice and helpful, and always have a treat for our poochie, Leo. the maintenance guys are really good, too. Ever since the new Management came in, this place has been so much better! Thank you!
Jonathan and Jim are carrying the entire complex and that's not an easy task. They are always pleasant, always helpful, always ready to pitch in and help, even in -5 degree weather. Hopefully, mgmt treats them like the gems they are.
When I first moved into Summer Chase in 2013 I was so happy. I wrote the nicest review. The management team was wonderful from the moment I called till I arrived and every situation after that. The new company took over and within days we knew we were in trouble. They are short with you and always make you feel like you are bothering them. Previously Summer Chase would take care of any issue with 100% communication and results within 24 hours. I have asked the new management to handle issues and that was 3 months ago. I've emailed and they don't respond. They are raising rents and not upgrading anything but new blinds.? It is very sad what they have done to a fantastic community. In recent days, I counted already 11 units that have been vacated by the previous tenants (long term I might add) and they have not been re-rented. I'm not going to renew my lease as this is not going in any direction I want to follow. They are going to start charging tenants for water and sewer in addition to raising rents more than 200.00 a month. The reason they give for raising the rent is because they are going to redo the grounds with beautiful flowers??? Really??? The complex is already beautiful... These people need to go back to North Carolina where they came from... I'm sorry about this horrible review but it is horrible and I would not want anyone to have to deal with it. I hope everyone leaves!
I've been renting for going on 3 years now. I came aboard when the apartments were managed by Summer Chase, One of the main reasons why my family and I, chose to rent from Summer Chase was the Warm, Caring communication from the first ," Hello" but with that being said... Summer Chase is now being managed by, "Botanica Cottages, at first I also was very skeptical , disappointed in the sudden switch and the way things were handled with informing the residents of the change,I decided to take things in my own hands with communication by personally introduced myself and getting to know each and everyone starting with, Michele Tate- Chief Performance Officer, Ryan Hanslip-PM, Skye Dugan- Leasing, Angy Vines-Regional, and Maintenance guys- Jonathan Dangerfield, and Mark Nelson... Yes, things are different but sometimes Change can be Good , this is new to not only the resident but also to the new management, so with a little less premature judgement and a lot more communication I feel Change will be Good for All. Six months ago Summer Chase lost our lovely mgmt co when the property was sold to Forty2 Mgmt. They quickly sent rents soaring on this nearly 30- yo property. The apts are dated as far as technology is concerned but new mgmt thinks slapping up new blinds and paying too much $$ for landscape design warrants rent increase. Many apt structures need shored up. Slanting floors, rotting wood, and inability to modernize make these homes a poor deal. Yes, they have a garage and allow pets, but once you see the hoops you have to jump thru for this, you’ll think twice about signing a lease
Ok, well I have no Good!! When Botanica Cottages took over Summer Chase in June, it went downhill faster than a avalanche. After the first letter asking the community to welcome the new "Management Company", with hard stale cookies and lemonade, we were informed of "Possible" Price increases!! I would have had no issue with an increase had they maintained the landscaping/property, pool, and addressed maintenance issues within a 24 hr period of time. Kids were allowed in and out of the community building all hrs of the night, making it hard for those who would have wanted to enjoy a game of pool with our friends/family, or a quiet workout, without having to deal with obnoxious High School kids partying in the community building. I had to deal with several of these kids on many occasions and when a complaint was made, Management informed me to contact the police and file a report. I got reprimanded for allowing my dog (that I paid a 350$ deposit and 35$ a month fee for)to stand in the driveway with me before getting into MY VEHICLE in the Garage. I was told if my dog was seen without a leash, I will be fined! Ryan the "Manager" has no social skills or ability to have a conversation with you without becoming hostile. Ok, I do have one good, I loved the new Maintenance men, and I feel very sorry for them having to work for such a HORRIBLE COMPANY. I will never lease from this company again and I have already informed friends and friends of friends to never step foot on that property. It was great while it lasted, but all good things come to end and that end is Bottanica Cottages.
The community, location, and fellow residents are great. The new ownership that took over recently has had multiple people in and out of the office. They are not great with handling issues and don't have the best attitude. It's easier to speak to maintenance when you see them than actually trying to contact the management office. We have not had a property manager since the new ownership started in June.
Apartments have recently been taken over by new ownership. The name has changed and so has the quality of the care. The staff is nice but not quick to do anything. Maintenance has taken a huge hit - what would normally be address the next day is now not address without multiple requests, not knowing that they've come to your unit or are finished the task. Communication is not a priory for them - but renaming, landscaping and new blinds are. Very disappointed in the turnover of care from the new company. This will be our last year with them - wish we could get out sooner.
Really good location. Near parks, Premium Outlets, Costco etc. 5 mins from 422 highway. The community is well maintained and staff is really really helpful. The attached garages are the best feature in my opinion. The club house is great for hosting parties. Pretty good gym and pool. The apartments itself is pretty good and well maintained.
I've lived at Summer Chase for just over a year now, and I couldn't be happier! The homes here are spacious and provide a real "home" feel. You wont be dissapointed with Summer Chase. To top it off the management team is amazing and super responsive.
