I have lived in different apartments for the last few years but never a Broadmoor apartment until this one. I lived in a studio here and it was alright. Everything worked in the apartment which is all I really needed. The studio I lived in was in need of an update for sure. Nothing was in great shape really but like I said it worked. The big huge sliding door made it hard to keep the apartment warm in the winter and cold in the summer for such a small space. OPPD bills were rather high. I read someone else’s review about maintenance doing band-aid fixes and I’d agree with that. Stuff they “fixed” just created a different problem. Like they fixed my jammed sliding door but then it wouldn’t lock after that. Unlike some other reviews I’d have to say I LOVED the office staff. I’ve come to them unhappy before and they always heard me out and made me feel valued as a resident. They have a job too so and procedures they have to follow which might not make everyone happy but I think they do their best. They send out updates via text to residents as needed, planned grab-and-go meals for us during COVID, and always emailed me back within minutes of me emailing them with a question. They are really on top of things unlike some other apartments I’ve lived in. I was lucky and had a quiet apartment, I never heard my neighbors except for the occasional loud sneeze from the girl below me. I did hear a lot of jerks outside blasting loud music late at night in their cars, honking at 8am for 10 minutes to get someone to come out of their apartment, and some dude screaming at his girlfriend. I always felt safe in my apartment since I was behind two locked doors but I’m not sure that the area is that safe. Overall I would recommend these apartments. They aren’t perfect but the office staff made my stay pleasant and comfortable. Everything was in working order in my apartment & I made it feel like home with decorating.
I like the apartment itself and its reasonable for the price. But the customer service is really bad in the leasing office. The manager Anna is very rude. Justifies instead of apologizing even if its their fault-does not have the right attitude for that role. Laura is the other person and she is pleasant to work with so i would recommend working with her. A very frustrating thing for me with them is they always want to do band-aid fixes when you call with a problem. So something has to break 3 or 4 times before they will replace it with a new part. It is extremely frustrating. I have even offered to buy the part for them to replace it.i just want it fixed. Like someone else said in their review, the security people who drive through at night is just a joke. i always see that person driving through looking down on their phone or parked in the back of the apartment and on their phone. They say no pets but people have pets, i see them walking their dogs every night and same thing with smoking. They simple don't check and followup. I think this place is good for short term.
You may have a good experience here provided there are no issues that come up. However, that will quickly change should you need maintenance or have a horrendous neighbor. Issues will go unattended for months on end. The apartment management are uncaring and the fake smiles don't cover it up. Your neighbors will play music very loud, so that you can't hear your TV or music even if you have headphones on. Their security company, Allied Universal, isn't really much of a security company. They don't often address issues and just fill out reports in their car without going into buildings to check on matters. They do this because they don't have keys to anything and need to be let in. Make Briarwood, and Broadmoor, a last option.
I lived there about a year ago with a roommate and the staff and property was excellent. They are great at communicating in a timely matter and addressing issues promptly not that there were really any. I loved it so much I am probably going back for a one bedroom right before Summer when I move again.
We have lived her for about 6 years now and it is the best place I have lived! All the staff is super friendly and when you need something done they do it right away. You always see smiles on their faces when you see them. It’s also a very family friendly environment. Lots of kids playing together in the court yards :)

I moved into Briarwood Apartments 5 months ago and this place is by far one of the best places I have lived in Omaha. The staff is extremely friendly and accommodating. I recently had surgery and the girls in the office were so helpful during that time. If you move here, this community is like a family. During my move here, I struggled to off-load my moving van and one of the residents without asking, came over and helped me. If you rent from Briarwood, you would get a cozy, clean and noise-free environment. As a current college, this is essential for me. They also have two pools and an on-site gym that actually works.

My husband and I have lived at three different Broadmoor properties over 6 years, Briarwood has been the best fit for us. Its an affordable apartment for us and the office staff and maintenance staff are great. Laura & Anna are so welcoming when you enter the office. Its located perfectly for several gas stations, grocery stores and several restaurants all within a 10 minute drive of everything. I definitely recommend living here.
The office staff is very friendly and are very helpful. The maintenance staff is very efficient and gets things done right away. It is a very quiet community. I enjoy living here very much!
I love living here at Brierwood. The staff is excellent and very friendly. Maintenance is right on top of things and grounds are beautiful. The apts are very nice and spacious. Would recommend to anyone.
The customer service is horrible, they seem to pick and choose how to react to each situation on a whim. We had several occurrences of loud noises from the neighbors on both sides, and below. Yet our neighbor below us who during waking hours SLAMS on his ceiling because our cats run around every once and awhile. Not often though because they are lazy cats, but this running around is not during quiet hours. Also, the neighbors noises do occur both after and before quiet hours. The neighbor below us though seems to get priority for noise complaints though because when he complained we got a warning, while they have yet to do anything about our complaints. Apartments in general are not bad about noise, they can be surprisingly quiet but if you want peace of mind and a responsive system that does not show favoritism, go somewhere else. Also I read the other comments and apparently things have changed a lot since the quietness of before.

I lived here for one year with a roommate (we are both early twenties females). For the price I was really impressed for how well run these apartments are. From day one the office staff new me by name and always greeted me with a smile and a hello when I went to pick up mail. If there was every a maintenance issue (I think we only had two) I never had to wait more than a few hours for it to be fixed. The neighborhood always felt safe to me and there are a lot of hills nearby which was great for 5K training. Being out on the edge of Omaha was never really an issue because there was a grocery store, gas station, restaurants, post office, and library all within a 10 minute drive. Added bonus: they have a free recycling service. While these aren't going to be super fancy, high end apartments I have absolutely no bad things to say about this complex. I definitely recommend it.
I have lived in Briarwood apartments for about 3 years now. The apartment complex is very quiet. They have not once updated anything. They wait till you move out to update anything and then jack up the rent for that apartment. There are 2 swimming pools that are never jam packed. The gym is never packed either. There are ALOT of spiders in my apartment!!! I find this to be a huge issue. I also don't care for maintenance. However, it is a quiet place to live, with no drama.
