There are halfway houses being ran from multiple units, with criminal activity documented - these units have 10-15 SHADY men moving in and out on a regular basis. Cockroaches are a huge problem. Gate hasn't worked in 7+ months we've lived here. Maintenance is responsive but incompetent and unprofessional, expect it to take multiple times for them to repair correctly. Read the bad reviews and believe them, RUN.
If I could give this place 0 stars I would. Only lived here a year. Couldn’t possibly take more than that. Never complained, other than about the bugs and was always polite to staff, but this place is just money hungry and not worth it. 1. Roaches (big AND small) since the day we moved in. The whole building was contaminated with them. 2. They constantly send emails about pool/noise rules but don't enforce them at all. People outside at the pool all times of the night being VERY loud. Revving cars and speeding through the parking lot late at night like it's a drag strip. 3. ZERO storage space and lighting is TERRIBLE in the 3 bedrooms. There are no overhead lights in any of the bedrooms or living room, which to me is crazy. 4. The security code you're supposed to give to guests never works and the keypad at the gate is impossible to figure out anyway 5. If you leave below or above people who smoke, be prepared to smell it. I don't know which neighbor it was, but I had to keep my bathroom door shut at all times because I could always smell their smoke coming through the vent. 6. Can hear everything your neighbors are doing. I could hear a cell phone ringing, the vibration and everything. 7. When you move out, they will find the slightest spot left on ANYTHING and charge you for it, even things they messed up themselves. This place is not worth the money we paid when we moved in, and it's DEFINITELY not worth what they are charging now.

We have been here for over a year now and love the location and the extras Brighton Valley has to offer. The staff is very helpful and the maintenance crew is super efficient with any problems that occur. I highly recommend looking into moving to this complex.

Nicole in the office is the absolute best. Anytime my husband and I have any questions or concerns she is always there to assist us. If it wasn't for her I would have left the complex awhile back. Maintenance is okay too. The only issue is the working-- then non-working of the gate, though I know they are doing their best to rectify it.

