Lived here for over a year now and absolutely love the property and management!
I just graduated from college in May 2023 and accepted a job in Omaha. I currently live in a 1 bed, 1 bath and have been here for about 3 months, and feel it is good amount of space for 1 person. Some reviews have complained about thin walls but so far I have not had a problem with hearing my neighbors. The only sound I sometimes hear is through my door if people walk in a group though the hallway but that is not frequent. I also live on the first floor and can sometimes hear the garage parked cars either coming or going but this doesn't really bother me but I guess just something to keep in mind. Management and maintenance are also excellent and very on top of things. If I put in a maintenance request it usually gets completed on the same or next day. Management is also very good at keeping residents up to date and also pushes that residents are able to reach out either through open office hours, text, or email if you have any questions or concerns. I enjoy that it is also close to the Old Market and the River Front parks because there are so many restaurants, bars, shops, parks, and events going on that are within a 15-20 minute walk. I frequently use the fitness center and although it is a bit on the smaller side, it has never been, at least for me, overly packed. The reason I am giving 4 stars as opposed to 5 is that I wish the patio door and windows had a screen attached so that way you could have either open to let fresh air in without having to worry about bugs or flys coming in. I am also on the shorter side and a lot of my kitchen storage is above the microwave and fridge which requires me to use a stool to access anything. I know this is probably just my floor plan, but it would have be nice to have more lower storage. However, there is a very spacious pantry closet that I have made great use of. My air is also slightly loud that if I am watching tv I will have to turn the volume up and down to compensate for the noise and I can slightly hear it when going to bed even with the door closed. There is an excellent green space next to the basketball court that I also wish was enhanced with some outdoor seating and hammock poles or other fun things as another outdoor hangout space in addition to the balcony and other enclosed community space. Overall, I have enjoyed my time here so far at the Breakers and would recommend it to anyone looking for reasonably priced apartment in Omaha with great amenities, neighbors, management, and maintenance.
After living in Omaha for 3 years and jumping between apartments, I have found one that I love! The Breakers management really takes care of their guests. Maintenance addresses request very fast, all other tenants have been very friendly, amenities are amazing, and the apartments are well kept and spacious.
The property managers and employees are so kind and helpful and always ready to help you fix anything or just answer questions. The apartment building itself is nice looking and has many great amenities. One thing that is AWFUL is that they skipped some corners when building and the walls are so thin. I literally heard someone blow their nose in my neighboring apartment and frequently get woken up by other people leaving their apartments or doing something in them. I wouldn’t live here again just because of how big a problem that is. It is way too expensive for how bad the quality really is. Otherwise, great place with great people and staff.

I am rounding my way through my first lease at the Breakers. To start, the property managers at this place are second to none. I have friends that live at various locations downtown and they are always complaining about manager turnover or not being taken care of promptly. That just doesn't happen here. Secondly, the Breakers is a whole vibe. It's the most aesthetically developed apartment building in the area. The industrial components mixed with the location on the river walking distance to the old market are what did it for me. The gym has gotten a squat rack since I've been living here, which makes working out on busy days so much more manageable. In the summer, the roof top is the place to be. It's fun hosting friends and letting them experience the downtown Gatsby appeal. I can't think of any drawback to living here, it's been more than worth it to me.
I moved to Omaha over three years ago and have lived in the Breakers the whole time. I love the common areas, especially the pool where warm sunshine can be enjoyed even when there is snow on the ground. Having my own balcony is great. Management and maintenance have always been friendly and quick to respond to requests. Interesting mix of age groups too.
I recently moved here from the West Coast, and I am so happy I picked The Breakers as my home away from home. Management is incredibly helpful and kind, staff and maintenance are professional and quick to respond to requests. Absolutely love my apartment and the amenities the complex provides. Perfect distance from downtown, but just far enough from the hustle and bustle of it all. I definitely plan to renew my lease when the time comes.
I recently moved to Omaha and am super happy with my decision to live in this complex. Great location, staff is awesome, maintenance is always fast to respond to any issues. Will definitely be renewing my lease next year.
You won’t find a better location! Nice views of the river and the city. It’s super close to downtown Omaha, which is the best part of the city! Plus, the manager is THE BEST!

