Property Ratings at Briarcliff Apartments
It’s a pretty decent community! Very small property/lot and has alot of units/residents which results in there is NO PARKING FOR RESIDENTS at night, finding a parking space is like a needle is haystack. if you work a late job be prepared to park a mile away and walk to your apartment. They charge a fee for reserved parking spaces!! RIDICULOUS!!!!!!! UNFAIR!!!!!

Waterton Management at Briarcliff Apartments Leasing office staff Do Not seem to care about an ongoing issue with some residents smoking substances in their breezeways. They Do Not care about their residents and who rents their apartments, they have allowed residents smoke substances in their breezeways, stairs, hallways affecting other resident's health. Management solution to the issue is to be sending out emails to no end, every week there's some kind of email about it. It doesn't have to take a lot of common sense to know that second hand smoke is a health risk factor. Rent at your own risk.

I made an appointment to tour these apartments last Saturday. I spoke to the office staff on the phone and I have an email confirmation for my tour appointment. I spent FOUR HOURS in the car to drive to Atlanta and tour apartments and arrived to find that the office was closed for Memorial Day weekend. No one called to let me know. Thanks for the wasted Saturday. Thankfully, some other apartment complexes graciously let us walk in for a tour, so Briarcliff didn’t cause us to make a completely wasted drive to Atlanta.

The management here is a joke. Extremely unprofessional and non-responsive. I would absolutely avoid living here at all costs. Not only is management terrible, the apartments themselves have plenty of issues that are haphazardly "addressed" and often not fixed correctly.

