Property Ratings at Briarwood Hills
Good: Most of the people in the complex are very friendly; and many of the landlord allows pets. Bad: Noisy neighbors. Not much peace and quiet. I complained once, but I'm not going to complain again. Between the people across from me and next to me, there's just no peace and quiet. Bad: The laundry room is dirty and the equipment is not in the best shape. Bad: The heat pump in the front room of my efficiency is controlled by knobs, you can turn it high, low and on or off. You can't set a temperature and the unit is old and not efficient by todays standards. Be prepared to pay a lot in electricity.
I could write a novel about how awful it was to live here. Whether it was the extremely loud neighbors through paper thin walls, rain overflowing the gutters into my unit, theft in the parking lot(my catalytic converter was stolen!), or not giving a security deposit back because I didn't give a full 60 days notice of vacating. This has EASILY been the worst renting experience I have had. I would not recommend anyone to live here for any reason.
Tried to pull a fast one - goes under new management every few years. Issues are never actually resolved. They pulled the old Google account that showed ceilings collapsed, black mold, apartments flooded from the pool, bug (centipede) infestations, & electrical not to code. They do not handle things in a timely manner. Parking is always an issue and now they have a towing company that's had a ton of lawsuits to manage the lots. Apt. numbers are all out of order. Management is never available and will lie to you. Shady shady place. Keep raising their prices after they "update" the apartments. Lipstick on a pig doesn't change that it's a pig. Look elsewhere!!!!!
I would give zero stars if I could. Been living in mold, for the last couple of days moved into a hotel had to put money out of my own pocket will not be reimbursed for hotel. Cost management is unresponsive and doesn’t take any responsibility stay away.
Michelle in the office is excellent, always on top of maintenance. I've been here for many years, my water heater finally went over the weekend and they were here on top of it within the hour. I've had a few small maintenance issues. I called Michelle in the office and they were here fixing everything within 2 days. Michelle is very pleasant and works extremely well with the tenants. I've made a home here and do not plan on going anywhere. This is a friendly and warming place to live. Thank you Michelle and the maintenance crew.

Very convenient place to live. Maintenance and property manager are on site, whenever there is an issue it is attended to immediately! I love having access to a pool gym and laundry room as well.
i have lived here for 9 months now. My car has been towed 3 times costing me over 900 dollars. The parking rules for Briarwood are ridiculous. My car registration cant be changed due to it being a tax write off since im a veteran. My first week moving in there was a water leak that caused over 2k worth of damage to my personal belongings. it leaked 2 more times after the first "repair" There is a "strict" no smoking rule that states you can not smoke on your balcony or porch. No one abides by this and smokes on their porch which leaks directly into any open windows as well as your ac units(which are 2 hotel ac units). My first electric bill was over 500 dollars because i transfered the electricity in my name(as requested by lease) and the tools and ac the workers used to repair the apartment before move in were charged to me. They refused to pay me for that. Most people here own pets and do not have to pay a pet fee, that being said walking in the front of the buildings is dangerous because there is dog poop loitered throughout the grass. Final complaint is that my kitchen (unlike others) only has one drawer that is less than 4 inches wide and you can not have your dish washer open while doing the dishes unless you can stand between the sink and dish washer which is about a 5 inch gap. Only good thing about this place is that Michelle who works in the office is nice and tries her best to work with you despite all the negatives of the place. Final opinion take the time to find somewhere else to live. This place is not worth the time, money, or headache.
Moved here a year ago and love my apartment and entire property. Very peaceful and everyone is so nice. Property Manager and maintenance staff are so attentive and helpful with any questions or concerns Always can reach out to office and get speedy reply. I highly recommend living here.
I am completely happy to be in my new home! Michelle was prompt and efficient with tour, explaining everything and helping me understand the application. Apply was a little bit overkill but it made me feel safer as a single woman, knowing they scrutinize the residents. Maintenance had my apartment completely ready as promised and worked out the inevitable bugs f a new place ! The parking program gives me piece of mind that I can park close to my unit and not worry about people who don't belong. Thank you Michelle for the Poinsettia and getting me in for Christmas Eve!
They dont care about tenants what so ever, they just want the rent every month! Anyone saying anything else is lying
Water leaking up through floor and their solution “build the floor up 2inches” so the flooding in your apartment is basically being masked while mold grows under “new floor” Parking is a joke and property manager is worse. Run!
