Property Ratings at Brendon Park Apartments
I have lived here for many years. The apartments have been here for fifty years so I really believe they try to do everything possible to update them. I have never had bugs or roaches, I have had spiders and called and the Orkin man came and sprayed 2 days later. No further issues. A new management company took over the property a month ago and I think they are updating and making the property a better place. I have heard several problem residents have all been evicted when they took over. We have a courtesy officer that is always out on the property walking around and talking to people so I am sure he would be present if any problems came up. I talked to the new people in the office and they seemed very friendly and welcoming. The gate is finally functional so non-residents are kept out. My rent was kept at the same rate when I was renewing so I was very thankful for that. I think all the bad reviews are most likely people who have been evicted because although it isn’t super fancy it’s clean and has perks that other places don’t have. Prices aren’t low but rent is high everywhere in West knoxville. It looks like they are lower than most in the area. So, if you are looking for luxury, this isn’t it. I love my apartment, and I like all my neighbors so I have nothing bad to say.

As a current resident that will be moving out soon, DONT DO IT! It’s so expensive for what you get. My apartment has smelled like cigarettes since I moved in. They won’t let me relocate into a different apartment because it’s “against company policy”. I have a horrible problem with spiders and water bugs that are HUGE! It smells like weed in the breezeway. Kids have stolen things off my back porch, and broke glass on my back patio to where I am scared to take my dog or child back there in case one was to step on it. I lived with BLACK MOLD in my bathroom for months no matter how many times I put in service requests they didn’t care to come fix it till I threatened to call the health department.
Roaches, flooding in apartments after rain, high crime in development
My partner and I signed a 12 month lease with BP and could not wait to get out of there! A dump would be the nicest thing I can say about it. BEWARE. They did a great job selling how awesome the property and community were. In reality the breezeways and apartments smell so musty and gross. I couldn't buy enough air fresheners to cover the smell. If it doesn't smell like must it smells like Marijuana from the neighbors. When we asked to be put on the permanent pest control list we only saw them come once. I had to go out and buy spray and spray myself because the spiders were out of control. The wall above our patio door was ready to fall in because when it rained the water ran into the apartment and soaked the carpet halfway into the living room. When I went to the office and asked them to do something about it they wrote me down on a list of about THIRTY apartments who were having the same exact problem. There is no telling how much mold is underneath the carpets there! Not to mention NO ONE EVER SHOWED UP! These apartments need to be demolished and completely redone. The only good thing about them is the location.
I only gave them one star because it required me to do so. ****DO NOT MOVE HERE**** They do a really awesome job of selling you on this community and then not following up with anything they tell you they will do. They are shady. Save yourself the trouble and do not move here!!! The apartment: It was ok. Smelled AWFUL, tried to get the smell out several ways, but I nothing I did worked. I probably spent close to $200 trying to make it not smell like mold and smoke. Upstairs neighbors had at least 6 people living with them at one point for two months, complained and nothing was ever done. The Office Staff: If you like hearing "Well, human error caused this" EVERY MONTH, then you should probably move here. They lost my rent check every 3 months when turned it in, left nasty notes on my door saying my rent was late (even though it was not. I paid 3 months in advance), and refused to take any ownership for any of this. I took time out of my day EVERY MONTH to fix their mistakes. I have just left to move into another place and I did as Michelle, one of the office employees told me, and placed a check in the envelope with the keys. I called to verify they received the check and the keys and they said they only received the keys and "someone in the office had thrown away the check". So they wanted me to come back and write them another check even though the check was in their possession and it was their responsibility not mine. There are several more issues with the staff and how they handle themselves, but I would need my own webpage to detail them for you. Maintenance Staff: They were nice and did a good job with what they had to work with. Amenities: Fine. Nothing special. Literally half of the washers have been broken in the laundry room since February and have not been fixed. If you only take one thing away from this review, DO NOT MOVE HERE. Please, do not waste your time and energy with these people. They are shady and will tell you something different every time. If you do end up moving here, make sure you get a receipt for EVERYTHING you pay for and document EVERYTHING. Seriously. Even if you think it does not matter, DO IT. If you don't, you will regret it.
We have been living here for about 6 months now and we started noticing spiders. We haven’t thought much of it and had pest control come out a couple times to treat. After seeing them for about month or so now I want to know what kind they were. After googling and seeing past reviews for Brendon park I found out they are Brown Recluse. We have notice about 6 in a months time and the other night I stopped and ask a neighbor if they been seeing spiders and they to have been seeing some and I told her what I found and she show me a picture of one she killed and it was in fact a brown recluse. I have asked the property manager to let us out of our lease and she refused and said that she hasn’t heard of brown recluse being on property. Well I found out at the mailboxes one night that this place is infested with them and I will be looking for a lawyer to help us get out of our lease.
-Fire Marshall removed 4-5 clearly visible gasoline containers from balconies despite my repeated pleas they do patio inspections. -Maintenance attempted to replace a water heater, and shortly after completing the job, flooded my building causing major damage. -Several of the lower level apartments flood in some buildings after heavy rains. A neighbor's apartment flooded twice from rain in less than 12 months and she was relocated to another building. -Gym was absolutely disgusting and dirty under the equipment. -A paranoid man repairing balconies thought I was "scoping out his truck" took photos of me as I was leaving and 2 hours later when I returned chased me through the parking lot yelling, resulting in me having to call police. -property was filled with abandoned boats, cars and trucks, campers as reported in older reviews, some of which had tags that expired over two years ago. -Several large trees fell while living here multiple times. Had to complain to get dead trees that you could literally see through removed and some still remained when I moved. -Toilets were replaced in 2017 with Niagra low flow toilets. They don't flush #2 well and leave stains! -A man walks around with a huge stuck and a pit bull. Another guy has a pit bull mix. Not permitted by lease. - Numerous large animals unleashed on the property including German Shepherds, Huskys. -Disturbing numbers of spiders including brown recluse! They get in the kitchen lights too. I had three glue traps full of spiders! -Property is very dark outside at night. -Apartments and breezeways stink and are not cleaned properly. Much of the odor comes from the drains. Tried everything to remove odor, but it must be from throughout the old plumbing in the building. -No Bathrooms at the pool for the kids or adults, unsettling. Raised wood deck that cannot be properly cleaned under. -There are several places where kids could walk out from near a garage, like near the basketball court and be hit by one of the numerous residents that speed, or staff driving golf carts as fast as they can go. Speed bumps are poorly placed. It is better than similarly priced properties.
I love my apartment and the size for the amount I pay. The amenities are great too with the pool and sand volleyball court. maintenance does a great job responding to issues the same day and getting it done. The only complain is the walls are thin so noise can be an issue at times; however, it never keeps me awake at night when I'm trying to sleep
This is our first place in Knoxville and the staff was very kind an welcoming. They have just put in a workout room with brand new equipment an a wonderful pool area with a large grill.
