Do yourself a favor and dont bother to move in here! Management is totally ignorant of ongoing issues with apartment such as packages being stolen all the time, mold in the bathroom and bedroom, false fire alarms during midnight!

This place has a lot of problems. We just moved out and we’re happy to do so. The management company is horrible and inattentive. Constant property theft including mail room, package room and garage are all an issue. Fire alarms that ring for no reason in the middle of the night with late night evacuations. Poor security patrols. The place smells like a medical marijuana haven. Exterior security elements are broken. Dirty trash rooms and broken equipment in the gym. Pool and common area furniture ripped, mismatched or falling apart. Dog pee in hallways with stained carpets. Guests constantly access the garage by following in resident vehicles entering the garage and park in resident stalls. Most residents are unhappy, please check for yourself by checking out the Brio’s resident Facebook site for your own glimpse into this little house of horrors.
Lipstick on a pig. If negative stars were an option, this place sure earned them. Don't let The Brio apartments fool you with their "amenities". Constantly missing and or broken pool table sticks, broken table top soccer for 1.5 years, garage gate ALWAYS goes down leaving the whole complex unsecured, fire alarms randomly going off for hours, bandaids left by the pool, cockroaches running by your feet at night and if your lucky the occasional rat will scurry by as well. This place is unfortunately COMPLETELY mismanaged. There are a ton of options in Walnut Creek, don't make the same mistake we did! Save your time and money!
After having visited 50 odd apartment complexes all over the Bay area, I finally chose Brio for it exceeds every requirement one may have - walking distance to downtown, best-in-class amenities, large sized units, best appliances/fixtures, and to top it all - the best management team hands down.

It's convenient based on freeway access/bart and the living style is definitely more affordable than most apartments in the area.

I believe that the price point of these apartments (beautiful as they are) are slightly over-priced. This complex likely would have been our choice if it was priced 150$-250$ less per month.
The overall environment is very comfortable to live with. The people in the office are very helpful.
I liked the apartment and community my only object to the complex was the influx of affordable housing clients. Which in my opinion should not have happened
Things I would not recommend: 1. almost the whole part of this living area smells bad. Most likely from dog pee. 2. fire alarm have turned on three or four times in half year, which is frequent. One time it was turned on at 6:30 or 7:00 in the morning. It is horrible to wake up by this annoying and super loud alarm.
The biggest issue I have is the noise from the apartments above (including TWO floors up).
Its fresh and new with a real good vibe. I really like the amenities and the location. Super nice community and so very clean. I was most impressed that the community has staff maintaining the property 7 days a week. That is a huge plus for me. I am a perfectionist and I expect my surrounding to be in top notch condition and this place is definitely that.
Our whole experience from our initial walk through back in September to moving in early December has been so well managed by the office personnel, mainly Cecelia. Thank you so much for your exceptional customer service.
I would recommend this apartment to my friends. So far, i moved into my apartment for over a month. The only thing i wish is that other lessor do not put their garbage in their front door since Friday. When i had a few friends came over visiting and saw a bag of garbage across from my unit looks bad. I did called the office to notified the management and yet no action.

Newer, not too big, not too small number of units. Facilities have everything one could need. Close to Walnut Creek a very big plus. I would not have considered if far from Walnut Creek

We really love our home and love living at Brio, but the application process was really frustrating. It took us much longer than expected to receive our lease and the office staff did not communicate regularly with us. I understand that Brio was migrating leasing systems but more regular status updates would have reduced our overall anxiety and concern about receiving a lease. Also, we were not told about additional pet rent prior to receiving the lease. We indicated when we toured the property and in our application that we had a dog that would be moving with us.

Noise is an issue. Residents let their kids scream in the courtyard during the day, they leave their apartment open or let their dogs bark, people play loud music, etc. Parking is not enforced at all, people park wherever they want all day and night, this is not fair to residents that pay for extra spots. The other big issue is parking. Guest parking abused by residents is rampant and people frequently park in our reserved spot because no guest parking exists. There are numerous residents that park in guest every day or park in the handicap spaces on each floor with no permit.