These people do not care about their residents! STAY AWAY! My neighbor that lived below me had a dog that was part pit and was aggressive towards everyone. Several people complained about it when it was on their balcony and growling at people who walked by. One day my daughter, her dog, and I were walking up our stairs and this dog ran out and attacked us and knocked me and our dog down the stairs so I called the office to let them know what happended and nothing ever happened. I ended up just transferring apartments so I didn't have to worry about my daughter being attacked everyday. I also had so many leaks here it was ridiculous. If your personal property is damaged from their leaks do not expect the apartments to take responsibilty or even care about your property damages, they will tell you its not their problem, even if maintenance was the cause of the issue. My initial pre move in walk through I did ended up being an entire page essay because the apartment looked so bad. After writing everything wrong with the apartment noone ever showed up to fix anything written on the pre move in form. My first week after moving into my apartment there were 3 leaks and there were never any repairs made. Even after letting the office know about the huge water stains in several spots nothing was ever done to fix it. Also they will charge you a non refundable pet deposit AND a monthly pet fee which is only for you to have the pet there, I ended up paying a $550 pet deposit plus a monthly pet fee of $15 which totaled $730 for a year and none of this is used to cover pet damages, it is only for you to have the pet in the apartment. I had a cat and the only damage there was he scratched on 1 side of a door frame and charge $100 for it! If there are any other damages they will also charge you ridiculous amounts for it when you move out! They will also charge you for things that are supposed to be classified as wear and tear such as, my towel ring was not installed very well and it came out of the wall so they charged me for a hole in the wall where the towel ring goes then they charged me for there being nail and screw holes as well which are easily fixed with putty yet charged $100! Protect your wallets if you decide to move here because they will attack your wallet hard if you ever move out!
My husband and I love living here! This is such a kind community to live in, and the staff are so helpful! I work in customer service (from home I should add) and I can attest to how awesome the office and maintenance staff are! It is quiet enough that I work from our apartment peacefully. This apartment is our little sanctuary from the world. You could fine a place like this in the Nashville area for a better price. We are so close to the airport, Kroger, Aldi, and our friends in Donelson and Mt. Juliet. I feel cozy and safe here. I was recommended this complex by some girls I went to college with, we all speak super highly of Brighton Valley. The team is super responsive especially the courtesy officer and emergency maintenance crew. (Never had a problem just needed a question answered urgently.) I would certainly recommend this community and tell you that any negative reviews must be gross over-exaggerations.
The staff are extremely friendly and helpful with any situation! The complex is kept very clean and well landscaped. We love the monthly apartment activities they host, great way to meet the friendly neighbors! I’m extremely happy I chose Brighton Valley to call home!
First let me say, my fiance and I moved to Brighton Valley from Los Angeles, sight unseen. We had multiple conversations with the leasing staff to get videos and pictures of the complex (because we are usually hesitant on what is shown online) - to our surprise and liking, the place was exactly what we were looking for! Since moving in June 2019, we have LOVED living here. All of the staff are great and they are extremely quick to respond to anything that might come up. They are pet friendly (which is so hard to find nowadays) which allowed us to rescue two sweet pups. The complex has two dog parks too and there seems to be a good amount of pet owners who live here. The community is spread out so it makes it very quiet around here, which was a great relief after living in downtown Los Angeles. We live in a townhouse, an end unit, and we never hear our neighbors, who have a baby. The few complaints I have would be that since the units are a little older, the living room doesn't have a ceiling light/fan, and the kitchen is a little outdated and lacks drawers. I wouldn't say these are deal breakers though because there are ways around those. Overall, we cannot wait to renew our lease once it's close to being up to continue living here. You really do find your home at Brighton Valley.
I have lived at Brighton Valley since April 2018, and I cannot even think about a complaint. They always give you a heads up they have to come into your apartment. They come in every 3 months to spray your apartment for bugs along with change out your air filters and check the batteries in your smoke detectors! The staff have always been nice and roam the grounds occasionally to spot for issues that might have arrived from a storm. The pools are always clean and rules are enforced for them. The area is safe as well! The gate only opens during business hours and has never been left open. However the people of the community keep breaking the stop arm.. but the actual slide gate has always worked and never has a issue! Sadly, the area outside the complex is not that great.. but that is not the apartments fault! They do a great job of keeping the inside safe and welcoming!
We have been here for over 4 years now and absolutely love it. We have one if he 2 bedroom townhomes and they are a great size for my family of 3. Maintencebis in top of fixing stuff when you have issues. The office staff are extremely helpful with answering any questions you may have. And the events the office does almost every week make his community a family friendly living establishment for. anyone. I highly recommend this place.
We’ve been at Brighton for only two months, but I can tell you I love living here. It’s gated, it’s quiet, the grounds are kept excellent and the indoor and outdoor pool are great bonuses. They have events each month, which are a great way to meet your neighbors. The office staff is amazing and will go above and beyond for you if you have any issue with your apartment or townhome. The insides are a little dated, but well kept especially for the price. I really do enjoy living here!
I’ve lived here for almost three years now and haven’t had any complaints! The apartment staff is very helpful and timely, maitnence is super quick, efficient, and kind, and the neighbors are always great! They allow pets which is wonderful and have a dog park. The amenities are awesome, there’s and indoor and outdoor pool, a hot tub, and a small gym. Mailbox and dumpsters are close by, and for my townhome I can park right out front of my place. Beautiful and charming gated community, I’d recommend it to anyone!
I love this community because I have stayed at a lot of apartments over the years growin up and this is by far the best property I have ever stayed at! The grounds are beautiful, we talk walks regularly, the staff are friendly and curteous, the maintenance staff are on it people! I have three words to sum it up: Wow, wow, wow!!!

I've lived at Brighton Valley for 2 years now and I've enjoyed it the entire time. It's close to all my daily shopping. I use the indoor pool all year long. I don't have any issues with the neighbors. There was a short period where parking was an issues, but this seems to have cleared up, at least in my area.
My family moved to Brighton Valley over four years ago and we love our home! We were looking for several weeks, and we came upon Brighton Valley during our search and we feel we made the right choice. Brighton Valley apartments are located on the bus line, close to local grocery stores and several choices of restaurants around the area. The Office, Administrative and Maintenance staff are awesome, and they come and take care of maintenance request immediately and even in the winter months, on weekends if required. The entire staff at Brighton Valley treats each resident with respect and are courtesy when their tenants have issues and concerns. It’s clean, quiet, and a bang for my buck. Nashville is getting expensive! And while this place isn’t the most inexpensive, it’s not the most expensive either. It’s a fair middle ground for what you get here. I’m quite satisfied.
I love our Brighton Valley community because it sits in a beautiful Forrest area right in the middle of the city. It’s quiet and safe. My home is beautiful and maintenance always comes right away to fix anything that’s broken. The office staff and property manager are wonderful! The pool and other amenities are key to why we enjoy our community so much! I’m so thankful for our home and community!
Just moved here and the apartment is a nice size. I wish they would've told me a few things prior to move in like the big ants that continuously come through the crack of the front door and crawl all over the walls and floor which is perfect since I have small children. The water that leaks on the floor when the shower is being used, it falls towards the toilet. Clearly this apartment had plumbing problems in the past. The refrigerator door handle that looks like it was glued on, actually just broke. The air conditioner doesn't blow in a room or two, I can't tell at the moment. For some reason the toilets are a little high off the ground, which is something I've never seen before. If you aren't a very tall person that can be an issue at times. The toilet in the master bedroom looks like it's hanging on for dear life and will fall off at a moments notice. There was also hair in the shower when we moved in.

