Property Ratings at Brandywine Crossing Apartments
On the day that I moved in I found a bunch of mold behind the sink and other problems with the apartment. After the disappointment and getting all of it fixed everything was fine until the crickets made their way into the bedroom window ( I lived on the ground floor so beware). Beside all the bugs and the loud neighbors the apartment is nice enough. It’s one of the best in Peoria that’s somewhat affordable.

Thank you for your review. I am sorry to hear that some maintenance items were not corrected by your move-in, but were quickly taken care of. Regarding crickets, we have a contract with American Pest Control, please call the office at 309-685-5217 and our staff will schedule your unit to be sprayed for pests, one of the many services we offer our residents.
I had lived here previously and it's not worth it. Neighbors are loud at night and there are drugs being sold within the complex. Don't waste your money living here.

I was extremely upset when I first moved in. There were several issues that could have been handled if someone had just done a quick walk-through of the unit before I moved in. Immediately when you waked in it you were hit with the smell of cigarettes and cat. There is so much cat hair in the carpet that I am STILL vacuuming it up after 5 months of living here. When you open the cabinets, the cigarette smell is still very prominent. Within my first week at Brandywine, I had to put in two maintenance requests. Both my shower and hot water didn’t work. I will say that they are VERY quick to take care of maintenance issues, they’ll have someone there the next day regardless of priority so I will give them that. But the drawers in the bathroom broke shortly after they fixed the other stuff and and I ended up just fixing them myself. The further into the complex you go the more it looks like the balconies are going to fall off the building, my building included which makes me very nervous to be out there. The boards are all warped and nails are sticking up on my balcony. The dishwasher is so bad that it doesn’t even splash water across all the dishes, I’ve just been hand washing at this point. I’ve seen several dishwashers by the dumpster so it does look like they will replace those upon request. Some positives, it is very spacious and safe. There has never been any issues towards safety and lots of families live in these apartments. They have police payroll regularly during the day and throughout the night. I hardly ever hear my neighbors so the walls are thick. I don’t mind living at Brandywine but I probably will move once my lease is up to find a more updated apartment. I imagine Brandywine will be a very nice place in the years to come. I just wish they would take the time and do a walk through before new tenants move in, it’ll decrease the amount of maintenance request they’ll have in the long run.

Seeing all the reviews on this site, I thought I would comment on the places I have lived. I liked this place. Looks like they have invested a lot since I lived there, but I still liked it back in the day. No bugs. Quiet. Centrally located. Nice neighborhood. A place this good can't function without good staff and I liked the folks there.
Brandywine Crossing is great place. Best part. THE STAFF! They genuinely care about doing their job right. The maintenance guys know their stuff. Courteous and very respectful . Great communication between office and maintenance staff. Office staff really like working together. Always smiling and way helpful
Worst apartments EVER. the office doesn’t care at all if things get fixed. My apartment has flooded 6 times and they do nothing about it. Windows leak after storm. I have black mold growing on my ceiling and water leaking told them about it and still and waiting for maintenance to fix it. Maintenance sucks. They take their time on getting stuff fixed. Sometimes they don’t even return your calls. So glad my lease is up. WORST APARTMENTS EVER. definitely would never recommend.

I've lived here for 5 months now and i've loved every day of it! The office staff is SO nice! The maintenance men are very prompt and they get the job done. I've never had any problems here. The price is good for how large the apartments are. I would definitely recommend living here.

I lived here for 2 years and had a great experience. I rented a 2 bed, 2 bath and the unit was extremely spacious. The staff is friendly and helpful. Rent is reasonable and the grounds are well maintained. The only thing I recommend is a good cleaning prior to moving in. The complex is now under new management so maybe that will change. The new gym is well equipped and the pools are very nice. The facility is pet friendly and the new "bark park" is super cute!

If you feel like having rude neighbors sewer in your apt and a staff that doesn't care come on down but if you want a good place to live take the advise of someone who has gone through it and stay clear of this place totally sucks

If you enjoy your family with small child having to temporarily evacuate the apartment from 945PM on a Thursday night until at least 1130PM until the fumes from what I can only speculate as a paint thinner or something similar clears out enough to not give you a instant headache, watering eyes, and dizziness. Not to mention the fact the all three of the windows continue to leak after a bad storm. This has been a ongoing issue ever since the new windows were installed over 1 year ago. Still not fixed. Having to use towels in the windows. Not to mention a recurring black mold like substance in the toilet bowl at the waterline, a near daily marijuana smoke smell in the hallway after normal office hours, a rat/mouse problem in the apartment upstairs, and a few other issues that can't be resolved. If any of this appeals to you then stop by. I wish you the best of luck. If this doesn't, especially if you have children then you already know what to do. And to the office that will see this. I will not remove/redo this review until the issues are resolved. And I reasonably expect these issues to be resolved ASAP not 3 months or later down the road.

Where do I start? New management company PMR took over the facility early spring 2015. Improvements that were made so far include new windows, siding, and decks. The problems are that the new windows were not properly installed. So every time there is a bad rain storm water gets in both the living room window and the window in my sons room. Forcing us to have to put towels in both windows during storms. We have also had at least 2 sewer backups from our toilets. Not fun trust me. And finally the issue I'm currently having is that my dishwasher is clogged and has been since Thursday July 23, 2015. A work order has been put in for a repair since then and has still not been fixed as of today July 28, 2015. Apparently removing old and installing new washers and dryers is of a greater importance. The office doesn't seem to care. If u decide to stay here whatever u do DO NOT get a garden unit. Nothing but problems since the "improvements" started. Beware.
The owners do not take care of maintenance problems, the club house has been closed for almost two years after a fire destroyed it but we have had no reduction in rent. The parking lot is terrible - pot holes everywhere. The owners do not communicate with tenants well - workers coming in, water being shut off, etc. with no warning. The appliances are outdated and the price you pay for the size is so overvalued.
