Property Ratings at Boulevard at 4201 Apartments
Believe the bad reviews and rent elsewhere. I wish I had. Everyone in the office is all talk and no follow through - they’ll smile and pretend to care about you just long enough to get you to sign the lease, then they stop communicating and doing their jobs. They also straight up lied to me about the apartment I ended up leasing - said it came with an amazing city view, which is why the rent was higher than the unit I originally picked. Didn’t get to see the apartment until the day I moved in because it took them forever to get it ready, and the view is completely blocked by the trees. I’ve been told multiple times since I moved in that they were going to trim the trees to get me the view I’m paying for, but now all I get is nonsense excuses each time I ask about why it hasn’t been done yet. I’ve also had numerous work orders closed out with no work being done. My kitchen faucet has been leaking since I moved in, and every window in my apartment needs to be replaced. Because of the bad windows and poor insulation, the AC runs constantly - my bill was almost $200 last month for a less than 700sqft apartment. There’s dog poop everywhere because the pick up stations are always out of bags and never get refilled. The gates are broken more often than not. The apartments are infested with bugs, and instead of cleaning when someone new moves in, they literally just paint over all the dust and dirt. They even painted the bathtub and shower tiles, and the paint comes up every time I clean. These old, outdated, inefficient apartments aren’t worth half of what they charge for rent. Couple that with the ineffective staff and poor maintenance, I feel like they should be paying me to live in this dump.
This apartment and staff are amazing while going through the application process. Friendly smiles and a work ethic that is second to none. The apartments are conveniently located near the strip and major freeways. I was greeted by Chip and shown a really nice apartment, not the one I would be moving into, but comparable. I moved in out of state and locked the apartment down quick. Upon move in date I met with Chip and was shown my new apartment. It had an overwhelming smell due to a broken dishwasher that had water sitting in it for awhile. There was broken glass on the patio, missing screens, etc. I got an apology from Chip, and was told to note any other issues on my move in forms and they will be taken care of ASAP. I never heard from Chip again. The overall appearance of the apartment was disgusting. Instead of having a nice experience moving into my new apartment, I was forced to delay the moving company a day so that I can scrub walls and bathrooms, clean built up dirt and grime from air vents, and finish logging all deficiencies on my walk through form. I turned the form into the office the next day and never heard about it again. They did not even address any issues. In the 7 months I have lived here there have been two major flood incidents, leaking toilets, ripped flooring identified upon move in that was ignored, cannot open windows due to damaged or missing screens... AND ROACHES. Maintenance is a mess their manager is even worse. After multiple conversations with the Maintenance manager I was given his word that they will show up and fix my issues. They fixed some and left. This turned into a heated conversation with me and the manager arguing that it is the tenants responsibility to follow up with the maintenance manager about work not being done and not his job to follow up with the tenant, even though the neglected was so bad that he had to give his word it would get done.

Hi there. We're disappointed you feel this way about our community and team. Due to the nature of your concerns, we feel it would be best if we spoke with you directly. Please give our office a call when you have a moment so we can address these matters properly. Thank you and we hope to speak with you soon.
Noisy - the place is old and the floors creak everywhere. Might not be so bad if the upstairs neighbor didn't pace while on the phone. Also, I could hear every time he opened any door or the closet sliding doors. The trash valet service is overpriced and will only pick up a 13-gallon bag. There are no dumpsters for anything larger. Rarely did my sleep go uninterrupted by noises of others. Safety is for your determination as I would come home to find four or five police cars near my building. Parking is assigned although at least once a week there was someone parked in my space...usually workers preparing a new unit as the vehicles included carpet, cabinets, paint buckets. I moved out and the resident portal only showed a full month's rent due which was incorrect. I made numerous attempts (verbal and written) to get my balance and then got tagged with a late fee which they finally agreed to remove. When a response begins with 'sorry for the delay' it should not end with late fees. Despite moving out early and having no access or personal property in the apartment, I also got tagged with not having insurance. This when I no longer had access. The gate comes with a key fob which is annoying when cars in front have to call in to get someone to open the gate. A remote would have made more sense. There are better options...leave this place off your list.