Hello- With summer time here, Mid-Tenn will see some insects. We will put you on pest control to get rid of all the pest problems you're having. Brighton Valley treats water like fire, so when you have time, please email or call us so we can address any water leak issues you're having please. We have fridge handles in stock to replace if need be. We'll assess the a/c unit not blowing in the certain rooms. The toilets are standard toilets. My fiance and I have been living in Nashville for some time now at an apartment complex we couldn't call home anymore. As soon as we learned our lease would be ending, we began to look around and because Nashville is growing rapidly, our budget exceeded past certain Nashville areas. It was then we began searching online, viewing reviews, and asking our friends about their homes. While looking online we came across BRIGHTON VALLEY, and i knew from the first day we inquired about it and two day later Harmony, the office manager followed up, this would become our home. Our visits to tour, started our journey. We were partnered with Ariana B in the leasing office and she is like our friend now! lol Nevertheless, the neighborhood is quiet, friendly neighbors, and a great community to FINALLY CALL HOME. I would recommend this property to anyone looking for truth and genuine guidance.! :)

Love the indoor pool and hot tub. Playground and tennis court near my apartment and love the gated access. Makes me feel safer. They’ve also made improvements lately to the lighting and landscaping. Minimal outside noise. Friendly neighbors. Prompt maintenance requests. Only request would be later hours for the clubhouse gym and pool area. Planning to renew for year 2

I moved to Nashville in September of 2017, and I live at Brighton Valley. The staff is excellent. Maintenance is always quick to repair anything. My one bedroom apartment is very spacious with plenty of storage. I have a very nice sized walk in closet, a coat closet, a linen closet and a huge laundry room with lots of room for storage. My bedroom is very spacious with plenty of room to hold a queen size bed and two dressers, and I have room for a vanity. The apartments are pet friendly,and there are two dog parks on the Grounds. They even sent me a sweet message on National Puppy Day. I love having the indoor pool and hot tub in the winter, and the fitness center is excellent and always so clean. This neighborhood is also very quiet. The location is a little far from the downtown area, but only about a 20 minute taxi ride. I would recommend these apartments to anyone.

We have lived here just over a year. The staff and management are very easy to work with. The building facilities are kept clean. Ther have been a few downsides. The complex parking can be unpredictable, neighbors leave trash out and pet owners can be lazy with picking up.

