Property Ratings at Briarwest
The office and maintenance staff are excellent and make this a great place to live
New management has taken over and this place has gone downhill. We used to have a community now thugs are renting here. Park in the handicapped areas, throw trash everywhere and things go missing from your patio. The office says they can’t do anything and to call the police but yet we are supposed to have security patrol. The pool failed city inspection, the gym can only be used if you pay extra, rats, roaches and mold. Do yourself a favor and stay away from this place!

Thank You for your review. We welcome all feedback so we may improve in any way possible. I am sorry that you have not been able to use the gym. Previously, I do believe gym keys were at a fee, however at the time of management transition, we did eliminate that practice. If you have not received a key, you can stop by the leasing office and pick up at any time. Our community does have security patrol as a measure to ensure property lights are working at all times, amenities are secured and the property is clean. In the event of an emergency, we do ask that you call the police so they may assist. We also have weekly pest control. If you would like to be serviced, the policy has not changed; you must call a member of our tea so you may be placed on the list. I am so sorry your experience has not been the best. We hope that in the near future, we can regain your trust, We are here to help and will assist in any way possible. I hope this helps! Thank You for being the best part of Briarwest.

Hello and thank you for your review. We welcome all feedback, whether positive or negative. I am so sorry if you are experiencing certain issues and hope I can address each of them. As of 6/26/2020, there was a management transition for Briarwest. As part of our transition, we made changes to both the tow policy and gym key policy. While residents were previously charged a fee to obtain a gym key, we actually ceased that. Our new team felt that residents should not have to pay to use an amenity. Sounds like you may not have a key - just stop by the leasing office to grab one. Also, previously, towing and tagging of inoperable/unregistered/wrecked cars were not being done. We've changed companies so the tow policy and parking policy could be enforced. Unfotunately, while we do have a patrol company, they are not here 24 hours a day. Their hours fluctuate day to day. If you are experiencing an issue that requires emergency assistance then the best call of action would be to notify police. Unfortunately, crime can happen anywhere. We also have pest control that services that property every Monday. Units are serviced when they are requested to be serviced. If you have been experiencing pests issues and have not reported them, then unfortunately, ou would not be on the service list. Please be sure to call the leasing team so you may be placed on the service list. I hope this helps. We look forward to hearing from you so we may address any other concerns you may have. The maintenance people as well at the office staff are one of the main reasons we enjoy living here.
I lived here for almost 2 years, and this complex was, by far, the worst complex I have lived in. 1. Crime. Within the time I lived there, I witnessed a police raid on an apartment that was used during a hostage situation, and heard multiple gunshots fired across from my unit. A few months later, the unit under me was raided by SWAT and K9. Briarwood refused to release information to me pertaining to these incidents. 2. Constant attempts to raise my rent. I re-signed my lease after 8 months, and they increased my rent by over $200. Before moving out, they attempted to raise my rent again, for another $200. They're only interested in finding short-term tenants to make a quick buck off. 4. Terrible maintenance. I had multiple problems with my unit when I moved in, and maintenance did nothing about it. My dishwasher didn't work upon move-in, and I had to wait over 4 months before a new dishwasher was installed. 5. Upon move-in, I informed the leasing office multiple times about loose pieces of tile under my carpet that wasn't removed when the new carpet was laid down. Now that I've moved out, they're trying to bill me over $600 for carpet replacement, and are disregarding the fact that I reported this issue over the last 2 years. 6. Homelessness. The property is located next to a 24-hour self service car wash station, which hosts homeless drug addicts everywhere. Multiple times, I would find used needles scattered around the Briarwood property, as well as harassment by the homeless to myself, and especially my female family/friends.

From the amenities to the staff I have zero complaints. My requests for service and maintenance are always answered speedily and courteously. The neighborhood is a plus! Stores and restaurants are nearby.I had the pleasure of working with Versic to see if an apartment would be a good fit for me. She guided me through the moving process. Highly recommend!

This complex used to be a community when I came here in 2006. Now I feel they don't care about us at all.
Great price for the location. Generally well maintained.
I have lived at Briarwest for over 10 years and have no plans to move. I love my neighbors my balcony and my location. Ive been a renter for a long time and this is by far my favorite community.

I have lived at this property for 20yrs. Its a old building,but a quit community. It has a key location for your price. Finally your expectations are what u put into it. I would recommend anyone that has a realistic mindset to this property. You cant make a old building new unless you tear it down .

I've lived in this complex for 14 years. Nice neighborhood close to the galleria and other convenient retail/food chains. The complex itself is always maintained well with spacious affordable units.
Briarwest is a great place to live. I relocated to Texas from California and this was my first and only choice for a place to live. The apartment complex is secured with steel, fob activated, keyless entry gates, its surrounded by every store you can think of , including groceries. Plus the Galleria, which is a high end multi level shopping mall is located 8 minutes away.
The complex has plenty of foliage and updated landscaping which translates to plenty of shade and nice walkways. It is situated in an upscale area and in walking distance to three major grocery stores. The character also comes from being a vintage-style residence with ornate metalwork on balconies and gates. Quiet and relaxing in a great location!
The thing that makes this apartment and townhome property so great is that it's a great place to be in the middle of the great city of Houston. You are close to excellent landmark items good for older and younger couples, singles of all ages and family's its such a great area. There are fantastic ranking schools in the area as well as shopping like, The Galleria. There is also family and adult fun such as multiple movie theaters, Dave and busters, Spot light Karaoke,Slick Willies Billiards, Many adult clubs, 224 Hour and late night dining with sooooo many choices during the day. You are close to many major highways and back street shortcuts. There are many grocery selections right around the corner from your neighborhood Krogers to your specialty markets such as Rice Epicurean and Wwhole foods to name a few. There are many fitness options rights around the corner such as 24 hr fitness and yoga studios which me and my gf frequently use. My gf is a bartender and works many late nights but has never felt safer as the on sight security patrols all areas. It is just an overall fantastic place to live I definitely have gotten friends to move in this complex and in the General area I definitely recommend anyone looking for a nice spot when moving to or just around Houston this apartment property is the place to start.
Quiet, and the office girls are awesome! Been here 5 years and I'm going to stay! Besides Trader Joes is close by! It's an older property but that's why I like it...way more charm!