Thank you for reaching out. After further research, we are alarmed by this review as there was no record of grievances recorded during your stay with us. We are, however, disappointed to see these claims as they do not accurately portray the situation or paint our team and community in the best light.

We apologize for any issues you may have had and if they have hindered you from enjoying your time here in any way. When you are able, please reach out to a team member over the phone and they will be sure to assist you. Thank you.
Roach infested. Pet owners don't pick up after their pets.
This was hands down the worst experience Ive had getting an apartment. And I've rented in NYC LA and other places. Lied to me about the apartment and move in date, lied to me about getting another apartment instead they gave it to someone else. Luckily I'm getting my money back but they tried to keep that too. I had to always call and show up because they never call. I'd avoid. Seems nice but very shady. Also the gate is always open.

We apologize for any issues you may have had. We can assure you that our staff is sure to provide transparent service and information and is always willing to work with our applicants, residents, and guest on resolving any issues that there may be. We are sorry to see that things did not turn out how we would have wanted them to, yet we wish you the best going forward.
I recently applied here. Please note how they work. When you apply they say that they are only going to charge you $50 for the application fee. What they don't tell you is that a $250 hold fee will automatically be taken out within 72 hours "FROM THE TIME THE APPLICATION IS PLACED" It takes 72 hours to process the application so the fee comes directly out. This place will try to drown you in fees so you are forced to move with them. I'm so glad I did not sign a lease, I could only imagine the horror that tenants are facing. This was a $300 mistake, take it for what its worth. Wishing you the best on your apartment search.
Property Manager at Boulevard at 4201 Apartments, Responded To This Review
We are disappointed in your characterization of our community. Our records show that you were approved, then tried to cancel after 72 hours and request a refund. Our policies are clearly outlined in both our application and lease. We wish you the best.
I've lived in the community for over 25 years+. It's been an amazing journey. All the people I've met throughout the years have been outstanding beautiful people. Everything I've ever asked regarding my apartment they were always there right away to fix my problems. All the staff members past and present have been wonderful. More specifically after being in my apartment for 20 years they needed to renovate my unit. I contemplated moving out and looked around for other apts. Although I found a few inexpensive places I knew where my home was, here at Blvd @ 4201. I decided to transfer to one of their newly renovated apartments. I now have a roommate and we are enjoying the new upgrades. The apt is amazing, and it feels like a fresh start that I didn't know I needed. I'm so happy happy happy where I'm at; both me and my roommate. Catherine was a temp and I prayed she would get hired on and she did because she did an outstanding job! Jamie is the new community manager and was previously the assistant manager and she has worked here for over 7 years. If it wasn't for her, I would have never stayed. Jamie went over and beyond in helping with my transition to the new apt and I upmost respect for her. It makes me emotional because there aren't enough words to say everything she has done. Jamie is an asset to the property and company. Where she goes, I may follow. Shout out to the other staff which includes Kristina, Lori, Melenda, and all the hard working maintenance team. Even the security at night makes me feel safe here! When I say I'm coming home, it's truly a blessing. When I see them on property or at the store I feel they are family and we waive to one another. This is what makes me call this place home. I could never thank the staff enough! If anyone is looking to find a new place to call home, this is the place to be and its right near the heart of the strip.
I have been a tenant here for 3 years plus. My first two years were not bad since I had no one above me or to the left of me. But I upgraded to a renovated unit which I agree is beautiful with the exception of minor details but the noise here is the worst! During move out, the companies they hire for breakdown are morons and have no respect for anyone. They start working at 8am and pound on the walls, when they carry things they drag it along each stair. I have been awake since 8am now it's 9:19 am and they are pounding. I'm SOOO tired and the office won't do anything.
The whole place is full with ticks and bugs (outside of the apt at tge grass or next to the mail boxes) I dont even have a dog or a cat and i found 2 ticks on my body . You walking outside and see them everywhere with more types of bugs , You can see them walking freely on the ground . Thats botger me a lot and i tried to speak with them about it but nothing helps , They saying that there is no way that there is ticks in here. Hopefully they will take care of it before someone will need a medical attention foe a tick damage.
