Property Ratings at THE OAKS AT SOUTH COUNTY
Been a resident for over 3 years and this past year has been the worst. You can never get ahold of anyone in the “office” and no one ever returns your calls. Rent was increased a lot for no benefits at all. The pool is still closed and it is July 10th… there’s never any communication about things going on in the complex, (ie. why the pool is taking longer than normal to open, why the “gym” if you want to call it that took over 2 years to complete etc). They just want to keep on raising rent but don’t deliver in promises or what they offer as amenities. Maintenance I will say are really good at responding to needs immediately. But if you have pest issues, like ants from the new wood chips they brought, they took over a week to have someone come out and take care of the problem. Packages are always stolen… there needs to be a parcel pickup station or something. They also need to hire more people, to help take care of the grounds or at least hire a company and not have only one person weed eating.
We’ve lived here for over a year and these apartments are not worth the price. There’s never any parking and the pet stations are consistently overflowing. When it came time to renew our lease, our rent went up 10% plus they tacked on a utility fee. Run as fast as you can!
We lived there for 5 years and moved when new owners took over. Never had issues with bugs thankfully but the other tenants were nasty, no one picked up dog poop, I found so many baggies of drugs/needles in parking lot. Apartments in our hallway reeked of dog and cat urine. Maintenance never fixed anything quickly or properly, hallways were nasty, packages constantly stolen. I definitely would avoid this complex.
I have lived here over 11 years, 10 of which in the same apartment. while the previous owners were slow to repair any problems they at least had a good compliment of maintenance workers. Someone walked the grounds daily picking up the trash that the kids left all over the area, they emptied trash & pet stations when they were full. Now we have one guy who rides around in his truck looking at overflowing pet stations and trash all over the grounds. Since new ownership rents have been raised without updating anything in our units, but, they have improved the trash pickup service to daily because with 370 units the old service was not enough, installed a "play ground" that is unsafe for small children with no place for a parent to sit in order to be with their children, do not enforce the lease law or clean up rule for dog owners.
Nothing is ever fixed properly around here. They just paint over stuff instead of replacing things . My door was painted but it’s already chipping and their are dents in the door. The insulation is very poor. I asked them to fix this problem because I have cold air come through I. The winter time and they told me to buy plastic to put on the windows . But there are cracks I. The wall by the window where air comes through. Also it took me 7 years to get a new toilet. They finally relplaced my dishwasher after 7 years because it was leaking at the bottom . It’s terrible that they raise rent $100 in short notice. They raised rent in November if 2021 but we got letters in October saying they were raising the rent. $100 is too much in very little time. Rent is usually raided tersely not sooner. My bath tub is always chipping they have painted it like 3 times the whole 8 years I’ve lived here and the last time they painted it was in January of this year and it’s already chipping off. I think the Maitenence people half way fix stuff. It’s sad that rent goes up and people work hard to live in a nice place but can’t even get things fixed or updated. These apartments are not worth what they are charging and my upstairs neighbor is annoying she’s always either playing loud music or the two dogs are running around making noise or she’s yelling at her kid and her boyfriend. I’ve complained numerous times but nothing ever gets done I’ll be glad when I am able to move out of here
Don’t be fooled by the new owners. They have promised a work out area for months and still have not delivered. It took me three months to get a new refrigerator. They are raising my rent $145 and my apartment has not been updated in who knows how long. Also, The laundry is a joke. The washers don’t feel up when they rents in your clothes don’t get clean. Others have complain to management about it also. Nothing gets fixed. I am elderly and cannot move again so I will be stuck with my rent increasing.
All the good reviews have been written by the workers there. This place is awful now that the new company took over. They are evicting loyal tenants so they can charge an outrageous amount of rent to people for their very cheap renovations. The entire complex is infested with roaches no matter how clean your apartment is
I must say I live in The Oaks in South County and they are amazing. Ever since Land and Apartments took over they have done nothing but make improvements to the property and clean it up. I couldn’t be happier to live here. Amy is the one that initially took over and still helps run day to day operations. The new property manager Maddie is also very helpful and friendly I am so happy to call this place home.
The property manager is very helpful and quick to respond whenever there is an issue. Maintenance is available around the clock in case you need them and since I have been here the place has really become a nice place to live.
I moved into a two bedroom, one bath, two weeks ago. I haven’t had any issues with the newly remolded apartment. It’s close to my work, which is very convenient. My neighbors are noisy, not even the neighbors under me. I love the place!
I have lived in this complex a little over 6 years formerly known as Brazilia is now The Oaks at South County. I was very skeptical and and uneasy about new ownership that took over 6 months ago. Well let me tell you…every issue I’ve had has been addressed and taken care of. Amy has went out of her way to make sure my needs are met. Maintenance responds quickly and efficiently. We now have a playground the kids can actually play on a basketball ball court with hoops(it was the old owners appliance graveyard) the property has a new painted and landscape look. I love to say I’m home!!!
New ownership is great! It is so convenient to do everything with your phone! You can pay your rent, put in maintenance requests, and simply send a message that they respond to quickly! So attentive. the units are updated beautifully, and they are obviously putting forth the time, effort, and money into making this the best place to live in south county!
I have lived here for 4 years. The new owners took over in October of 2021, gave us all 30 days to decide to sign a year (previously month to month) lease or move. Before signing lease I had given them a list of maintenance issues, and made them aware of roaches. They assured me this would all be taken care of in a timely manner. Since signing my lease, pest control has only been to us a handful of times, although management has said they would come weekly. They do not. They have not evicted the tenant causing the issue, but will send you to eviction if you don’t pay rent for 2 month. No maintenance issues in my list have been taken care of, including the mold in my window from it leaking. Snow removal is a joke. Good luck trying to speak with someone on the phone, they close maintenance orders in the app, that have not been actually done. It has been 4 months with no sign of anything in return for old tenants. No working laundry rooms as they advertise. Playground is only for older kids, not for all ages. They can make it all look pretty, but won’t fix mold, roaches, or sewage backups. DO NOT MOVE HERE!
