Property Ratings at Briargrove At Vail
This apartment complex has so far been treating me well. From move-in day to 8 months into my lease so far it has been a good experience. Maintenance is fairly quick to fix issues and I had a pest issue and they came out very quickly to get everything sorted out. Also, the only con in my opinion would be the lack of guest parking. I highly suggest getting a reserved covered parking spot. Another pro of this complex is it is fairly quiet, generally not much noise from neighbors which is good and it is still close to quite a number of stores like Walmart and Kroger. So far no major downsides.
This place is terrible. They have had to fix my toilet twice for leaking, unclog my sink (moved in with it clogged) fix broken window, and replace oven light. There are gaps in the flooring and the flooring is uneven. And! After locking my door, the key pulled the whole lock out. Locked me out. Called the desk and their only solution was the would call maintenance. (Took over an hour to get here). Cause apparently things do not break on the weekend for them to be on site. Save yourself some headache and do not live here.
Like everyone else I read the reviews and assumed that since the good ones out weighed the bad ones... I'm not writing this review out of anger but as a warning, believe these reviews when people are saying the negative things because I live here and have been since 2017. The outside looks good, landscaping good. Let me start with the landscaping first...these guys come in and cut the grass ..they blow dirt ..grass and leaves all on your car because they don't care...I even had one of them to try to weedeover the landscaping rocks in front of my patio and it kicked up a rock and shattered my patio glass he tried to walk away but I caught him, next is when I first moved here I was in building 3 a great apt on the second floor very nice... downstairs building 4....big..big mistake it was totally different from the other apartment not as clean or upgraded I don't like it at all and we are always itching and we weren't til we moved in here. Valet trash $20.00...whatever.. plank floor in the bathroom is coming loose I reported the leak and it was fixed but not the floor so I took pics of it because I know they will try to charge me for it. Next the parking it was awful so their fix for that was of course charge me $30 a month for reserve parking which at first I got into it with 2 people that couldn't read and was parking in both spots that I was paying for.Lastly my upstairs neighbor oh my God has to be the rudest, most disrespectful person that I've seen, so he moved in at the end of August 2019..I was still recovering from my surgeries so when I got ready to return to work end of September I was trying to communicate with and was letting him know that i had been on leave and was returning to work soon and needed my sleep because I get up at 3:30a and my daughter works 2 jobs, so I assumed that we were on the same page..NOT..he will make home after 5p and he will stay quiet until 11p then here comes the loud music, the pacing & stomping back and forth..dropping things on the floor ..the late company doing the same so after a month of that I called the courtesy officer..nothing...emailed Management..nothing..to this day the same...I'm not renewing my lease in March..we found something bigger and nicer without all those fees..so however rents 4105..good luck to you...it's not worth the price or dealing with this ignorant person...find something cheaper and better. .READ THE GOOD REVIEWS AND PAY CLOSE ATTENTION TO THE BAD REVIEWS BECAUSE 9 OUT 10 ARE TRUE...
!!UPDATE: 11/5/18..3RD REVIEW. MUST READ:DO NOT MOVE HERE!!! My roommate and I turned in our 60 day notice as required by 8/31. We have lived in these apartments for 2 years and have decided this was no longer a safe or peaceful place to live. We have made several noise complaints to the courtesy officer as well as mgmt and received nothing but excuses in returned. We have asked for simple repairs to be completed and have been given mediocre assistance. I must say with all of the issues we endured the moved out may have taken the cake for the most disappointing part of living her. I confirmed w/ mgmt that we would physically move our belongings out on 10/19. They all confirmed that would be ok and I asked could we be prorated for the remaining days and the lead manager said no since we signed the lease until 10/31. After speaking with him a second time he confirmed I could set a time to with him to do a finale walk through of the unit and turn in the keys in on 10/25 AT 3:30PM. We did a walk through where he advised he would charge a carpet cleaning fee as this is apart of everyone's lease agreement requirement at move out and a paint touch up fee of maybe $10 for a small scratch on the wall. (Now before walking through I have taken detailed photos of the unit for my own record and I will upload for all to see we did our best to return the unit as we received it 2 years before. We even replaced the drip pans on the stove because we were advised if they are rusted we would be charged.I found that to be ridiculous as most places I've resided before automatically replaces the drip pans, cleans the carpet for the next tenant and paint the walls to new) The male head manager could not tell me the price expectations during the walk through saying he would need to get a carpet bid. Now we only had 2 rooms with carpet and those were the bedrooms where 60% was covered in bedroom furniture.
