Property Ratings at Brandywine Woods Apartment Homes
Among other complaints I have, the maintenance team has TWICE (in this year alone!) entered my apartment without any prior notice. Isn't that illegal? The first instance happened earlier this year. I wouldn't have even known about it if not for the careless maintenance crew member leaving my water closet door open! Dangerous! I voiced my disappointment to the staff, and I called the aptm mgmt hotline to be ensured that this will not happen again. But today, it happened again! There wasn't even any explanation on the paper slip WHY they entered my apartment. Thus, I don't even know which rooms they entered and what work was even done. I feel like I have no privacy here, and I feel the need to hide everything whenever I leave each AM because I can never know when someone will enter my home.
I’ve been living here for a little over 3 years & I must say the exterior is what caught my eyes! In the beginning everything was going well until I noticed problems with my dish washer it would leak very bad and it eventually caused problems on the kitchen floor. I would call maintenance to come fix the issues I was having and they would come but wouldn’t fix it! I realized later that the floor was coming up due to the water leak from the dish washer and would constantly call asking for help with nothing but excuses. I also experienced problems with lots stink bugs coming through the vents & maintenance was called again and nothing. I then spoke with Stacy asking for an exterminator to get sent out & nothing has happened since. I took it upon myself to get an exterminator to come out to help. Overall the apartments are nice but not worth the price. Due to the fact that the hallways are filthy , the exterior on the doors need new paint jobs, the steps are very shaky, maintenance is terrible, no parking. When living here so many of my neighbors were moving out due to the price of the rent going up and nothing being updated. That’s probably the reason why they have so many open apartments and always running a “sale” to force people to sign the lease ! Don’t live here if you’re expecting maintenance to come when you call or for the leasing office to take you serious.

Our two bedroom apartment was not well maintained. At the time of moving in, the wall-to-wall carpeting was already old and we expected that it would at some point be replaced. We asked repeatedly about whether the carpet could be replaced for five years and were told that was not scheduled for replacement. We also had a leak in the dishwasher that damaged the floor in the kitchen and maintenance would not come to fix it after repeated requests. Because of these issues, we finally decided to move to a different place. After moving out this month, we received a bill from the landlord in the amount of $1500 that said the apartment was not sufficiently clean with threats to send to collections if the bill is not promptly paid. That means, the landlord is keeping the security deposit and charging $500 in excess of the security deposit along with threats. After the landlord refused to do even basic upkeep of the apartment, we were shocked.

I recently moved in last month and Stacy could not have made the onboarding experience any smoother! She was always quick to respond to any questions and put any worries away that comes with moving. Maintenance resolved all of our issues within 2 hours of contacting them. Thank you to Stacy and the Brandywine Woods Management team, I appreciate all of your hard work!!!!
I have lived here for a few years now and it seems like no one cares anymore. They changed management right before covid and maybe that had something to do with it. The trash around my building is constantly piled up, yet there is a "no dumping" sign it - I don't see anyone ever saying anything about it to anyone. It makes the area look disgusting and trashy. The neighbors are inconsiderate and loud at all hours of the day. Working from home and hearing constant banging is ridiculous, this is a community area not a playground. Management needs to speak up better. I truly can't wait to move out of here & would not recommend being here. On top ofall this, my electric bill is hundreds of dollars a months WITHOUT THE AC EVEN FEELING LIKE IT WORKS. Thermostat goes up to the high 80s, does anyone do anything to fix it? Nope. Do not move here.

I moved there in the summer of 2018 and moved out august 2020 only because I found a job out of state, otherwise I would have stayed longer. Quiet place, clean, confortable and more. The ladies at the office were very helpful. The day I came to sign my lease I voiced some of the concerned I had and they still worked with me to answer all my questions. Once I moved in I sent them pictures of the problems and defects in the apartment and all of them were taken care of within the week even though my leaky fridge never got taken care of. Overall I would give this place 4 stars only because one of the maintenance guy was rude as hell EVERY SINGLE TIME I interacted with him and even disrespected my mom when he came by.

