She listened and worked with me during the takeover; answering questions and providing guidance. I appreciate the quality and her professionalism. I couldn't recommend them more. So yes, I really love the new staff members. They work really hard to make it right between all of us. Yes they do a great job. Would love to see them stay with us. Avana on Breckinridge is a quiet community. I’ve only lived here for two weeks but I haven’t had or seen anything disturbing or picked up on any red flags. I would recommend anyone looking for a place to live to move here.
I live here since Sept 2014..One thing that I never liked it is the situation this apartment complex has with the PARKING space outside. The parking space area is kind of small, NOT enough parking spaces, ESPECIALLY ON THE AREA of (BUILDING # 10, 11, 12) not enough for all the people that live here. If you are a person that works at night, not expect to find one single space empty after 9pm, 10pm, 11pm or after midnight on the back of the premise, then, you have to leave your vehicle far away from your apartment, and you end up being afraid of experiece any type of vandalism on your car. The AIR CONDITIONING systems are very very all and very noisy. They do not paint your apartment ever or nor fix the mini-blinds of your windows, it does not matter how long you've lived here or the amount of rent you paty. You have to invest from your own $$ if you want to paint the apart DO IT YOURSELF.

Avana is very neigbourly and has a very cntral location. It is surrounded by eateries and major supermarkets. The apartments are kind of old fashioned by design but the mantainance-culture is rather efficient . Overall, Im satisfied with living here.
When I first moved in (Oct. 2021) the apartment was infested with roaches. It took a month to combat them. The front door is misaligned & air comes in. When the next door neighbor's compressor comes on, the walls in my bedroom vibrates & there is a loud rattling sound. The faucets & knobs are original and are absolutely disgusting. I wish I had been allowed to see this apartment before I signed the lease, I would have turned this one down. Living here has been a horrible experience.
Have lived here for two years and really appreciate that they are constantly making improvements and fix issues in the apartments right away! Very quiet community and the grounds are very pretty.

Pro's ---- The community is very nice and pretty. After the renovation they have done with the apartments providing new appliances (new refrigerator, stove, dishwasher, clothes washer and dryer). With the exception of the apartments that have not been repaired, they have an infestation of cockroaches that no matter how much poison and spray that the tenant puts in, they never stop the infestation. I don't know why this happens here. Con's ---- I live here for seven years and the apartment has never been painted, I had to paint the living room and the bathroom because they looked very dirty. And the paint that they provided when I originally moved here was gray, a very depressing color. Parking is the WORST of all. The office does not let the new tenant know, it does not anticipate that big problem here ... very very few spaces and narrow, especially in the back of the buildings. When you return from work late at night, expect a nightmare to find a space for your vehicle. It is not fair because you pay a lot of money in rent and they continue to increase it ...
THIS PLACE IS HORRIBLE. Moving in was unprofessional, the response time horrible . Pest control horrible . Management horrible. I’ve lived her for two years the first was fine until they were put under new management and it’s been down hill ever since.

Great place to live, quiet and good-looking setting. Lots of recent upgrades, office staff is always pleasant. Online portal makes it easy to make a maintenance request any time of day.
I’ve lived here for a year, and I love it. The move in/application process was the worst part (it was pretty horrible). But maintenance is really quick and the property, area and location are all great. Just minutes from anything you need.
Avana on Breckinridge did an amazing job on my move. I was in an apartments 2-3 weeks after I applied. Quiet, gated community. I have very friendly neighbors and the staff is very nice as well. Definitely recommend
Avana on Breckinridge is a horrible choice for any family or single person. The management is often rude and unhelpful, the roach problem seems to be a thing around the whole neighborhood and the management team gives absolute no care at all to this issue. They hire a pest company to come out once a week and Ive seen them twice , both times the man came in and sprayed twice and left. DO NOT MOVE HERE
Overall, the amenities make moving here worth it for us. The dog run is great as our dog loves being able to play and zip around the enclosure. The community is relatively clean and maintained. There can definitely be things to improve upon, but it seems they are working on it.

Avana on Breckinridge is a nice place to live. Right off 85. Close to Church and work. Lots of great places to eat and fun things to do. This has been my home since 2012.
Very quiet. The whole team is quite responsive. Maintenance is quick. The only gripe is, I’m not sure the leasing agreement means nothing more than a piece of paper. The tenant below me is in violation but he’s still a tenant here. I believe they need to work on that otherwise your peace is null and void. And not worth living here.
Had a leak from my hot water heater recently. Called the office and they sent a maintenance man over immediately. He fixed the problem quickly and well. He wore his mask properly. I am very pleased with the experience.
All staff are very profesional and they provided very good maintenance. This a very nice and quiet place to live.

Older apartments where every effort is made to repair and update both the outside and inside of the units. The look is very presentable and the grounds are kept up well. Very happy with my apartment and experience here!

Besides living on the first floor, I really don't have anything good thing to say about this place. The apartment falling apart every time I turned around. It defeat a purpose putting a work order in because I'm going to hear the same excused. I have paid more money on a apartment and even less and never had a negative experience until I came here. I been living here for two years and I can't wait until my lease up.

I only lived here for a year and so far I haven't had any problems very quiet neighborhood leasing office very helpful cordial and maintenance as well.
Very quant apartments with family's of all kinds around. Very quite and full of beautiful trees. With many updates around it's great to move in during these crazy times.
So far, my experience has been great. Any problems I've had have been remedied promptly and the staff work very hard and diligent for their tenants.
The previous complaints are accurate. Rent is due on the first after the first it’s 75.00 plus 10.00 then 10.00 each additional day. They charge to pay rent online. If you’re using your debit/credit card it’s an additional $30.00. The price quoted is your BASE rent by the time they’re done adding in fees it’s at least an additional 65.00 plus the rate you see here. Be prepared to purchase some bug spray from Home Depot to keep the water bugs, palmetto bugs, cenetipedes, spiders and any other bug at bay. Even though you’re charged for PEST CONTROL you have to call and REQUEST to have your apartment to the list.Random cats everywhere. The maintenance takes care of your request within 24 hours which is the only plus. Management changes every few months so don’t get comfortable with the faces in the front office. They have an online portal for residents it got so bad with complaints the management disabled the comment section. Do NOT do it! You’ve been warned.

I have been in these apartments for 5 years now. And its officially time for me to move. We just received a notice that they will eliminate assigned parking. It’s already kiosk in the back and this is their solution! SMH Just Lazy!

I've just signed a lease here and immediately regret it. First, they never told us that after you apply, you have to pay deposit, plus a full months rent all within 24 hours. Otherwise you'll be put on a wait list. That happened to us and we had to settle for something non-upgraded for the price of an upgraded unit. Then, after they assured us everything was move in ready, it wasn't. Rust and mold was present and they had the nerve to say it was a minor issue. I think not. Then, they lied about who they accept as far as internet companies. I already set up a new account with Comcast and as they were ready to install, they told me the complex was under contract with Charter. Not Comcast. I suggest you find a better complex. I know I will.
I live here. Trust me, do not make the same mistake I did. Don't move here. Rent goes other every month. They justify everything with utilities. The charge you an extra 40 dollars to pay your rent. They charge you 9.10 to send you a bill and 30 dollars to use your debit card. This is every month plus your rent. Please, search for another place.
