Branchwood Apartments

Branchwood apartments are a nice place to live. It’s quite and your close to shops. The staff are very helpful.

I love the community. Like every where little details. But in general it is an excellent place for living. I will recommend

Branchwood was an excellent first apartment for me and my partner. It was quiet and peaceful, well-maintained, and fits a college student budget. Kurt, the maintenance manager, will be knocking on your door to fix any problem almost minutes after you submit a maintenance request during open office hours and is also sure to address after-hours requests in a timely manner.

My son and I have lived here for about 3 years and love the peace and serenity of Branchwood! Neighbors are helpful,and Mr Kurt,Ms Rachel,and Ms Erica go above and beyond to resolve any issues or concerns, should any arise. Also,stores and church are within walking distance. We love calling Branchwood our home!

Quiet and clean community

Quite truly a terrible place to live and the "management" and "maintenance" staff make it even more unbearable. Neighbors move out all around you in a year's time. The reviewers below are not exaggerating when they comment on the bug infestation here (cockroaches, fleas, ants, spiders) along with mold, an A/C unit that barely works, etc. The apartments are old and falling apart. And don't even get me started on the sprinkler system. The staff are invasive and make disrespectful and unacceptable comments towards tenants. They go out of their way to disturb them (and watch them...). Maintenance doesn't fix anything and then blames tenants for issues. He openly admits that he hates his job. Rachael is not an honest person and lacks care and consideration for the Branchwood tenants. Please save you and your family the trouble and do not even waste your time scheduling a showing. You'll be very disappointed when you pull up to view an apartment and complex that look nothing like the photos displayed. And all these 5 star reviews seem really sketchy to me. They are all written the same, and there's no way ANYONE would renew their lease and act like this place is the bread and butter of Winter Park. Give me a break. Nice try, Rachael.

I enjoy living at Branchwood. It provides a single home environment. It is quite. Overall the property is maintain and clean.

If you're looking for peace and quiet,this is a great community! Love living here ,and love that stores and church are all within walking distance! Thank you for providing a serene community in a World of distress because of the Covid -19 pandemic !

I just signed my lease for a second year because living here is the best deal you can get around hands down. It's affordable, quiet, safe and in a great location. It's the perfect place to call home and it doesn't take long to feel at home. All my neighbors are very friendly and the staff is great. Maintenance is extremely quick at coming to your apartment if you have a problem. The front office has always answered my phone call the first time. And it's not far at all from the UCF area.

This community is very quiet, has a full size laundry room in all of the one and two bedroom apartments, ample parking, all at a reasonable price. Yes the buildings are older and not high end and there are no amenities (Pool, spa, gym, etc), but if you are just looking for a nice place to live that is close to downtown, this place is for you!

Erika and Rachel at the welcoming center are outstanding. They are indeed welcoming , supportive and informative. Erika went above and beyond to offer exceptional customer support during out visit and Rachel stayed engaged to offer additional support. Both ladies were awesome. The community appeared to be very well maintained and quiet. Since I am not a resident, I cannot comment on the safety but as far as the office staff and grounds, I give this 5 stars. This is a place that stands out from the other commercialized options in the area, providing more of a "welcome home" feeling with a personal touch.

My son and I moved to Branchwood Apartments about a year ago , and it has turned out to be the best choice we've made!! Not only are Ms Rachel,Mr Kurt,and Ms Erika on top of things that need to be done,but it's also a wonderful and serene community, surrounded by the Beauty of Nature ... Convenient places close by to shop or dine and Saints Peter and Paul Catholic church right across the street.. Everyone treats you with respect and neighbors are friendly. We feel so Blessed to have found such a peaceful and Safe Haven to call our home. Would give it more than 5 stars if given the option! Thank you for the warm welcome we've received !

