Property Ratings at Brandon Manor
Don't listen to the good reviews, this place STILL sucks in 2023. The front office barely ever answers the phone. It's cold, badly insulated, the walls are paper thin so you can hear your neighbors clearly. The doors aren't weather-stripped properly, SNOW kept piling in along the edges. They lock one of the building entrance doors at night which makes everyone walk the long way around. When the washing machine for our building broke, they took WELL over a week to repair/replace it and left a passive aggressive note about how it would be fixed soon, a subtle "stop telling us to do our job!". And the rent keeps going up despite all this. Upon leaving this horrid place, they are rude and add a million extra charges. They keep the security deposit and act like they have to charge you extra for basic cleanup like replacing the carpet, anything that's reasonable wear and tear. If you point out the legal terms of your contract they act even worse. Hope the actual landowner sees this because the property is under TERRIBLE management.

July 2021 my boys and I will have been here a year...We would rate the new Property Manager five stars. Very professional and immediately addresses any concerns we as residents have. We have found maintenance requests are worked on promptly. The great school district and the boys say they want to stay living here until they graduate... We will be signing a new lease agreement. this place is under NEW new management. Incredibly friendly, and the new leasing agent Taylor does a fantastic job. Our apartment is so big and modern and clean. And quiet!! Very professional and a great place to live! Any bad reviews for this place are outdated and inaccurate to its current state. I'm so glad my partner and i chose to live here. - 9/1/2020
When I moved into Brandon Manor, I was thrilled. The location was convenient, the area was VERY quiet, and the manager was quite friendly. Since then, a new company has bought the property. They raised the price FOURTY-FOUR PERCENT overnight. They frantically began making everything LOOK nicer via paint, blacktop, and even new roofing. However, the process meant heavy machinery, loud workers, dangerous situations, incomplete jobs, and things like nails and staples left behind in the hallways and parking lots. During this process, people were not permitted to park near the buildings often. Also, the water gets shut off frequently, often without notice. Or notice coming in the form of a piece of paper being taped up, at the last minute, sometimes being taken down before people could be "notified." Any attempt to work with the new company has been ignored. They are not interested in establishing a business relationship with the people they enter into contracts with. They are looking for top dollar, with minimal effort, no matter how many potential customers this will permanently disenfranchise. Avoid Cornerstone Managed Properties (CMP), the new owners of Brandon Manor Apartments.
Do not move here, seriously! My health went down living there and the resident manager is a joke. She runs the place like it is a high school and leaves passive aggressive notes or signs instead of calling or talking in person. Maintenance is non-existent. I left with 6 issues still not dealt with that I requested 5 months prior. They allow pets or so they say. The lease actually states that they do not allow pets, but you will see larger dogs in the area and manager will try to argue that the lease states that only dogs 25 pounds and under can stay. Yet, how do you reinforce that? Simply, she discriminates against certain people. Just expect that if your dog "looks" larger you will get an eviction letter. Plus talking to the resident manager is a nightmare. She has a confrontational way of speaking and will seem nice at first, but do not let that fool you. In addition, she is barely there. She comes in at 11 and works for one hour and takes a hour lunch break to only work till 3:30 most days. That means that the office is only open, at most, 3 hours a day....if that and she is not there on holidays or weekends so good luck getting packages or dealing with anything if you work regular work hours. With this said, the rent seems cheap, but expect to pay a bunch in utilities. Additionally, washer and dryer are 1.50 each. There is a laundry mat close by that charges a dollar for super loads during the week, but it honestly is better to just go to a place with it in the unit as I learned. Plus, no matter what building you are in it seems neighbors constantly complain. I had to go into work at 7 a.m and went to bed at 10 p.m, but came home to a note from the office saying to keep things down. I called the office and they said a neighbor complained about my party at 1 in the morning. When I said I went to bed at 10 they told me to "just keep it down". I guess my sleeping was "too loud" for other people. Also, expect special treatment for certain residents. I think the resident managers daughter lives there and she is another nightmare. The rules do not apply to her. Actually, rules do not apply to anyone the resident manager deems worthy. So good luck with that! Also, do not expect your security deposit back because even if you leave the place looking better than before, you will probably end up paying. I just wish someone had told me how bad this place was before I moved in because it was a complete waste of money and my time.
I really enjoyed living here. The management was really friendly. The price was a good fit for the value. It was very convenient for me living so close to school.
