Property Ratings at Botanica Town Center
This is my departing message to management: I will start by saying we have been living here for a year and a half. Our first impression was terrible as we moved from across the country and our apartment was not ready the day we moved in. It was filthy and had not been cleaned after the previous tenants. They sent cleaners out who rushed to clean the apartment in an hour, so of course it was not done well. We discovered many maintenance issues. Some of these maintenance issues I have still not been addressed from when we found them a year and a half ago. The overall quality is terrible and can’t believe you call these apartments “luxury”. Our floors are bubbling up, paint is chipping everywhere, appliances do not work like they should, etc. The list goes on. Our mail around holidays was stollen almost everyday and you refuse to install gates around the mailboxes like other places have around here. The communication between residents and staff is the worst I’ve ever experienced. It is nearly impossible to contact anyone unless you physically go into the office. What’s even worse is when you do go into the office you are lied to over and over again, which means you have to go into the office repeatedly, wasting your time. The worst part of all this is the new residents who have been moving in over the last 6 months. Not sure whats going on but we have two new neighbors below us and both of them smoke cigarettes and marijuana inside their apartments. Our neighbors below us also have about 10 people who come and go from the apartment daily which I know they are not all on the lease. They also prop both doors open (front and back) this allows strangers to wander into our building and steel our packages and belongings from our garage. Its absolute hell here. Did I mention we’ve sent emails, called, and stopped in in-person to address these issues? Oh yeah, because you don’t care, they haven’t been addressed. Our lease has been violated in so many ways we have gotten an attorney and we are breaking lease early (Thank God.) and moving. We do not want to expose ourselves or our son to the harmful effects of second hand smoke, the rancid smells coming from the apartments below us, the shady characters going in and out of the building and the blatant disregard for safety or our belongings. I feel horrible for those who have to endure living here. The poor people who have to move into our apartment after us have no idea what they’re in for.
I understand that there are staff shortages these days, but this place has no one. Getting ahold of a person to get an appliance fixed, a question answered or even to clarify the payment of rent is impossible. Garage doors don't work, exterior hallways are filthy, appliances are old and of limited functionality (I often wash my clothes elsewhere because the washer and dryer are so bad in the apartment), snow removal is non-existent creating an ice rink for those taking trash to the dumpster -- very dangerous -- and security is zero. Do not rent here. It used to be a great place, but since the current agency took ownership (Highmark Residential), it's been a disaster. Beware.
As noted in the header, but really, AC and washing machine were terrible! On top of that the managing team are terrible. Also, Fan in bathroom is always on when you turn in the light, and it is extremely noisy. No way to take a peaceful shower. They claimed after 5 months of them not charging me utilities that it was not their fault that I was being charged all of it in a lump some when I moved out. Also, they claimed the stove was dirty and the drip pan needed to be replaced. I never used the stove. I travel for work and was rarely there. If I was there I would go out to eat. It was literally the only not new (cheap) appliance in my apartment as I got the “refurbished” deal. Now they fixed that issue too.