This is my first place in Nashville. I moved here in early January 2018. Overall it is a good community, and it seems like there is a lot of improvements on the schedule for this year. They are usually prompt on work order requests and so far all staff I have encountered have been friendly. The couple issues I have are nothing major (just more of a pain): 1) no recyling is offered, if you want to recycle you have to do it yourself, 2) I love that it is dog friendly but the entire community sucks at picking up after their dogs-even with numerous dog stations. I live in an end-unit townhouse that happens to be right by the dumpster... it amazes me how much misses the dumpster or how much dog crap is right next to the dumpster. 3) again, it’s a good launching point but if you want to be closer to downtown don’t live here- it’s usually 20-30 minutes to all the major neighborhoods but if it’s rush hour expect longer because this complex is on Murfreesboro Pike. When my fiance and I found Brighton, we couldn't be more thrilled. The staff was kind, welcoming, and eager to show us around the premises which are quite impressive including Tennis Courts, a fitness room, and even an outdoor AND indoor pool! Additionally, we were quite impressed with the model room and the overall interior of the two bedroom town homes which were newly renovated and spacious. Pricing for Brighton Valley units are also incredibly reasonable compared to other apartment complexes in Nashville area. We've been living here since August now and are continually impressed by the incredible maintenance and office communication regarding any construction that may need to take place, etc. Jesse and I have particularly enjoyed the community events as well which take place about once or twice a month and usually included tasty treats, activities, and a chance to make new friends in the complex. Such a blessing to find Brighton and call it our home. Plan to renew our lease in August!
The amenities are really what puts this complex above others in the area. The year round pool, hot tub and gym are great! The only down fall is the gate. It takes forever, you randomly get people calling you and is constantly breaking. I would like the complex more without the gate.
I moved to Nashville over the summer and into Brighton Valley prior to even getting to look at the property or unit I'd be staying in. I was so pleasantly surprised when I got here and loved it even more than the pictures. The townhouse is very spacious, there is a crazy amount of closet space which I love, bathrooms are a great size, and bedrooms are also large with walk in closets! Maintenance is always super quick to fix any issue (all of which have been very minor). I recently had an incident where my purse was stolen in downtown Nashville with my license and house keys in it. I was really nervous about having my address and house keys out there somewhere and called the office first thing in the morning. Within the hour, they had maintenance re-keying my place for peace of mind. Property manager is super friendly and has left us a couple thank you notes which really goes a long way :)
Beware of this place. I can't wait to leave this place when my lease is up. Let start with the frist thing you see when entering Brighton Valley Apartments the gate. This thing needs to be replaced it's either doesn't work or its about to break. On more than one occasion I have had to wait outside the apartment for them to fix the gate. The last time it was for 45 mins on a Saturday. The overflow was out on murfreesboro pike causing traffic to back up. The appliances in your apartment will break down. Not if but when and when they do the nice and friendly staff you met with will be rude and down right disrespectful. Maintenence will only be able to patch these problems not fix them so it will break over and over. Traffic in the morning is horrible. This place is located in a very bad spot for your commute in the morning. Traffic will block the intersection so you will not be able to get out quickly in the morning. The indoor pool was down from October to December. Metro is always "fixing the water" so it's usually down from 9pm to 6am or longer. Please do yourself a favor and don't throw away your hard earned money here!

Dear resident, when and if the gate is damaged, we have it fixed asap. We're sorry that someone wasn't following the rules and hit it, and left everyone waiting outside the property. I believe we spoke about your appliances, and the issue ended up being the door handle, which we replaced the following day for you. Traffic in Nashville and in any major city during rush hour can be frustrating. We are just so thankful that our property has a traffic light at our entrance, not all properties have that. As for being a bad spot for commuting, I guess it all depends on where you work. Some people work at BNA and get there within 5 minutes. The pool heaters were down for some time and we very sorry for that. Metro Water Services was working on the few water mains on M'boro Pike, and unlike other properties, we have the ability to mass email and text immediately to let everyone know what's going on. Most of our residents appreciate us doing that so they can hurry up and take warm showers or cook a meal real quick, instead of being completely blindsided if we were to not send out anything at all. Communication is key. We have a Cares Team that puts on 3 community events each month to bring everyone together and are thankful to have them, they're great. We are deeply sorry about the experience that you had here, give us a shout anytime. Thanks again.

Dear resident, having the only gated community in this area does set us apart, however, we cannot control every individual and their actions. When something breaks we fix it. Nashville has 100 people moving here each day, there is nothing we can do about traffic during rush hours. We have a traffic light at our entrance which is a huge advantage, not all properties have that. We have a lot of people move here because it cuts down on their commute, I guess it all depends on where you work. The pool heaters were down and we replaced them.
I am loving my apartment here. It is spacious, quiet, has tons of storage and a semi-private back porch facing a nice wooded area. The kitchen is small, yes, but it is by no means a deal breaker, as the rest of the apartment has plenty of space. I love the layout, and the upstairs bathroom was a big reason for why I picked this particular layout (the 2BR townhouse). The staff is really phenomenal. Sully is professional, fair and always shows his smile, Harmonie is SUPER helpful and quick on her feet, the leasing agents and maintenance staff are on the ball, for sure. Don't let small things like occasional maintenance issues with the onsite amenities scare you off. You're going to get those at any complex, trust me. They get maintenance taken care of quickly and efficiently, they are always friendly and available, and the community events are seriously fun. I hope to be here for a long, long time!