This complex has declined in the last year. I’ve lived here for 3 years and only the last year has been a negative experience. The new owners have made major cutbacks, which are greatly noticeable around the property. Broken fences, poor landscaping, etc. Quality of residents has declined. Neighbors are loud and leave trash around the complex. I’ve had my car broken into in the parking lot. I had a dog run into my apartment and attack my dog. The owner did not have a leash (very common here). I saw a truck smash into another car in the parking lot then drive away and not leave a not. People park in front of yellow curbs and fire hydrants. This is scary because the building I live in burned down a few years ago. Seems like there is no enforcement of the rules to keep us safe. It’s like the Wild West out here.

These people are absolute thieves and liars. The electric was so outrageous due to appliances breaking that we finally had to move out. They took our entire deposit claiming that we damaged the carpet even though our apartment was flooded three times due to appliance and AC leaking. We found mice in the apartment, twice. Our electric bill was well over 300 dollars due to the AC constantly running and leaking coolant. Even if we were terrible tennants (which we weren't), I sincerely hope they had planned to replace a two year old carpet that had been flooded into. They charge you for basic cleaning that any apartment complex would have done even if you would have left the apartment emaculate. We had to have all appliances replaced - the fridge, the water heater, both washer and dryer, and a burner. We tried to be patient and understanding, instead they refuse to refund our deposit. Do not rent here, you will pay out the rear later.

Let me start by saying that the staff I was working with when moving in tried to coerce me into signing the lease before we had a chance to walk through the apartment b/c they were closing in 45 minutes. The next day my fiance needed to sign the lease & when he requested to complete a walk-through before signing, he was told “I don’t see why you don’t just sign the lease & then complete the walk through, your roommates already signed so it doesn’t matter anyway.” However, Korman has a 30-day money back guarantee, so I don't understand why it wouldn’t matter if my fiance found the apartment unacceptable? I will say that the non-upgraded lodgings are acceptable. However, many things are crudely-rigged, probably in anticipation that the unit will be soon upgraded, so what is the point in fixing something they will be getting rid of later anyway. During my initial walk through I had to point-out many things that were unacceptable in an apartment complex that charges as much as Korman. By the time I moved in some of these were fixed, but many remained rigged. I.E. the microwave did not have grease screens on the fan, I pointed this out & I was never provided with them. When you put in a service order it takes forever to get a response, if you get one at all. Often times you have to put in the same service order multiple times before anyone comes to address the issue. The maintenance staff is polite, but have very little to work with & are spread thin. The only helpful staff member in the office is Jonyin. The manager, Jennifer, couldn't care less about the residents. I couldn't agree more with the following review that was written by another former resident: “From the shrug of her shoulder and roll of her eyes, to the utterly insincere "sorry," it is abundantly clear just how little the manager, Jennifer, cares about the satisfaction of the residents. She doesn't offer solutions, that would include the oppressively hot business and fitness centers, but instead inspires frustration.” The only time I was ever able to get a response from Jennifer was when I reported a lack of response to corporate. Korman’s corporate office is not much help either. There is no point in filing a formal complaint b/c nothing is ever done to address it. Everyone working for Korman pretends that they care about the satisfaction of their residents, but the bottom line is they are out to do whatever they can to make money. I would not recommend living at Brandywine Woods to anyone.

Very pet friendly. Have their own dog park and plenty of open areas for walking. Complex is very close to routes 40 and 1 so you do hear a lot of traffic noise when outside. Our apartment faces away from traffic so pretty quiet inside. Apartment has good sized rooms with normal amenities. Complex has club house, pool and tennis courts. Maintenance crew is fast response so issues are resolved quickly. Office staff very friendly and efficient. Overall it's a great place if you have dogs; no pets and I'd find a quieter place.

The place we are staying at is clean and the management is friendly. Not too much interactions between the residents, everyone seems to keep to themselves. The only thing is the actual apartment is slightly smaller than the sample they show us. Otherwise it is fine. The reason for 3 stars is because this place is much more expensive compared to others with not much return in the value.
