Property Ratings at Briar Hills
I have lived at Briar Hills for the past year. The property is clean and the prices are the best in the area for the size of apartment. The manager and maintenance staff are great! They have been making changes to update the property and enhance the resident experience. They also have resident events every month which is a good way to meet all our neighbors! Sometimes we can't attend, but we always like to see what they are coming up with next. This month they are having a Halloween Carnival. We will be attending this one! We would surely recommend Briar Hills to our family and friends.

Briar Hills is nice place to live. It is fairly quiet, most people are friendly, the staff is very good and responsive. I have lived here for 7 years and I do like it. There are some nice amenities such as a dog park, grills, pool, and a decent workout facility. The reason i am rating them 3 stars is due to 5 reasons. 1) Mandatory renters insurance. While $10/month is not bad for renters insurance, but this one is absolutely horrible. The mandatory insurance only covers about $500 worth of damages. I have $50,000 renters insurance from State Farm that cost less than the mandatory insurance. When questioned about it they claim that it is to cover pet damages or other damages that we cause. Well we have to pay pet rent and a pet deposit, along with a general deposit when we signed our lease. I can understand it being mandatory for those that do not have their own renters insurance. 2) Not enough parking. If all apartments are rented out, then there is not enough parking for tenants, there will be anywhere between 2-10 cars parking on an off street or in the grass. The main issue is that there is not a dedicated visitor parking and the company does not enforce their 2 car per apartment, if over 2 cars you must get a garage rule. They do have garages, which is my #3 3) Poor quality garages. The garages leak and flood, but they still want $60/month for a tiny garage that will barely fit a SUV in it. The garages are in horrible spots and make it very difficult to pull your car in. Most people use their garages for storage and not for their cars. It would be much better to tear down at least 1/2 of them and put in covered parking with assigned parking for each unit. Something like 2 normal spots and a guest spot. 4) No security cameras. I personally have had two vehicles damaged/ The first was a huge dent in the tailgate of my truck that happened over night. The second was a driver hit the front of my car and fled. 5) Constant AC/Heating issues. As I am writing this it is 88 degrees in my apartment and the a/c has been set to 71 for over 5 hours, this is with 6 fans running to try to cool it down. This is a yearly occurrence. Every year we have at least 2 different a/c issues and at least one heating issue. It gets a patch job, works for a bit, and then the cycel repeats. I have no idea how much money I have wasted on electric and gas because of these issues. The issues get resolved in 2-3 days as most of the time the issues happen on the weekend.
You simply do not get what you pay for. While everything looks nice the construction quality is questionable with everything from sinks leaking out the back when on to uneven counter tops. Our ac broke 5 or 6 times over the course of the year. The third time it broke he came and looked at it and set up a time for the next day saying we would be the first apartment he came to and he never showed up or called. When I asked the office they just said he was busy and couldn't give me an estimate of when he would look at it. It took 2 days for him to finally show up which isn't to surprising since it appears they have one maintenance guy for the whole property. The last time they came to our apartment they took the smoke detector down and never put it back up.
I lived at this apartment complex for a few years and I very much liked it at first but now I moved out and here are some issues: If you review the lease it states that they will bill YOU for the OPPD and MUD change back to their name. Plus carpet cleaning even though I was told they were installing new carpet. So you pay for the change when you move in, then the change when you move out. That's about $60 for OPPD and $80 for MUD total just on moving in and out. Plus $70 in carpet cleaning. Out of the $250 deposit you are lucky to get back 80 no matter how hard you try. I waited 5 days for a sink to be fixed. The LUND company has pretty much washed theirs hands of this location. Per the numerous office staff that came and went and the mail person they were trying to sell this location. It showed. There was missing grass for almost a year. So mud tracked all over the sidewalk and inside the building. There is dog poop EVERYWHERE. They allow very large dogs in the apartments which I was grateful for however this means that there is dog poop all over the entire complex all year round. It's everywhere. It might get better for a few days as they send out a letter to owners reminding them to clean up but it's absolutely everywhere most of the year in huge piles all over. There is no parking. It's a small complex with limited parking. There was dog poop and pee in the building a few times. I contacted the office but you know, they just have no control
These are probably the best overall value apartments in West Omaha. One of the cheapest for the square feet available, decent floor plans with large bedrooms and closets, and the area is quiet (almost hidden unless you're looking for them#. The two bedroom has two full baths, very handy for having overnight guests. There is a kids park about a quarter mile from the apartments, and they are surrounded by a nice housing area. We've always had prompt maintenance service and nice office staff. The newer owners have raised rent but made some definite improvements #new carpets and paint in the halls, grills outside, and a recycling bin). They are still cheaper than other places out west! My only complaint is that our appliances are getting pretty dated, I'm sure they will be replaced for the next tenant. My husband would say the kitchen is too small, but apartments generally don't have large ones anyway. If you're looking for a quiet, nice place that still has quick access to Village Pointe, Dodge, etc, definitely check this place out!
I moved into Briar Hills about one month ago and it is so nice! The staff is extremely friendly and knowledgable. Christine in the office goes above and beyond to make sure this new apartment is a home. And James, the maintenance guy, came the same day when we had a maintenance request which is not at all what my fiance and I are used to. We were skeptical about moving because everything always looks so nice when you tour a place but then you move in and realize it's not as nice as the tour but in this case it turned out even better. I love love love that apartment with vaulted ceilings and I love that I finally live at an apartment with a nice pool and a great workout facility. Oh! And there is a full size washer and dryer in my apartment with cupboards! I'm used to a stackable washer and dryer in a closet at my old place! I would highly reccommend this to anyone who is looking to move into this area.
