This place does not look anything like the pictures, it's rundown and management does not take care of the property. They have insane fees. The people in the office write fake reviews to promote themselves. STAY AWAY DON'T WASTE YOUR TIME
The new 2023 rehab is lipstick on a pig. The apartment still have a bug issue. 89% of the apartments is empty. New owner thought letting people leave would be the answer. WRONG!!!! No one want to live here. Super outdated even with upgrades. The leasing office should have a offer of 2-3 months rent FREE. More on the 3 month offer.

I lived here for one year (sept 2021-sept 2022) and it was hell. Multiple plumbing issues (my bathroom was flooded twice), rats, roaches (the complex is dirty), a man was shot and killed in our complex, pool never open and is always dirty. The only good thing about this apartment was the gym, however it's only open until 6pm so I hope you're not a 9-5 worker. Once I moved out the office kept "misplacing" my 60 day notice and sent me an eviction email although I had already moved out. We didn't get the 90 day rent increase notice as we should have which was another reason we decided to not renew. Office staff told me they couldn't send me any information in writing explaining why I was receiving an eviction note (they knew they were in the wrong and obviously putting that in writing shows their at fault). I could keep going but you get the point. I ignored the reviews when I moved in, don't make the same mistake!
Do not waste your time and energy with this property. Lack in responding and customer service. We experienced several red flags. POOR SERVICE UNABLE TO REACH OFFICE POOR MANAGEMENT Brenda is the property manager and does not return calls nor emails. This property needs help and will suffer big time if they are not in tune with the needs of thier clients or possible clients.
5 sparkling pools? Five dirty pools -- not cleaned or maintained. Crumbling brickwork. Don't move here. Gone from delightful to WHAAT? Sure low rent, but don't ask who your neighbors are. Better apt complexes elsewhere.

These apartments are the worse apartments I have ever lived in and I lived in Greenspoint. They are filled with roaches. It does not matter how much you clean, you will still have a roach on your counter the following morning. Beware of other people dogs. I had fleas with my apartment and I did not even have a pet. Some of the office staff is nice but don’t get your hopes up. I was told to pay a certain amount by my move-out day but was charged something else. I even had the proof of what I was told to pay. The only good thing about these apartments is the location. I absolutely love the location. You’re buy everything you might need.

This is the worst apartment I have ever lived in! The surrounding area is good. But we have been here for 6 months and they haven't fixed anything. We don't have a proper working stove, refrigerator or dishwasher (which I was told would be replaced when we moved in). We have outlets without covers that they have never been fixed. We have a large sliding glass door that has shades they took from another apartment with a shorter ceiling so the shades only cover half the window, allowing our neighbors to see us whenever were in the living room. This apartment complex also has a BAD ROACH PROBLEM and even though you pay for extermination each month we have never had one done after multiple request. They came out one time and said they did the work but I showed the office our camera video which showed they opened the door stood there for a few minutes and left without doing anything. They should also not be allowed to say they have a laundry room. The laundry room is owned by a third party and they say they are not responsible for it. Its is always dirty and most of the time nearly every washing machine is out of order.
This is the worst place to stay in the area, avoid at all costs. 1. There was a significant water leak in my apartment due to maintenance fault and it took them 3 days to fix it. No empathy from managers at all, customer service is very bad. 2. There was no numbers on my apartment door, I've requested to fix it about 3 months ago, nobody showed up. Useless maintenance service. 3. When you miss a payment, they won't help you out waiving the ridiculous late payment fee and the system will notify you the very last moment, it will help them to earn some more money, because you'll have to be late for a day to make a payment. Even if you weren't late on payments ever. Predatory commercial practices. 4. Roaches everywhere outside, especially after rains.
Have lived here a long time. Yet another new management team. Redid the office, painted the doors. Very rude, do not accept packages anymore. Water/sewer has gone up 20 to 40 dollars each month since they took over. The guy who was going to look into it is no longer here, the manger thinks the problem isn't worth her time. There is no 24 hour patrol, washers and dryers rarely work. I'm out!
This has been the worst living experience we have ever had. I have moved in 3 different units over an 11 month time frame. The first unit had rats, unit 2031. Second unit had cigarette smoke coming through the A/C because management could not get the neighbor to stop smoke inside. The third unit we have had to fight the company on three months over the billing to pay the contracted the rate. Can't wait to move out of here. No one is happy here.