Great view of downtown Omaha and the river. Apartments have a unique and awesome style to them. Amenities are great and the management is really easy to work with. Wouldn’t live anywhere else downtown!!
Lived here for a year. The amenities are very nice. The roof, the gym, the top level, pool, grills and basketball court. This is all fine and the apartment itself is modern and overall pleasing to the eye. However, there are fake hard wood floors in this place and thin...did I say THIN walls. This makes every noise you and or your neighbors make, echo throughout. You can hear microwave beeps, music, tv's and such in your neighbors apartment. If they have a soundbar or sub-woofer, forget about it. If you move here and have a loud neighbor you will remember this review. This was my experience and unfortunately when you call security (an off site security company) they will occasionally shows up to ask people to keep it down, but that is about it. This happened repeatedly and when you are in your sanctuary/apartment and want to relax....this all makes it hard to do. The maintenance guy was super nice and I met a couple nice residents there....but again these apartments are just not put together for peace and quiet for each other. Cookie cutter walls and vinyl flooring just don't cut it. Oh, parking stinks there too for any quests you may want to have. If they park where they are not suppose to, expect them getting towed by the apartment manager. 1 star for the maintenance guy and one for the amenities. That's it!
Contrary to previous reviews, I absolutely loved living at the Breakers. I had a two bed, two bath with a balcony that overlooked the river. I lived there for two years and never felt more at home. The rooftop is great and it has an amazing view of downtown omaha at sunset. I found management to be fine, although I never had any major issues. I was heartbroken to leave, but was 100% satisfied with my experience!
This place is meh for the price but miserably mismanaged. There is a reason for all the vacancies.

You can’t use the pool, gym, or rooftop so I’m a little confused why they’re advertised on here? Management treats tenets like children. Moving soon and I just wish it was sooner

We fell in love immediately! There were so many different models to choose from! Our 2 bed 2 bath is 1199 square feet with an office nook. We didn't know something like this existed where live! The amenities they offer are beyond any other complex we toured.The grounds are so well maintained and there are beautiful views of downtown and the river! We love coming home every day!! The maintenance crew and the office staff are awesome as well! We couldn't be happier!!
I'm so glad I chose the Breakers. The apartments are all very well finished, with nice appliances. I love the river view. The rooftop area is amazing. A very peaceful place to have a few drinks after work, or to escape to while working from home. The management is great, very responsive. The property is very well maintained, and you can tell NuStyle really cares about the residents. Overall I'd definitely rate Breakers in the top tier for downtown apartments, and I wouldn't want to live anywhere else.

I moved to the area for work and this seemed like a decent enough place. Until they took away all the reasons I picked this complex... No more pool, rooftop, grills or gym... No more complex. If you don't have any other options maybe check out a hotel with long term rooms, or maybe a quiet alley. What's the difference? The rats are probably friendlier and better than the new management here. It used to be a solid place but look elsewhere. You'll thank me later.

Management is just unbelievably unreasonable. There is a pandemic and theyre trying to suck as much money out of people as possible regardless of the person's circumstances. They wont work with you even if it benefits them too. Just stay away!

I'm from a small town in the Midwest that was devastated when the auto Industry left, that being said I expected a lot more given this had a good rating. The prices are ridiculous, and the quality of the apartment was worse than the places in the "ghetto" of my old town. Management made me believe they'd do anything to keep tenants happy but after moving in I noticed many issues with my room and the appliances were questionable. When I xomplaine I was basically ignored, they refused to do anything to change my experience and reminded me of my lease and the cost to break it. Awful...

I've lived all over and this place is trash, cheap units that are overpriced and the management is the worst. I wouldn't trust them to run an imaginary tea party with my daughters stuffed animals

Breakers used to be a great place to live and a great community. In the past few months management has become much worse. You currently cannot use the roof, the pool, the basketball courts, or the gym. Rent prices are going up higher than they are worth and did I mention new management is awful? I have lived in properties all around downtown Omaha/the Old Market. I have enjoyed all of them but if could give curious tenets advice it is to avoid the Breakers and any NuStyle property