YES
I would not recommend because the office is incredibly unorganized and not helpful. I did recommend my bf so we could be closer and the office is giving me a hard time about getting my referral fee.
I would recommend this property because the office staff was very friendly and helpful. I like that the apartment complex offers amenities that meet my expectations. I?m excited to start my new journey in my new home.
I've seen management come and go and I appreciate that I've gotten the same level of service with the different companies.
Myself and my son who worked at Emory hospital lived at Briarcliff for 9 years under different management,we love the Briarcliff Gables community.
I would recommend because it is in a prime location and clean. I would not recommend it because it can be expensive and the laundry room ruins your clothes.
I would recommend this apartment community because it's decent rent price for what is offered.
I lived at Briarcliff for almost two years and would have stayed longer but my partner bought a place, etc... I had a great experience. The apartment itself was very nice and as advertised (very roomy with a big closet and nice storage space) and I was lucky to have one of the units with a fireplace. They also have an option to rent a washer/dryer or you can use the laundry room on the property. I ended up using the gym there and they recently redid everything -- it's nice equipment and they maintain it well. There is a pool that's open during the summer and you can use the grill, lay out and tan, etc... Honestly, it was a very easy, pleasant place to live. The staff is very on top of it. All my maintenance requests were dealt with within 24 hours and one of the maintenance guys even helped me jump my car one time. I also have noticed the staff have been up'ing their game recently with putting on fun events, bringing in catered food, etc.. In terms of safety, there were maybe 1-2 break-ins into cars during my time there but they put security cameras in and in general the gates are pretty much always closed. I haven't heard of a break in for over a year and I always feel safe walking around. Also, I see some folks wrote about cockroaches. I only had a few in my apartment which I think it pretty good considering it's the south. The apartment also has an exterminator that can come by, you just have to let management know. The neighborhood is very convenient -- you are literally neighbors with Target and there's a great grocery store (Fresh Market) and places to grab food/coffee nearby (Panera, Starbucks, Grub Burger, Sublime). I wanted to write a review since very few people write reviews on these sites and sometimes these services self-select for people with complaints.
I love this place but there are things that are inconsistent. Visitor parking is poor as the same cars are constantly parked in the spots. Booting was being done of cars that park in resident spots but this no longer happens. One of the residents of my block and his friends continually park in the handicapped spot despite not being handicapped. They're only small annoyances but are things I'd mention to others looking to lease.
Just moved to a new apartment home - Briarcliff Apartment Homes off of North Druid Hills in Atlanta. It's got a pool, gym, linoleum floors, and free boots! ?? My mother came to visit me Friday night and after delivering a couple of chairs for me to sit, look what we find - her car is booted ?? After discovering the boot, a company truck - EPS Parking Services - immediately pulls up and Niko (Technician #103 is ready to get paid. I explained that I live here at Briarcliff Apartment Homes and I would like the boot removed. He says I'll have to speak to management - which opens up tomorrow ?? I ask the man, I use that term loosely because he looks like he could be my recently discovered 17 year old third nephew, about EPS Parking and their operation and he informs me that they have a deal with the apartment complex I live at (I live in a gated community so apparently this private parking company has gate access to my apartment) to boot cars not in an acceptable parking space! ???? Technician #125 (who would not give his name) drove in and out of the complex waiting for me to pay him while I spoke to management- he even called a couple times during the process ?? Does this sound fishy? DING DING DING! You win a prize! Because it is...and if you haven't figured it out by now, it's also ILLEGAL ?? Georgia Law Code OCGA 44-1-13 outlines the parameters for towing and booting on private property. In short, this is a scam that's sold to residents as a courtesy to keep the community safe and accessible ????
I would live here again and would recommend this apartment to others because of the location and the comfort of the apartment!
I lived here for a year and it got worse and worse. The trash was always full and smelled really bad. Resident parking is awful and often I had to park in visitor parking even if I got home around 8. I talked to the property manager several times about it and she would say "we understand your frustration and are working to find a solution", but nothing ever changed. They didn't care. I was charged hundreds of dollars for "damages" which was complete bogus. They can charge you for anything and there's nothing you can do about it. If you don't pay, it goes to debt collectors and affects your credit. Do not live here!
Katrina was the leading agent that helped me and I definitely enjoyed my time at the community. She was very professional and courteous.
I love my apartment, the quietness and safety of the complex, the amenities, the location and its convenience to MARTA, Target, Walgreens, Fresh Market and many restaurants, not to mention that it's close to work.
very good location and excellent price is why I would recommend this community. Property looked clean and inviting and the inside of the apartment seemed as though it was maintained well.
I love where I live. I have been here for a few months and I have no complaints. The ladies in the office are always very nice and help me out with any questions or issues that I might have. They even gave the us breakfast one morning, not too long ago on the way to work. It really was a Happy Friday! I am very excited to have my parents over in the holidays because my place is looking better and better every day. They buildings are getting painted and the gates are closed and working. There is not a lot of people out ever or kids running around. I can from work and I am happy to be home. Sometimes I put things for maintenance to fix and they always come and fix it. I love the fact that I live in Atlanta but I don’t have to deal with the Downtown craziness. And Target and ChickfillA is right next door! I definitely recommend these apartments. -Bay
This apartment has really been going south since the management has changed from greystar to pinnacle. We moved from a 1b1b to a 2b2b during the management transaction period. The leasing manager lied to us about the condition when they delayed the planned move-in date. When we asked why was the delay she told us nothing was wrong, but when we moved in later, we found the whole room was infested by cockroaches before! The strong smell of pest control chemicals were still lingering in the apartment; dead/ half-dead cockroaches were every here and there... All the moving schedule was delayed one more day for cleaning the apartment. And it took ourselves month to control the remaining cockroach-situation with pets-safe and smell-less methods (controlled, but never eradicated till now). Besides, the carpet company that pinnacle management group hired was really inferior: we can feel protruding objects underneath the carpet everywhere, my wife was even once scratched by one of the nails left outside! Most of the maintenance staffs they hired don't even speak English! Once I submitted a repairing request for the screening door at my balcony, several days after one maintenance guy directly opened my apartment door without even knock! I was still sleeping at that time and didn't have time to put on my PJs! The guy rudely stepped all the way to the balcony with his shoes on, smash the screening door left to right several times, murmuring "work, work" (yes, he couldn't even speak one complete sentence!) and stepped all the way back to the door and left in a rush. But the truth was the screen door was almost tore down by him, and of course it could slide from left to right when its structure was no longer stable... Recently they are doing the renewing and painting of surface of apartment buildings. With one condescending notice they started tearing the plats and banging new plats back right outside my bedroom at 7:30 am on Saturday mornings, climbing into my balcony and do the painting without even knock at my door and allow me the time to move all the plants on my balcony inside! When I called the leasing office to complain, the only answer I had was they had already sent the notice long ago, and the construction will still go on! They don't even agree to knock on my door and let me know ahead after I asked! Yes, the property of this apartment WAS nice before. But I strongly recommend not renting the apartment, unless all you really want is trouble.

I moved to enclave at Briarcliff for my last year of my three-year contract in Atlanta. I would've stayed at my original residence however the rent increased over $300 there. My unit was a one bedroom condo that I rented from an independent landlord. Overall I'd give the enclave five stars with the following few exceptions: During my year there, there were several break-ins into the community. It is a gated community with police officers patrolling the grounds at night on some nights. However, there are multiple break-ins through people's front doors on the property, car break-ins, and mailbox break-ins --- and that is just what was reported to residents. Though the property is situated in a well-to-do, safe appearing neighborhood, this made living there alone a little uncomfortable (especially since one of the break-ins occurred while I was home into the unit directly across from me). While I was never a victim of any of these crimes, this may just be crime in Atlanta. The amenities were great, considering the property has assigned parking in a covered parking garage, a park, tennis court, huge pool area, workout room, business office, hall for rental, and a movie theater. However, once inside your unit, if your unit is on the ground level, it tends to retain lots of moisture. I had to purchase dehumidifiers as if I were living in a basement. Living in the ground level also contributes to making the unit very dark, despite all the windows. Overall, it was not such a bad year, if there were no break-ins and perhaps if I was not on the ground level, the property would have had a five star rating.