Would recommend - price, amenities, social aspect, cleanliness, security, apartment size, parking availability, package delivery, very nice staff and office area, staging was beautiful Would not recommend - the spacious very nice unit with the corner view had condensation on the ceiling in the bathroom; suggested that I may have maintenance issues.

At this point I would not recommend Brio. We are having difficulties completing the lease via the internet - link doesn?t work. Have called the office and emailed on numerous occasions, but the phone is never answered and I can get no resolution.

It has the right balance of amenities and location in Walnut Creek and to be able to commute to work on BART. It's nice to be able to walk to downtown Walnut Creek and also the Iron Horse Trail across the street is a big benefit.

The two things that I would not recommend is that face that the courtyard layout can be noisy to the pool facing apartments until 10pm. Also, the trash pick up should be 7 days a week. I recommend everything else. The staff is great and the apartment to apartment noise is really great (no noise)
I like that it is dog friendly, but the building needs to do more to "encourage" dog owners to pick up after their pets, even in the dog park.
It's a great place. However, Some of the views were not too exciting and the price did not reflect this. I expected lower rent prices for less than desirable views.

2 issues. 1 minor, 1 major Major - Kids and Drunk 'kids'. I work from home, and my girlfriend is in grad school. With our apartment facing the pool, we expected some noise, but not to the degree that it's been. You'd think weekdays would be tame, but there are constantly people screaming, yelling, kids crying, etc. The windows aren't thick enough to block that all out. I'm sure you've heard this. It really is hard to call this place home when it feels like a hotel Minor - The fire alarms! The ones in our place go off whenever we cook, even if it's in the microwave!! Weird. The big fire alarms haven't been an issue since we moved in though.

I've been a resident at Brio for almost a year and a half... moved here from SF due to my current work commute. I've lived in multiple "luxury" condos and apartments in major cities over the last 20 years, and I have to say this is the worst experience I've ever had. This is definitely not a "luxury" building for starters - I suppose that's subjective based on what you know (or don't know). More importantly though, since I've been here, there have been a multitude of issues: - Lack of hot water on several occasions - Poorly managed coordination of water meter installs inside our units (apparently they neglected to install them during construction) - Black residue on apartment fixtures and my pet's water bowl - which I believe is coming from the vents (this was communicated to management and it was ignored) - Garage security gate left open/unfixed multiple times - Bikes stolen - Bike storage locks changed without notifying residents (so we subsequently couldn't access our bikes) - A multitude of false fire alarms - Lack of guest parking - and promises to resolve the issue to no avail. I was told in previous months to have guests park on the upper floor when no "guest" spots are available at ground level (which is almost always)... following this guidance led to my friend's car being towed. I recently spoke with Mandy in the management office regarding the lack of follow up and communication to residents regarding the guest parking issue. When I asked for assistance on this matter, Mandy was extremely rude and combative, and even went so far as to insinuate that I was lying about the guidance I had been given previously... basically provided no assistance at all and treated a resident with complete disrespect and a total lack of customer service. It's been quite the experience living here. I wouldn't recommend moving here if you're considering it. I've never experienced such incompetency and poor management in general - and the utter lack of customer service is unacceptable.
The Brio is my new home - and it really feels like home. Amenities are wonderful. Although I share walls with neighbors, I would never know from sounds as it is always quiet - great walls!
This is a new complex, so the interior is upgraded. My apartment overlooks the lane into the complex, so it is pretty quiet. You can hear the neighbors above if they stomp around too much or have their music up loud, but for the most part it is pretty quiet where I am. The service from the leasing office is hit or miss. There are some there who are very nice and helpful, and others who clearly lack any customer service skills. I believe they are changing management, so hopefully it will get better. I have had two maintenance issues, but just common things for a new building. The maintenance guy (I can't remember his name!) is very friendly and helpful. He was quick to respond and correct the issues. The gated community is both good and not so good. You need a sensor to get into the garage or into the complex on foot. There is no code you can give guests so they either need to follow someone in or they have to use the call box to call you. The leasing office, if they are open, will let people come through that way, so if you have guests or a pet sitter, etc they can get in through there. They do quite a few community activities such as hosting wine tastings and other similar events. Overall, this is a good place to live, if you're willing to pay the pricey rent to do so. I work close by, so it works well for me.
