Property Ratings at Boulder Creek
Technically, they said it could be "bat bugs," a distant cousin of the bed bug, but then it turned out to be bed bugs. They were there when we showed up, and they couldn't find any after an inspection. We finally spotted one coming from a vent, bagged it, called the inspector, and then it took a month for them to spray. I asked them if they were going to notify the neighbors, they said they would, but neighbors said that they didn't, and they certainly didn't spray their apartments. They even had the nerve to try and fit me with the bill. Very inhospitable.
This complex is divided onto two sides of the street, and the side the office is on is given a lot more attention. The units on the other side have really old carpet, rotten, dusty insulation and very dated utilities. When my roomate and I reported that every time we use the heat, we immediately have allergic reactions to the ducts, we were told that the insulation is so old that to replace it they'd have to remove the wall. And that was the end of it. Little is done about noise complaints ( and there are a lot of them ). The maintenance team is top notch as far as service and always responds to calls promptly, but a time or two, they have come in without warning. Which is a huge issue. If you have pets, forget about it. The non-refundable pet deposit is very high, on top of a monthly pet-rent.

I'm giving this complex a good review for being in a convenient and safe location (a police station is next door), and for being the only good apartment complex worth looking at in Jeffersontown. Other apartments are in questionable locations, with equally questionable looking occupants, though they are definitely cheaper. The Pros: -Updated kitchens with new cabinetry, and fairly spacious floor plans. The only thing not updated in our apartment unit was the carpet and bathroom, but neither were in poor condition. -Great staff! I have had NO issues whatsoever with management, and feel that they handle tenant issues pretty well. They also provide furnace filters each month to keep your furnace as functional as possible. The front office ladies are very professional and friendly. -Maintenance comes on time! I've only had to have maintenance out once or twice, and he came in a very reasonable amount of time, and fixed the issues quickly. -Grounds. We do have two swimming pools for the complex, and although one is visible to the main road, the other is located next to the office, with a tennis court across from it. -Quiet. This is one of the quietest complexes I have ever lived in. I almost never hear sounds coming through the walls from nearby apartments, although I am on the third floor. The Cons: -Certain neighbors. It's an apartment, so you're not going to love every neighbor, but we have only had issues with one specific neighbor, and management seemed understanding and appeared to take the proper steps to handle the situation. -Quality of the stairs and railings. There are "breezeways" outside rather than indoor hallways, so you run into rust on all of the stairways and also on the balconies. However, just recently they have been redoing the stairs (and some balconies) and re-painting them, so management seems to be aware of the issue. -Cost. I'm used to paying less than $650 for a 2 bedroom apartment in other states, but apparently it's normal for apartments to cost more in Louisville. I pay $805, and that includes a (more reasonable than most apartments) pet fee of $25 a month. The only reason I would leave this complex is if the area started to go downhill. I'm always trying to convince friends to move here, as it does seem to be a much nicer apartment complex than most I've looked into in the East Louisville area.
It is very convenient to my jobs. It is nice and quiet in my apartment complex. I never had issues with the rent. The complex is centrally located to shopping, doctors, banks, and everything.
This apartment has good size rooms, washer dryer hookups and a bedroom that is 20 feet long and includes a window on the opposite side of the room from the rest of the windows in the apartment. It also has a 13 by 6 foot balcony for comfortable outdoor seating. Maintenance staff is excellent, usually responding on the same day that I call them.
The apartment Complex is located in a safe neighborhood, has two pools, and tennis courts. The apartment is in a safe neighborhood that is close to a Walmart neighborhood market and the Jeffersontown police station. Anytime that I have had a problem, whether it be maintenance or a noise complaint after hours, Boulder Creek responded promptly to solve any problems that we were experiencing. However, in my apartment there are a few annoyances, like no overhead lights in the living room and bedrooms, but the windows and sliding, balcony door allows for ample sunlight during the day. Rent is a but expensive and the policies are a bit strict, but compared to other apartments, I would recommend this complex, even if it is only a temporary option. The maintenance personal are professional and kind and work diligently to rectify any problems.