My experience here was awful. First, my apartment (581 Brooksboro Terrace) was unavailable to view until I picked up my keys, and what I found was completely disheartening! The foundation is not level...at all. The refrigerator door would bang open and hit the wall if not closed completely due to the awful lean in my entire apartment, and all my lamps leaned sideways. Also, the apartment smelled of mildew. I had a leak in my ceiling in February. I immediately reported it, and their response was for maintenance to poke holes in the ceiling and add more buckets. Two days later, they apparently fixed the outside leak (no water was in my various, strategically places buckets), but the inside was never repaired. Despite contacting management about this and being told that a contractor would be coming on a specific day to repair any damages and do drywall repair, no one ever came. When I moved out on May 30th, there were still large holes in my ceiling. Third, there were several nails/large staples poking from the carpet which often painfully stabbed me in the foot, forcing me to evade those areas. Fourth, management is very rude and unprofessional. On multiple occasions, I would attempt to speak with her and be left waiting 30 minutes. On one occasion, I finally spoke with her about a few concerns, and although she promised to have a response for me within a day, several months have passed, and I never heard from her. Fifth, they gouge you on rent prices, despite the mediocre apartments, which have not been updated structurally in probably over 15 years. In 2016, rent increased by $125 per month. I was told that all the townhouses in the area were in this price range, and upon further research, I learned that they were all managed by the same realty company: Freeman Webb. Lastly, and so VERY IMPORTANT, beware of the surety deposit!!! It's not a deposit but a bond(similar to the type of bond people post to a bail bonding company to get out of jail)! It's the only option here. These people are scam artists and WILL overcharge you at move-out. They sent me a $529 bill on June 21 at 5:00 p.m., and told me that I had to pay it by JULY 1ST!!!!! Because you paid a bond they'll just submit their inflated charges to the bonding company within days of sending you a large bill, giving you days to pay it. If you dispute any of the charges, you'll be forced to deal with a bonding company instead of the apartments because they will not reduce their ridiculous charges.

Hello, Thank you for the feedback, reviews always help us find new ways to become better at serving our residents. Sometimes with turns apartments need more work than others and aren't ready until the day before the move in date. We always want to have at least a few days prior to make sure the prospective resident(s) can tour their own future apartment. With water leaks from above we always want to alleviate the pressure and weight of the water by poking holes to prevent the ceiling falling in. This also helps dry out the wall so we can fix the drywall quicker. Once again, thank you for your feedback and have a nice day.
After almost 5 years of living here I am being forced to move. The first letter I received stated I had to move for renovations even though I moved from one unremodeled apartment into a renovated one 3 years ago. After speaking with the office other reasons came to light; i.e. They saw my business partner too often and "have to assume that he/she is a resident" even though our work days are 12 hours long and I run my business from my house. Other than that it's not a bad place to live. Quite for the most part. But I wouldn't try to start a home business here.

I've lived here at Brighton Valley Apartments for 6 months. It's been pretty good. I love the indoor pool. It's pretty quiet, with the exception of some current neighbors. I work nights and not too much wakes me up in the day. The office staff are great, very friendly and helpful when you need it. Maintenance fixes things quickly. Not a bad place to live.

I presently rent a three bedroom townhouse apartment with my two adult children and one granddaughter. We have been very happy at this location as the townhouse in keep in good condition by the management and the amenities are wonderful. Our only complaint is that the new management has gone wild for security. The first was a sliding security gate with a code card. We could live with that. Then came the cross bars across the entrance and exit so that not more then one car at a time could go through...as if that wasn't enough, a spike strip was added at the exit so that no cars can go through the "out"...so if there's a problem with the "out" we're kinda stuck. Also management is very concerned with all cars having current license tags. Many cars have been towed off due to tags being late. We don't feel that management should be concerned with our car tags...We realize that they don't want junk cars littering the grounds, but there should be other ways to handle that...also, we're not allowed to keep much on the small patios No grills, or bikes, etc.....all in all, we will move when we can.

Thank you for your response and we are happy that you love your home at Brighton Valley. Brighton Valley management gated our community for peace of mind for all of our residents. While most of our great residents follow the gate instructions there are those few that create a problem that require management to be more strict on how one gains access to the community which I’m sure you can appreciate. As relates to tagging cars, keeping cars operable is required in everyone’s lease, not having current tags on a vehicle is deemed inoperable. Keeping derelict vehicles off the property and maintaining balcony conditions to only outdoor deck furniture (no grills, they are against Metro Davidson County Law) keeps Brighton Valley a beautiful place to live. I hope we can change your mind when it comes time to renew your lease. Please stop by any time to discuss.
I must say that living here has been wonderful beyond words. It's nestled in a little valley off the main road which allows for peace and privacy. The friendly staff takes great strides to maintain your personal safety and comfort. I've never had an issue that wasn't resolved. The grounds are beautifully kept during all seasons for your family and your pets to enjoy! I've always felt safe living here and would recommend this area to my loved ones.