I wish that was less than ine star. We moved here about 5 monthes ago , Since the first day we had problems , They wrote it on a paper but didnt put it as a work order ( didnt fix it till now) . During the 5 monthes we had problems at least 2 times a week. We seriously got tired of paying and not getting anything in return all the apt is falling apart, and the manager pretty much laughing in my face about the problems in the apt, According to what she said beacuse we didnt took the upgraded apt its prrtty obvious that everything is falling apart. We already paying a lot of money and totally upset so now the solution that we have its to pay more and no guarntee that everything will go smothly with the upgraded apt. On top of that some mystery guy set on my patio at least 5 times. Left me a bottle bong and stole my ashtray . We went to the office they didnt had anything to said and any solution to give. The last time my mystery guest was here we call the cops and they gave us a red flag to give the office. Bottom line..this place not giving a feeling of home , and just making you feel upset and that you treated by them so unprofessionaly and without any respect. Dont come here..its not quiet and nice as it seems . You gonna regrat about every penny
This whole place is a one big noghtmare, its start a month ago and its gonna be a nightmare for another 11 monthes. No matter what the deal is..dont come here.you gonna regrat about it. Its all look so nice when you come to talk with them about moving here but the minute you sign..gonna be the minute the nightmare starts. We have so many problems with the apt that its gonna be a longer list than the constitution. They took 1900$ only for deposit and the first month ,and all they know its to take your money, everything rhat you want or need gonna be an extra money but when its come to service..you better not try them, this place making me and my fiancee so many problems in our relationship beacuse all the stress its make us.
We moved in a month ago , the apt making so much problems and they dont get it fix. The first month is nightmare ,after we paid 1900$ for deposit and first month rent its defently not worth it.this place is a nightmare. They only know to take money but when its become to give something back they giving nothing, only talks.
Not only does the property not provide a place to recycle on site, this property recently forced us to pay for a new service I did not want. A $25 trash pick up service that does not always pick up the trash. (I just returned from a 10 day trip and the garbage was still there. Not the first time it took over a week to pick up.) The staff does not call you back when you leave a repair request. The head maintenance guy is great, but overwhelmed and understaffed. My dishwasher is still full of dirty water after a staff member merely tried re-running it 6 days ago. There is no plan to fix it and my phone calls are unreturned. The main gate is usually broken. The night answering service lied about telling maintenance that my door frame was sitting in my living room after a burglary. The apartment was broken into a day after the office and carpet crew learned that I was out of town, due to my water heater breaking and leaking into the unit below. Now I can't trust them to know when I'm out of town. The parking lot was repaved, but the speed bumps are still too high and make cars "bottom out" when driving over them. They keep increasing fees and creating new ways to be fined, including reducing the date for late rent fees from 5 days to 3. However, the actual services for tenants seems to be getting worse. It didn't used to take so long to get items fixed. The only reason to stay here is the location is amazing.
My apartment is pretty nice, I really don't have much to say about them. The office are always good on getting a maintenance to come out and check out what ever problem were having. Everything been fixed or replaced with new item's. The gym here is open 24hrs and the pool open tell 2am. As well we don't have roaches but only a cricket problem, but that was fix with a little home defense spray. Only one thing that I would say I do not like, is that you can hear everything your upstairs neighbor does or say real loud, even pet barking all hrs of the day. But I don't mind that at all, long that I don't have roaches or bed bugs I'm more than okay.
It's close to the strip. A quiet neighborhood because its close to a senior apartment homes. The only thing that sucks about living here is we are so far from the garbage disposal. We would always have to drive off just to throw our garbage.
The staff keeps everything, the upkeep of the property, attention to tenants needs above and beyond what is expected. They are really sweet, funny and very hardworking. They make living here quite comfortable.
I've been here for almost about a year at boulevard 4201 apartments, and I just signed for another year! I love my apartment and I'm really glad I re-signed . The management is great, the property is great, and i'm a very happy tenant overall. I would like to thank my the management of Boulevard 4201 for making me feel at home.