Had an appointment scheduled today for 9:30 am, arrived there on time to find that their office opens at 10:00 am. Left a voice mail. Received a call back apologizing (seriously) and she continue to say that although they missed their appointment with me, they did not have any apartment to show me and to contact them in a few days to see if the apartments that they are working on will be available. Are you kidding me, made me waste my time and gas, and you think I am coming back. My bad for not reading the reviews before going there, they do not have a very good reputation. Renters beware... If the staff is not reliable that also means any repairs will not be done in a timely manner.

Branch wood apartments is a wonderful place to live, Rachel, the property manager is awesome and professional, she runs a tight ship, perfect location for anyone who travels or likes a bite to eat. Maintainance crew, Kurt and Eddie, great guys do great work; fix everything prompt and quickly. Post Hurricane Irma, Rachel and Kurt and her team worked hard to clean up the property, which is always immaculant they worked out in the rain running the wood chipper to make shir the property was back to normal, there work ethic is incomparable. The units are well kept, and are in great shape. Couldn't recommend this place more for anyone looking to move into the area. They will take good care of you, it's a queit community. The old reviews don't make any sense to me, don't pass up this place or you'll regret it.

I lived in two units over the course of 2 years. Had 4 "managers" in the office since I moved in. The first, Bo, was fired for negligence and unprofessional behavior. She was replaced temporarily until a regional manager, Debbie, took over, and she was great, but quite once a new management company took over, Peak Living (she probably quit because they are a terrible company). We got a woman by the name of Amy who was an idiot. She and her assistant, Chrisla, LOST my rent money order even though my boyfriend walked it an HANDED it to her. They tried to evict me because of their stupidity. Now there is a woman named Rachel in the office (Chrisla's incompetent self is still there, as well), and they are just the worst. I lost my job and we fell behind on bills and rent, and she did not work with us whatsoever, even though we offered to pay partial payments until we were caught up, which she said we could not. Then once she filed the eviction and tried to fight it in court, she took it personally and said "I can't believe you're doing this to ME!" and THEN told us we could have made partial payments. They don't care about their residents whatsoever. I had an elderly lady next door who was there for five years. She owns a cat. When she moved in her lease agreement was to pay $200 for the pet deposit. They are now trying to make her pay an additional $300 deposit and monthly pet rent because that is the new mgmt company's policy. Absolutely ridiculous. They raise the rent every year even though you aren't getting anything in return for the additional money. The place was built in the 80s and it shows. The cabinets and flooring are terrible. No dishwasher in most units, no pool, no gym, no amenities worth the amount of money they want to charge. The floors in both of my units had water damage and there is a mold issue in the units as well. The crawlspace under the buildings are mold infested. The maintenance man, Kurt, is drunk 24 hours a day and will try to make it seem like whatever is wrong with the apartment is your fault. Worst place to live ever, which sucks, because the location is nice and the neighbors are friendly. Take my advice, save yourself the headache, and pay a little extra to live somewhere better.

If you move in, they will tow your car for no reason. They are slow to fix things, garbage disposal has been broken for 2 months, door doesn't sit in frame right, electrical problems after they put in new outlets, and the a/c unit works when it wants to.

the place is super nice and quite but they don't really do much to get the place ready for your move in. all they did here was paint the place to cover stuff up and put new carpet in. the reason for the carpet was the last owner had a cat and it peed everywhere so it smelled when we moved in. they did not try to get the small out before they put down the new carpet down they just tried to cover it up. the ac unit is a little hotel one and it only blows in the living room and bed room. there's no ac in the bathroom, kitchen, or storage room. they also take a lot of living space for a over sized storage room. the room could be smaller which would give more room for the over crowded bathroom. also make sher they spray for bugs. we have been having a bad ant problem since we moved in and since we pay for pest control im going to get some one out here to spray. they did not do a lot of things and had a week to get it prepared. they seem to have done everything in just 2 days and the proof was my girl came Friday to get our net installed and they wear finishing up the paint. other then those few things the place is nice and in a very quite area. unless your me and complains till the stuff gets fixed don't bother moving in. if your like me then by all means move in its a great place you just have to keep up on them to get stuff done.
