Property Ratings at Bright Oaks
During our time here, we lived with a cockroach infestation that the landlord took over a year to properly address. We would find 1-2 roaches a month and the landlord would just bait our apartment whenever we brought it up. We were told multiple times that they were coming up from the sewer and there was nothing else that could be done. Finally, we requested that they bring in an exterminator, and after the exterminator treated the apartments around us, the problem went away. For background info, neither of us had ever seen a roach in our lives before living here. We also found black mold in the HVAC room. While living here, I started having asthma attacks (which I didn’t experience previously) and had to start using a daily inhaler. We found the mold by accident (since the utility room is usually locked to us) and their maintenance staff told us that there was no way that we were breathing it in. My fiancé is an HVAC specialist at a homebuilding company. He showed pictures of the mold to his team and they all said that we were very likely breathing in the mold in the apartment. Since moving out, I no longer need an inhaler nor do I have wheezing/coughing fits. The floors/ceiling between apartments seem to be very thin. Our upstairs neighbors had two small children who were up at 7AM stomping and screaming almost every day. This would continue until midnight and we would regularly get woken up by them at night. They were so loud our ceiling would shake from stomping. We complained to the landlord and to the neighbors themselves, but the noise didn’t stop.

I lived there for a few months in the townhouses until we had to break the lease to move in which case they nickel and dime you and throw every fee possible at you. Anytime you ask to speak to a manager they become very unhelpful stating you can email the front desk and they will send it on (I do not for a moment believe they actually forwarded my email. I would NEVER live there or at any AR building company again just because the amount we got charged in the beginning and throughout the process.

I’m a current resident and I surely cannot WAIT for my lease to be up. This place STINKS. literally and figuratively. The front desk staff are not helpful whatsoever and it’s like talking to a wall when trying to communicate with them. The hallways always smell like garbage, you can hear EVERYTHING through the walls — they also love to salt/plow the sidewalks on an ATV at 3:00 in the morning so if you’re lucky enough to have an apartment facing the parking lot, you’ll likely be woken up to that lovely sound! The price for rent is ridiculous for the amount of space you’re given. You’re better off to rent a house probably for less than what you would pay here for a 1 bedroom apartment smh. they are built incredibly cheap. definitely would not recommend

Lived here for a year....broke my 18 month lease because i couldn't take it anymore...Super thin walls/floors/ceilings...you literally hear EVERYTHING the person above you is doing...and you smell EVERYTHING the people on your floor are doing....and also it seemed like something was always under construction....which added even more noise, and the equipment took up quite a lot of the parking lot. If you work any kind of alternative schedule/shift work, trust me, this is not the place for you.
As we have gone through several managers, the current one is by far the worst. Never understanding of any issues that residents may have and definitely not friendly as a person. She won’t even say hello to residents when walking by (unless she is touring people), but she doesn’t even know who lives in the buildings which also allows anyone come and use the pool.
Been a resident for two years. Came up for a lease renewal and was given no flexibility on the increase in rent plus the short term fee for month to month. Where I understand there should be a premium for month to month, having 0 flexibility when there were a number of units available just in my building I knew of is crazy. Fortunately for them, I’ve been looking to buy so I was essentially stuck and had to suck it up. Add in they didn’t replace my carpet before I originally moved in, it’s so worn down and gross. I brought it to their attention and they “couldn’t do anything”. Fast forward to today, I’ll be closing on a property in early May. I called to discuss some way to maybe pay a half months rent and there is “nothing they can do”. There is obviously a theme with AR Building and more particularly Bright Oaks. Just my two cents for people looking to move here.

These apartments look great at first sight. However, the walls are thin. You can hear everything. The halls smell like rotten garbage because of the trash pickup service they use. I've never damaged an apartment and always received my deposit at the end of the lease. They found a reason to keep my deposit PLUS charge me a few hundred more dollars. I would never recommend these apartments to anyone.
Lovely apartment, beautiful finishes. The kitchen in this apartment is nicer than the kitchen in the home that I sold. Great amenities such as a washer and dryer in the apartment, and a very large bathroom. Great closet space. Walls are a bit thin, I can hear my neighbors, but luckily none of them are too loud. There was an issue in the summer with the pool closing early due to lack of lifeguards, which was disappointing. Ample parking, and storage downstairs, and the custodial department is very nice and very quick. No major issues, it is very pricey though. Not sure if I'll live here after the following year, I may be looking for a home to buy again. Very safe, and secure building, which I appreciate as a single female.
My boyfriend and I moved to Pittsburgh from New Orleans because he was stationed here while working as a petroleum engineer. It took us literately MONTHS to find a place that we LOVED!! My honey found this place and we did fall in love with it. We moved in the fall to a brand new unit and we stayed until the winter. Unfortunately, he was laid off and we had to move back home to New Orleans, but I will never forget this place. I was my happiest here and I wish I was still there! Thank you Bright Oaks for this beautiful place! _Brett and Shana SN: Downside is braking the lease. We don't have any money and we are struggling to pay the remaining balance of breaking the lease. If you sign a lease please make sure you stay until the lease is up.
Moved into a BRAND NEW building with dark wood floors & cabinetry, all stainless steel appliances in a quiet secluded area. Im 5 mins from the robinson shopping area, 15 min from the airport, and 30min from downtown Pittsburgh. With all the latest and greatest amenities "Pool, gym, Etc" What more could you ask for.