I’ve lived here over 2 years and plan to stay! The office staff is wonderful and treats you like family. From the application, to move in and forward they explain everything carefully and guide you thru it. You can view/pay your rent online and submit maintenance requests. Tera makes sure any issues you have are resolved quickly and professionally. She goes out of her way to make you feel like part of the community. The only negative item I can think of is there are very few parking spaces available for visitors but overall staying here has been a great experience!
I recently visited here as I am considering moving to the area and this complex is definitely my favorite so far! The staff were all very friendly and Tera spent a great deal of time on me as just a potential renter. She sent me information by email, talked on the phone several times and then in person as well. She even offered me several current residents to contact for the inside scoop! She was professional yet very personable to talk to, if I move in, I may claim her as my new BFF! :)
Lived here for a year and a half. Tera in the front office is the most unprofessional, catty, nosy, person I’ve ever had the displeasure of dealing with. She misinformed me of information regarding move in fees and then charged me late fees for her mistake. She banged on our door multiple times to relay irrelevant information and accused my boyfriend of stealing her cigarettes???? Very unprofessional! I could hear her yelling on the phone outside of the office from my apartment way too often. On multiple accounts when I was trying to contact the office for maintenance or information, Tera would be in the back garage with the maintenance guys smoking cigarettes and drinking beer. She was a main stress in my living situation. My apartment was close to the front office and my company was regulated?? Didn’t know that was her job??? Asking if I needed to add someone to the lease that had visited one time! My bathroom drawer was broken for the last 3 months I lived there after I had entered multiple maintenance requests. I’m pretty sure they took the money out of my deposit to fix it. It was a s*** show. Don’t live here if you want to live in peace.
I've lived at this complex for over two years, and have really enjoyed it. It's in a quiet, safe neighborhood with easy access to the DNT and PGBT. My unit included a washer/dryer and has tons of closet and storage space. The whole complex is pretty quiet overall, although my upstairs neighbors have been difficult to live under because of how loud they are. But that tends to be how it goes with upstairs neighbors. The complex is also kept clean and maintenance is usually pretty quick to respond. They even have a 24-hour emergency maintenance worker on call. There has been quite a bit of turnover for office staff since I've lived here, but again, pretty standard with apartment complexes. And the staff has always been pleasant and pretty helpful. Now for the negatives, which are the only reasons I didn't give 5 stars. I had bed bugs shortly after I moved in that I am convinced were there all along (as in, I didn't bring them with me when I moved in). This was an extremely annoying experience, and I had to pay for the extermination myself since there was no way to prove they originated at the apartment. Also, there is very little guest parking, and the trash valet can sometimes be inconsistent with pickups. I am moving soon because they are raising my rent, but it's mostly so I can be a little closer to work. None of these negative aspects are enough to outweigh my overall positive experience of living here, though. I would still recommend these apartments, especially if you work in Carrollton, Plano, Addison, or even Lewisville.
So many times in a big city like Dallas, TX when you look for a nice apartment you find only the massive complexes that your friends, family or the delivery driver can't find your building in less than 30 minutes. I believe there are fewer than 200 units in my complex. Briargrove at Vail has been my apartment, my home since early 2004 and I wouldn't be considering moving if it were not for the fantastic job opportunity I have a good drive north of here. The hardest part about moving nearly an hour's drive north of Briargrove at Vail is the difficulty finding a new apartment home that has the equivalent in facilities, competitive pricing and the wonderful staff.
