Property Ratings at Briarwood Apartments
We have lived here for four years now. Loved it at first, but since krc management took over its been getting worse and worse. Had six months where there was no pest control and constantly attacked by fleas. It now smells like a litter box because the stray cats that live in the area constantly spray not just the bushes, but people's door as well. Never see a manager anymore to complain about a problem(when you can get a hold of them they tell you that they wont deal with it till it gets worse). No security patrol anymore so cars are now getting vandalized and its our problem.
I have lived at Briarwood Apartment's in Clovis for well over 8 years! I absolutely love it here. Management is excellent! Lynn our current Manager is professional and courteous! She handles work orders promptly and genuinely cares for her Residents. The property stays clean and is well kept. The location is absolutely convenient and we are spoiled with everything close by! I want to mention a personal experience that occurred. In 2018 I transferred to a 2 bedroom unit that was had previous tenant's that chain smoked as a result the existing carpet smelled like smoke that triggered my house member's asthma! Lynn and the Manager Angel at Corporate graciously had the old carpet and flooring removed and replaced. This was an expensive cost and I am grateful to them for making me feel like a valued resident! Thank you ladies both for your professionalism and generosity! As far a people complaining about roaches, the property is not infested. If there are any present you need to have pest control spray and the issue is resolved. You can't govern pest's, they are present in rich neighborhoods they have no zip code. Have the area sprayed and be a clean person and the issue does get resolved. As far as noisy and disruptive neighbors trust me they get dealt with appropriately. I highly recommend moving to this property I feel safe and Clovis PD will be at your door in a heartbeat if there is an emergency. Thank you Lynn and Angel with Best Regards Miss Lira!
A little pricey for an apartment that is not up to date (bathroom, appliances, outlets!). I first saw it listed for $725, they later charged us $765 because of new flooring, and I believe they just raised the rent to $775 . Otherwise everything is pretty much good. The apartment is very spacious and the closet is huge. The residents are very quiet and everyone seems welcoming. I didn't have a problem with bugs the first few months but after awhile I started seeing these weird cockroaches, sometimes they were extremely slow and then some extremely fast. (Haha! I swear I'm not exaggerating but it was pretty creepy) I encourage you guys to check this place out if you haven't. I love the location, it's in the middle of everything which is very convenient and it's a place you will feel safe.
Great apartment complex, the pictures on apartments.com were a big help in deciding to move in here. Location is excellent, within walking distance of multiple shopping centers as well as the movie theatres. Very peaceful residents, always nice and quiet, family friendly area. Pool and laundry facility on site is a plus! The management is also amazing, super friendly and inviting. Ideal apartment complex, I would recommend to all.
