Property Ratings at Brazos Ranch
Moved in temporarily here. The unit we moved in, during the move in inspection, we found roaches in the kitchen. We let the sales rep know, the unit was still dirty in the kitchen and cabinets. Asked the apartments to please treat before we moved our stuff in a week later. Treatment did happen but the cleaning lady never came back until we were moving in our stuff, I gave you guys an extra week t get your stuff together and you wait until the last minute? Throughout the first 3.5 months we struggled with roaches inside the kitchen. When cooking in the kitchen, you couldn’t leave a spoon unattended on the countertop without one walking up. The manager of the property came up to the unit, saw the roaches just to say, "oh that's just a bug" Seriously? We were disgusted to eat in the apartment. His ownership was that he gave us a $50 gift card for dinner. I didn’t need that; I needed a clean apartment. The Pest Control service you could set up weekly, they would enter the unit without knocking. To the point I had to put in BOLD do not enter unit unless we answer the door. Finally, I just started treating the unit myself and the problem got better. At the 7-month mark we moved out, paid all the fees associated. They hit us with a pressure wash charge for oil build up in the garage. Called the property manager to let him know, the garage floor was that way from when we moved in, we never once parked our cars in the garage. He in turn said "well there was no picture of the garage floor in your move-in inspection. I'm sorry i didn’t take a picture of the garage floor while we fought with roaches in our unit. Point being, if you’re thinking of renting here, don’t. Management sucks, there is no ownership of how their units look, just a concern for turnover time. when you have a problem, the manager will get an attitude with you, and if you push on the subject, he will not take ownership of it, he will just pass you along to the VP of the management company. If you want to go to the office, make sure you go 30 mins before closing time, because they may leave early. They have more phone trouble in their office then you would expect for an apartment of this size and area of town. If you do HAVE to move here, make sure your very detailed in your move in inspection. Make sure when you put in service request and pest control request that you make sure they know, they should knock first and not just enter your apartments. My point, go somewhere else!
The manager came to my apartment with a attitude after I complained about the kid running and jumping over my head. He had talked to the woman living over me before he came and he yelled at me, got in my face and was very intimidating. I had to tell him to leave my apartment. He didn't come to try to resolve the issue, he came to chastise me and set me straight. I feel uncomfortable living here now..

I have to say when I lived there I didn't have any problems. However, when I moved I recieved my final bill. I contacted them because I had questions. I was told it would be looked into and they would email me another final bill. I never recieved that email nor a bill in the mail or phone call so I thought everything was good and maybe there was no bill after all. Eight months later I have a collection item on my credit for 54.00. When I contacted the apts, I was told by Netra they had no recollection of the conversation of emailing me another final bill and it was nothing they could do because after 30 days the account goes to collection. I called the collection agency and asked why didn't they contact me, they stated they sent a letter to the address given to them and it returned as an incorrect address, which I'm not understanding that as well. I was never late on rent in 2 yrs, which was way more than 54.00 meaning someone could have contacted me within 8 months about the bill especially if someone would have took the time to look at my payment history. Not paying 54.00 just doesn't make sense. When I left the apts, I left my phone number, email address, and forwarding address. I pd the 54.00 but now I'm fighting to get this negative item off my credit as a collection even though paid and I'm very much upset about that when I strive to keep my credit in tack. It could have been avoided if I was emailed as I was told.

The staff is always extremely nice and helpful. They take care of maintenance service requests immediately. If you're a shopper like me, then the location is AWESOME. And the community is super safe and quiet. I've lived in many good apartment complexes before, some not so good, but these definitely take the cake! I was sad to leave (they even returned my security deposit... that was a first!) but I needed a shorter work commute. :( Again... wonderful apartments and staff! The residents are nice too!

We moved into Avana Brazos Ranch June of 2014. From day one the staff there went out of their way to show is that Avana Brazos was the place to live. The property is neat and clean, the maintenance in our experience is immediate and it's done right the first time, no calling back for repeat visits. Although this is an apartment community, the apartments along with the attached garages gives you the impression of a house, and too me that was important. I did not want to live in an apartment that felt like I was living in a box. The amenities are great, the dog park is especially nice as we have a dog who is social and loves to play. It is a very quiet community, although there are children onsite you never hear them. And the location is fantastic. Brazos Town Center is right there providing us with many places to eat, major stores to shop in and a wonderful grocery store. We just resigned out lease for another 13 months because quite frankly, we don't want to live anywhere else.

I moved into Avana Brazos Ranch about 6 months ago and it was one of the best decisions I've made. My apartment is beautiful and well-maintained. When I moved in, it was like new. The most impressive aspect of the apartment complex, in my opinion, is their response to service requests. Whether it's fixing a disposal or power washing bird droppings off the breezeway, they are always quick to address the issue. The staff is very friendly and seem to know most residents by name (which is pretty impressive!)