Unfortunately, my experience is much different than the other tenants’ reviews. I live in an apartment near the elevator and trash chute which is extremely noisy and on occasion smells bad. I was concerned about the location prior to moving in and asked the Manager about it, she stated there was no noise in the apartment and if I found there was, they would remedy the issue, that has not proven to be the case. Their response when I complained about the constant noise was, no one else has so you must be wrong, at one point the Regional Manager told me "I'm tired of hearing your complaints", not the kind of customer service described in the other reviews. I have stayed in the apartment since I am between jobs and don't want to have to move twice based on where my next job is but as soon as I am able, I will be moving out of here. If you are considering moving in avoid any of the 33 apartments at all cost!! It's also interesting to me that many of the glowing reviews were posted at the same time. ?????
Wonderful place to live. Great views even with the snow thanks to the enclosed rooftop. Terrific staff. Very responsive when needed. Wonderful amenities. I use them all. 1st place I looked at, nothing else compared. Glad to be here.
These are the best apartments in Omaha. Having moved to Omaha from Cherry Creek, Denver and Buckhead, Atlanta, I was accustomed to luxury apartment complexes with excellent amenities. The Breakers was the only complex in Omaha I found comparable. New facility. Heated indoor pool, of spa quality, on the roof with striking views of the city skyline to the west and Missouri River to the east ( Council Bluffs casinos -- Vegas Strip, anyone?). A seemingly infinite selection of TV channels (yes, still in the pool). Numerous common areas with plush furniture, fireplaces, and TV's -- again, infinite channels. Kitchen for parties. Outdoor fire pit. Grills. I'm still talking about the roof! Nice gym on the first floor. Billiards. Central courtyard. Basketball court. Coffee machine. The ladies who manage the property are all friendly, helpful, and prompt with service. The neighbors have been friendly and courteous. All this in a renovated Old Market style, historical brick power plant. Tons of character. Speaking of Old Market, it's a short and pleasant walk to its restaurants, bars, and shops. These are quite simply the best apartments in Omaha.
Amazing rooftop with 360 views, a pool, grills and an outdoor fire pit. Our apartment is spacious, quiet, has tons of exposed brick. We have views of the river and in the summertime we can sit outside and listen to concerts that are playing at the Stir Cove. Staff is very friendly and maintenance is very quick to respond!
Beautiful apartments! I also love being close to downtown without all the noise from the streets. They have a well equipped gym, underground heated parking and did I mention a heated rooftop pool with a gorgeous view of downtown Omaha!
Imagine a gorgeous sunset behind the Omaha skyline outside one window and the mesmerizing tranquil waters of the Missouri river out another. This is urban living at its finest. After selling our home and deciding to move downtown, The Breakers was by far the best option to suite our needs. The exposed brick and beams give the modern apartments character. The staff is friendly and ready to help at all times. The amenities are great. We especially love the rooftop and pool, and so do our grandchildren who asked us to never move.
The view of Omaha is simply unmatched by any other apartment complex. The staff is incredibly accomodating, the apartment complex is beautiful, inviting, and always clean, and the location is great near the Old Market. Anytime I have a problem, it is fixed almost immediately. I personally have an apartment that has a little less natural light because of its proximity to the courtyard, but I am looking to have that changed soon. It's a little on the pricey side, comparatively speaking, but truly, you get what you pay for: a beautiful, modern building with tons of amenities.
When looking for an apartment in the Old Market, The Breakers checked a lot of boxes for us. It is a great mix of all age groups. The apartments have that original exposed brick but yet many modern updates such as appliances. The rooftop pool and deck as well as the underground parking are great amenities. The Breakers location is very quiet and not as busy yet an easy walk to everything downtown.
We really enjoy The Breakers! The roof top, gym, and the year round pool are great amenities! We also enjoy the parking options available around the property. The staff is very friendly and responsive to needs at all hours. The apartments are spacious, modern, and have a lot of charm with the brick walls. The location is great. It’s a quiet area, but you are only steps away from the all the offerings of downtown living!!
This place is awesome nice gym pool on the roof top with great views all around . Cool brick walls and exposed beams. Everyone in the building is real friendly management and maintenance are awesome.
There are so many amenities to love: rooftop pool, gym, zen garden area, exposed brick and new appliances, not to mention the easy access to downtown nightlife. The management works hard to make The Breakers a great place to live.

I love my home so much. Beautiful exposed brick, industrial beams on my ceiling, and the rooftop deck is amazing! My neighbors are friendly and the office staff is always so helpful. Definitely check them out!
This apartment has some of the best views in Omaha, the amenities are equally nice, and maintenance is quick to respond. However, if you are sensitive to noise (even by apartment standards), be aware that noises carry throughout the apartment - the best way to describe it is that the walls and floors sound hollow. In my unit, I could hear normal level conversations, music, walking, etc. from the people in the units around me.
