Property Ratings at Boulder Creek
The recent management at this establishment has been beyond underwhelming. Issues go unaddressed for longer than they should, water constantly floods the property (and you get charged for their broken pipes), trash litters the floor everywhere, and the office refuses to respond. If told of an issue they direct you to email them and then forget about you. Do not recommend in the SLIGHTEST
I enjoy Boulder Creek because its super quiet! Everything down to work, shopping, parks/trails are all around!
Horrible stay away price gouging and staff have no clue. Took 3 weeks to replace a light bulb that I already replaced
Boulder creek is a great community to live in, and I feel like I made the right choice to move here.
Boulder Creek has been a positive experience for me. I have been here over two years, have good neighbors and my maintenance requests have been well taken care of.
I feel very comfortable and well taken care of with an ease in bringing up issues that are taken care of rather immediately and paying monthly bills thru the resident portal as well makes it easy to take care of everything thru one place!
From the start, I was treated like a welcomed part of the community. I enjoy walking my dogs around the peaceful and friendly grounds. The ample available storage is a bonus!

Poor management. Likes to price gouge utility's. Parking is horrible people have 3-4 cars when no more than 2 allowed management does nothing. Management likes to promise things and can't deliver. Maintenance is a joke. Location is good. Security is a joke they may drive through once in awhile several cars have been damaged and broken into. Walking path lights are out. I do not recommend Bouldercreek.

I’ve only just moved in so this may change over time but at least for now, I love the staff and apartments. Nicely remodeled apartments, reasonable deposit, flexible with my lack of rental history, and great office staff. Kaylin is absolutely delightful. Not sure how I feel about the “garbage valet” service but whatever, it’s $25/mo.

Hello, Thanks for your feedback! We, at Boulder Creek, always enjoy hearing from residents, and we appreciate your thoughtful comments. Your kind words made our day! - Boulder Creek Management Team
I would not recommend moving here. The apartment units are cheaply maintained, the windows have condensation between the window glass, the windows are old, and need replaced. If you need something fixed, expect it to take weeks, and you will need to ask 2-3 times before its done. When items were "fixed" they would break again from not being fixed correctly. Example - sliding closet door kept coming off the frame because the screws they used were too small, and they kept screwing up to the same hole regardless of my observation. We ended up keeping the closet doors off. There are broken outdoor lights along the walking paths with exposed wires and bulbs that remained that way the entire year I lived there. The apartment windows had cat hair clumped up in the sills and the screens were dirty and ripped. Despite leaving the apartment in cleaner condition then it was leased to me in they still are trying to charge a "detailed" cleaning fee. We are not being provided with an itemized list of what was not done. The management staff is not helpful, likely because the high turn overrate in "managers". If you are looking to move in this area I would recommend any other complex but this one.

This is the worst place we have ever stayed. Very lazy staff, outdated appliances, over priced everything. We are so happy that we did not renew our lease. They WILL take your deposit and make you pay to get the place detailed regardless of how well YOU clean it. Not worth it for the money by a long shot. This place is a slum.

Hello, We are disappointed to read your experience was not a 5-Star one and appreciate your candid feedback. Our team strives to provide the best possible experience for anyone who chooses to stay here at Boulder Creek. Also, pricing is determined on the current market rate which can fluctuate from time to time. It is also a standard practice for communities to ensure homes are left in the condition they were rented out. We follow your lease agreement when assessing any fees or charges and apologize if there was any miscommunication on our part. Thanks, again for the feedback. We wish you nothing but the best in your new home!
I lived at boulder creek for a year and moved to this complex of all others because they never asked the breed of my dog and was in a pinch to move as we were from out of state (we have a pitbull) We moved in and instantly noticed there was little parking Most residents who live here are unemployed or collecting disability and have 5 cars taking up all the visitor spots. You get one assigned spot visitor parking is first come first serve. When we first moved in they claimed they were auditing garages and we could not get one but about 4 months in we finally got one parking was not an issue any more. The model apartment they show you is absolutely nothing like the one you will live in Things look upgraded but you will realize the new cabinets are just the old cabinets spray painted there was wood in each window track to prevent intruders but about 3 weeks in, each of them were infested with mold and there was mold behind a lot of our stuff when we moved but when I complained about the mold they would literally come in and repaint stuff that had mold spots on it When I would clean the bathtub each time black mold would run down the tub to no end and there are spiders and other bugs as well I would often wake up with bites on my legs. I thoroughly regret moving here and wish I could tell everyone to avoid at all costs (unless you have an animal that is a restricted breed) I was nervous they would ask about him at first but than I notice one of the assistant managers with a pitbull and notice several other residents with pitbulls as well and other restricted breeds. We thoroughly cleaned our apartment got carpets professionally cleaned before moving out but just recently received a bill that they were keeping 300 dollar deposit and we still owe 163 dollars. We have rented 3 places before this and always got our deposit back because we take care of our things, what they are charging us for is things like 3 months of water and sewer in which they are stating is a reimbursement which we will be disputing because the explanation they sent us in the mail makes absolutely no sense. This place is an absolute nightmare! The couple times I tried to use the pool with my 5 year old niece there was literally trash floating in (literally a Doritos bag) among other debris and the inside of the pool looked very poorly taken care of as in the paint was chipped so bad that it looked like it was rusting. The exterior is nice and the model is decent but don't be fooled by this!!