I love my apartment complex. This is my first time being responsible for myself. Without a roommate or parent as a guarantor or co-signer. I qualified for rent with my own credit, put all utilities and fees in my name. The leasing consultants and management team have met my every need. As a full-time employee, sleep-deprived, and busy, full-time college student it is great to have all the members from the maintenance staff, leasing agent to the management team helping with my apartment. Everything that I requested of them they have delivered and they didn't have to, but they went out of their way to do so. Plus, they are always friendly and the management team is really good about offer other options in the event that the first option is not available or reachable. I love my first home thanks to the staff at Boulevard @ 4201. I can truly say they are my "family away from home". Nobody's perfect, but they do what they can and they do so fairly efficiently. This is an older property, so they work with what they have and make the best of it (with new upgrades and more). I would honestly recommend this property to anyone. It's economical, very centrally located to the Las Vegas strip and other nearby cities and attractions. This apartment complex accommodates anyone a single man or woman, college students, working individuals, families, etc. It works great as traditional housing too there are a few different leasing terms you can select from, which is very flexible. Most importantly, it is a big property with an abundance of amenities. I wish there was after hour access to the clubhouse. I'm sure with written permission the apartments would approve it. Also, at the very worst I would say the close proximity of the apartments can be a little disturbing when you're trying to rest (thin walls/loud neighbors), but that is every apartment complex. Then there's the trash can. There's only one compost on the entire property. I love walking, but sometimes I am tired or I just don't have enough time to go to the compost. I know they are working on getting a second one which is appreciated. I know a lot a residents will be happy once it arrives. The issues are minimal, they are not deal breakers. Overall, great apartment great staff. Highly recommended for anyone who needs, a comfortable place to stay, with economical prices, a relaxing pool, gym, tennis court, racquet ball, and a home with all the amenities you need.
Moved here from Wisconsin over a year ago and found myself in a predicament at my previous apartment. Boulevard @ 4201 Apartments helped me get an apartment as soon as possible which was a tremendous help. The community is very nice and peaceful. The apartment is gorgeous and spacious. I'm very happy with my decision to move here and see myself staying for a long time.
This is a really quiet gated community with plenty of green space!
Excellent location in complex. Convenient to gate with view across the city. Roomy with adequate space for furniture and decor without being crowded. Good lighting from windows and nice patio. Convenient to shopping areas and downtown.
I have lived at The Boulevard Apartments located in las vegas nevada southwest side for 3 years now and love it. I still live here and it is the best place to call home for me and my family. We love the community everything is always very clean and well maintained. The leaseing manager is the most professional genuinely person here always helping with any problem you may have. The two pools they have and gym are always clean. The best thing about these apartments are the cool high ceiling's with spacious living areas and bedrooms to please any family size. This apartment community has on site security and it is a gated community. If you're looking for a quite, clean, safe place to live with children chose the The Boulevard Apartments.
We are very confortable and happy to be living in the apartments ,it is place safe and very organized. And also strict on the compliance with the rules the company .
Beauty, friendly people, calm peaceful surroundings is what I see when I walk around this complex, & when I want to laugh & play, I'm also close to the magic... By that, I mean I'm just a few minutes away from casinos, nightclubs, malls, & all the best restaurants this area in Las Vegas, NV has to offer. I've been here for 2 years now, & yes, I'm going for a 3rd. I love it!
The woman at the desk stressed about how there were no bugs in the apartment when signing the lease. When I complained about seeing a few bugs she pulls out a pest control folder for record keeping 6 inches thick... this place is swarming from small German cockroaches, they live in the walls and crawl inside of your furniture. Avoid this place at all costs.
From what we saw on the online profile we thought it was very nice place but unfortunatly my husband want's to be closer to his work when we move out there next year he work's for the Zappos Corporate their and they are located at the old government building downtown. Thank You
Relocating to another state is so difficult but the staff here has made it bearable. I cant say enough about how great they are, especially Wendy. The maintenance team is fast and courteous and it is so quiet and peaceful.
Great location, close to Las Vegas BLVD (strip), many shops and stores walking distance. Also walking distance to bus lines..friendly staff
My hot water is BROWN and I've been locked out from my house twice due to a brown door!!
