Property Ratings at Branchwater
My mother, who is in her 70s, has lived here for a couple of years now. They never are able to fix anything in her apartment, or only do a partial job. She has had mold issues since day 1 that they just tell her to leave her closet door open and won’t actually do anything to fix it. She has mold covering her bags and clothes in the closet regularly and the mold grows in the bathroom. I stayed with her summer of 2020 to help her recovery from a hip replacement. Her bottom stair outside is extremely slippery (I’ve almost fallen multiple times), last year they said they’d fix it. I’m back this year and nothing has been done. Her kitchen sink faucet also broke and it has been over a week and they still won’t give us an eta. There are multiple other problems on a regular basis and it’s a challenge to get anyone to even give her the time of day beyond lip service. I would never recommend for anyone to live in these apartments. They are getting worse by the year, physically and in staff. I went into the office to ask for an email address to ensure we start documenting all of the issues here and they tried really hard to not give me the email address and ended up being rude to me. They are also rude to my mother on a regular basis.
The first 11 months of our lease at Branchwater Apartments was great! The grounds are spectacular and maintenance was always very responsive. However, Branchwater changed managers in June 2021, and the last month of our lease has been a nightmare. The new management is implementing fee after fee. They did away with monthly Food Truck Day. They have all new maintenance staff, so we cannot speak on that. However, the biggest issue so far is attempting to move out. They sent us our renewal options 20 days before our lease expired, and we responded the same business day that we would not be renewing. They proceeded to rudely insist that we owed over $1300 in fees and had to extend our lease an extra month for not providing sufficient notice that we were moving out. I do not understand how we could have decided whether we were renewing or not 60 days in advance, when we only received our renewal options/prices 20 days in advance. They have now forced us to extend our lease and pay rent, water, sewer, and power for an additional month, along with a yet-to-be determined amount of fees. We have lived in multiple apartment complexes the past few years, and none of them have had a move out experience as terrible, costly, or inconvenient as Branchwater. Highly recommend choosing to rent anywhere else!
The apartments themselves are quite nice, especially for the price. The leasing office, however, is completely incompetent. There’s been turnover of at least two full sets of office workers, including managers. The workers even talk down about the other office workers and management workers, it’s a very toxic office.
I've lived here for 3 years and I think this place is great. I live in one of the older apartments (not the new building) and I love it. My apartment has granite countertops, new black appliances, and there is so much storage. I had so much fun decorating my apartment. Every time I've had a maintenance request, they were able to get to me with a day or two. The office ladies are nice too.
The pool - we’ll goid luck with that . It reeks of chemicals and is too cloudy to see the ground. Flies and cockroach paradise - I’ve resorted to doing my own pest control . Maintenance will eventually get to you and office prefers to ignore legitimate concerns . The newer buildings might be fine but run from these older ones. So much potential to be great but I believe it’s a management issue .
The model apt is the best thing about these- don’t be deceived . Apartments are old .Maintenance is slow and incompetent. Pool is not maintained- swim in that at your own risk . Office doesn’t answer phones .mgmt could care less about the tenants after that lease is signed .
Don't let the model or the online pictures fool you. Yes it' convenient but You do not want to live here. For the price they are charging, you can go up the road and find something better. Yes it's spacious, but the floors are squeaky, hvac systems aren't efficient, and they have patched the older property just enough to make due. Did I mention that the leasing agent has the worse demeanor known to man. She will not answer your calls and ignore your requests. Take my advice and go elsewhere .I called corporate and they are complacent as well. It looks like this is the way that they operate from top down.
My family and I have spent the last 18 months of our lives here at Branchwater Apartments and we have absolutely loved our time here. This is by far the most friendly and caring management and maintenance with which we have ever interacted. It is the first group that has ever known us by our names and not just as a resident or an apartment number. They took time to get to know myself and my family and you could always tell they had our best interests in mind. The apartments are old, but beautifully renovated and the grounds are always immaculate. Most people do not realize it, but the location is within 10-15 minutes of anywhere you want to go in the city of Birmingham. As a graduate student at UAB, the longest it took me to arrive to campus was 15 minutes. Returning home to this apartment complex took the same amount of time or less. I cannot say enough how impressed I have been with the management here at Branchwater. Of all the apartment complexes we have lived in, we have truly enjoyed this place the most.
Branchwater Apartments I have called home for a little over a year and a half. I live in a two Bedroom and two Bath and like it so much I am moving to a three Bedroom. The Staff are Great!! I have NEVER had a challenge that was not addressed PROMPTLY. The size of the apartments is quite large. Lots of storage. Older apartments might have a challenge here or there but we have new appliances and granite counter tops. A VERY SAFE place to call home. Management and Maintenence are always available and ready to attend to your needs. If you have a problem it will be solved by Maintenence almost instantly. They keep you abreast of all that is going on. Much money has been spent to improve landscaping and amenities. New two bedrooms are currently being constructed. i would certainly recommend Branchwater to anyone wanting an apartment in the Vestavia Hills area.
These apartments are far from luxurious, but you get what you pay for. They are reasonably priced and thus moderately nice. Recent updates including granite countertops and new cabinets are really nice, but other amenities are somewhat lacking. The older apartments are not well insulated, so power bills can get pricy. There is a lot of space and storage. Parking is great. It's in a safe neighborhood. Management can be helpful, but it does take a while for maintenance to respond to requests, and they normally don't fix everything on the first try. I've been here for a year and a half and have only had a few problems. Like I said, you get what you pay for.
First, I've lived here for about a year and a half now. This is quite possibly one of the quietest, most friendly apartment communities I've been a part of. The buildings are older, but the complex has put forth great effort in updating them, including new appliances, granite counter tops, new kitchen sinks and several other upgrades all this year. What's even better is that they're very good about responding to maintenance requests, at least within a few days or less. One of the few drawbacks is parking seems to be a little hectic depending on the time of day it is or who's currently renting. They really are pet friendly and have made efforts to make walking your pet a little more convenient with dispensers for pet baggies. When we moved in, our pet fee was even waived. The location is average, being right in or near Vestavia (though it is zoned for county schools, from what I hear) quick access to 280, and there's a cute little village just down the road in the other direction with a garden shop, grocery store, convenience store, gas station and a lot of really nice little shops as well.
The customer service and maintenance team really care about their tenants.the apartments are updated and very spacious. The grounds are well kept and is cozy . Love love living here.