Hi there! Thank you for the 5-stars and the kind shout-out! Please let us know how else we can help. Have a great week!
The management has changed multiple times in the last year. And it’s been horrible ever time! There is never any parking available. Car ports are falling apart and they do nothing about it. It takes them 3mths to change a lightbulb. Maintenance drives through recklessly and has almost hit my car multiple times. They mess up with something then blame the tenant. They don’t enforce leash laws. It’s like living in SE Portland for double the price. Don’t Do It!!!!!! It’s not worth it.
I'm stoked on Boulder creek. First off, when you pull in, beautiful landscaping...great community room/gym/pool...it looks like a place that you would want to live. We chose a 2 bed/2 bath apartment, and it has a great layout with plenty of space. There are vaulted ceilings in the upstairs units, and the carpet is plush. We have a great livingroom/dining room set up, so it is very comfortable. Great appliances as well as a good sized kitchen. We like it so much, we renewed our lease. It is so quiet! I know other apartment complexes can get noisy, but I haven't heard anything besides local baseball games, birds and the wind. It is very community oriented, with shared use grills, a great pool/spa and a dog park. Great place to own a dog...lots of dog friendly people. In addition, the Management team is great. They always respond quickly when you have questions or concerns. Recently we had a mishap with a vendor, and within 20 minutes of calling, I had an answer to my questions and a very great solution to the problem. I was blown away. I haven't ever had that experience at another community. So, kudos to the team, you guys are great!
This place is a great place to call home friendly managment park like setting free bus that comes right to the apartments its quiet and tranquil hear for this former Portlandian i found the perfect amount of country to city ratio
The new management team has been great!!! They are eager to help and have had a great attitude. Teamed with the new maintance staff they have made this a extremely enjoyable place to call home!!!????
Under new management! Have lived here for years! This is unbelievable!New pool, beautiful landscaping and great staff that really is there for us!! Wondering place to live!
Management nice till your hooked then ignore you. Place is a dump swimming pool fitness area closed for over a year. Raise the rent for stuff breaking and falling apart. Not worth the money or the time. Horrible place. Bugs and spiders inside they say they spray but didn't work. Never give warnings on maintenance work like painting, construction, tree cutting. No time to move cars when cutting trees or fixing covered parking will not pay to fix damage to cars. Just a dump. Run while you can.
*Its a construction zone!! Thus no peace, no pool, no gym. Notices of repairs that take alot longer than expected sometimes no/wrong notices are given. *Blackhole for cats. My cat is gone along with many others. *Management is careless. They dont cater to tenants needs. *Cabinets and fixtures are falling apart. *Electrical outlets dont work are damaged *Carports are small. Both of my car doors got scratched/damaged because of careless/ignorant neighbors.management is careless. *lawnmowing and leafblowing almost everyday gets annoying. *constant smoking on balconies
My life living at Boulder Creek Apartments has been pretty horrible. I'm able to have my window open for an average of 25 minutes before someone is blowing cigarette smoke into my apartment once they're done killing themselves and smothering me and my son in cancer it takes another 10 minutes to clear out my apartment of smoke then I'm able to open my window before someone the same person or a different person starts smoking again this cycle has repeated all day every day since the warm months started. My coworkers have commented on how I smell like cigarettes and I don't even smoke. Every time my 1 year old son abruptly wakes from a nap screaming and coughing I immediately close all the windows and see someone standing outside smoking sometimes holding a beer. the office told me to close my windows in 90 degree heat and give me the scripted response I know, I’m sorry, I understand. as i write this someone is standing next to my window smoking why isn’t there a place for these people to smoke far away from my windows. my neighbors complain to me of my son crying I let them know its because their music doesn’t allow him to nap in the day and sleep through the night and their cigarette smoke keeps his small body under constant stress and stimulation causing crankiness and hyperactivity but the music keeps playing at all hours and the cigarette and weed smoke keeps pummeling my son. Signing a lease at Boulder Creek Apartments is like volunteering for a prison sentence.
Fairly quiet community of roughly 300 apartments just next to the local High School. Neighbors are friendly and staff is timely with service calls.
