Property Ratings at Brainard
Total upgrade from my last place. No leaks, heat works, hardwood floors were redone and I have a beautiful kitchen. The halls get dirty from the workers sometimes but its usually cleaned up by the next day.
Been living in the “Midtown” area for several years. This is by far my favorite building. (A lot of slum lords own apartment buildings in the cass corridor, if you find a really cheap apartment theres probably like a thousand things wrong with it). Dont have to worry about anything here, and everyone in the building hangs on the porch on the weekends, which is nice. Huge lot next door for my dogs. Rent is reasonable, and theres no crazy fees for parking. I pay $40 a month. Not sure what “property manager is not license” means? Ali is seriously the best!
If you value you're time and money don't move in here. If you want to be respected by management look elsewhere. I put down a security deposit on a unit and told it would be ready in mid July. The move in date continued to be pushed back. Once mid September rolled around and the unit was still not ready for move in I demanded to have my security deposit refunded. I was given a hard time about and again was told the unit would be ready in 2 weeks. After waiting 3 months and the unit was still not completed, I again asked for my deposit back and was told it would be 3 weeks to get it. I had to call and attorney and threaten the management with legal action. The place is run by 21 year old kid who doesn't know what he is doing. They do not respect your time. Move on, there are better spaces for a much better price.
This apartment complex is definitely not ready to rent any apartments. I don't believe they understand what all goes into leasing real estate. There are to many issues that need to be resolved. First, there are a lot of safety issues, secondly they have a big plumbing issue, and the apartments are extremely small. There are some small showers stalls in some apartments and bathtubs in others. I do not believe they realized when they bought this property what they where inheriting. They have fixed up a few apartments to go up on the rent, but there are no amenities included except for a laundry room. The building is old and really should have been torn down and rebuilt from the ground up. What I have experience is that they continue to patch things up and ignore the real issues that they are having in this building. I like to see anyone succeed in any endeavors of their choosing, but be cognitive of your actions and be fair and honest with people. Had I known or read the reviews before moving in here I would not have considered moving in at all.
I have been living here for four years. The owners live on site and they were having trouble keeping everything together. A few months ago, they hired a new property manager named Ali. His presence has had a huge impact for us here. He is kind, answers his phone immediately and I haven't had to wait more than a day or two for any maintenance issues since he started working here. Unlike before, where it would take several days to even get someone to return our call. Quiet neighborhood, people in the building are chill and street parking is free.
Terrible managent and owner. Cutting corners will only leave you with a full circle of endless problems. Might as well knock the entire building and start from scratch. DONT MOVE IN to this property. You can't keep putting a bandage on things that need more serious attention.
Please don't even waste your time taking a second look! We've been here over four years, there is no consistent maintenance. We have been without an oven for over two months. There is no emergency maintenance, the system to contact maintenance is broken. Tenants are informed to text the building owners who live on the property, texts are not responded to and if you call you will not receive a answer nor a response! Tenants are expected to pay additional for gated parking, but during the winter tenants are expected to dig themselves out!!! There was a memo that went out asking residents to sign to state owners are not responsible for snow removal. This memo was due to new tenants moving in and complaining, this caused the parking lot to be cleaned out for the first time ever! the memo was soon to follow. Our shower leaks every time we use it, there is some type of fumes that come from the bathroom sink. Our freezer doesn't defrost properly and we have to constantly chip away the ice in order for the fridge to close. None of these items have been attended to. The walls are extremely thin and you can hear any and everything. Our refrigerator went out and fumes were coming from it, we contacted the owners by "Text" as requested. We were informed they would look into it, by the next day we hadn't heard back. We texted two more times because the fumes were extremely loud and the fridge was no longer keeping things cool, the food inside was ruined and we had to purchase a cooler to keep some things cold. This place is becoming a dump!