Lived here for a year and getting the office to do anything for the apartment was a hassle. The lights in the rooms did not work for the last 9 months of our lease. The ac unit constantly leaked for the whole time we were here. I was throwing out buckets of water from my house every day. Because of that, there is now black mold in my apartment in more than 1 place (and I have pictures to prove). The roaches were never taken care of. Parking became very difficult for the last 3 months. Trying to turn in my 60 days notice was unreasonably tedious. Would not recommend to anyone. Hopefully under new management things will improve.

If you're interested in staying in Houston for a cheap rate look no further. Unless, of course, you're not interested in roaches... there's lots of roaches. And I guess another problem is that if their terrible infrastructure causes something like a 1 foot pool of water below your bedroom resulting in mold and health issues for all inhabitants, they will do literally nothing about it until you threaten a lawsuit. So that's pretty bad too. (timeline on a solution was 3 months) And the fact that even after you do not receive your security deposit back, and you pay the full bill they send you when you leave, they will continue to send further amounts to collection agencies without ever telling you about it. But, who doesn't like a friendly letter from a collection agency? Right? ..... Right?? I know that my credit score was way too high, but Chateaux Dijon helped me. They can help you too! Well, at least you wont have to go into the swimming pool near your apartment. Because the city will shut it down for the whole summer due to health code issues... like they did while I was there. But, hey, on the bright side they will blow the leaves away every single morning at 7am. Its a rare company that provides an unwanted wake up call AND blows away 32% of the leaves on the ground! But that's not all! Enjoy a delightful array of unenforced rules allowing you to freely: be attacked by unleashed dogs, step in and smell dog crap day in and day out, or even have your mail picked up by someone who is not you! All this and more can be yours at Chateaux Dijon. But don't take it from me! Take it from the massive amount of move outs and empty apartments in this failing apartment complex!
I enjoyed living here, they were responsive, caring and they kept our home clean! It was also nice to be able to bring my dog, a large breed, not easy in downtown Houston.

Nasty, old, bad management, constant cockroach problem despite being clean (coming from inside the old apartment building), noisy dogs everywhere, laundry and "gym" are full of broken equipment etc. Just spend a bit more and live at a newer place. You'll be happier.

I never write reviews, but I felt so strongly about my experience at Chateaux that I felt I needed to say something. I should also note that I waited a couple of months after receiving my Final Account Statement before speaking out to avoid any type of retaliation from Chateaux and/or Roscoe. For the list of grievances below, we either received no response via phone or email regarding the issue (pest control was NEVER addressed even though we asked multiple times to get treatment), or the responses received were extremely rude. In the 11 months I lived at Chateaux, I probably had 11 weeks of peace. Combined, my roommate and I dealt with a constant roach infestation, floods, major AC leaks that went untouched for days (active leaks, mind you), electricity outages in some rooms that "were not an emergency" and lasted days-weeks each time - we were asked each time if we forgot to pay our electric bill. Please show me an electric company that shuts off part of your electricity for non-payment... We dealt with a patio gate that somehow locked itself anytime we closed it - this was the only entrance to the apartment, so that meant we were locked out of our apartment. We heard gunshots fired outside of our apartment, had multiple car break-ins at our building, and the entire walkway leading up to our door smelled like weed 24/7. Do yourself, your loved ones and even your enemies a favor, and do not lease here. I also implore Roscoe Management to take a hard look at what is going on at Chateaux and make some seriously necessary changes to policy/procedures/staff. You guys have a decent, charming product (still needs a little TLC from time to time), but your management is going to be your downfall.

I ended up here by accident but living here has been on of the greatest living experience at an Apartment community that I have ever experienced. The location is great. It is on the Metro bus route and is near great dining and shopping at the Galleria. And not to mention close to events and main attractions. But the best part of this place is the wonderful staff who angels in disguise. The amenities are great. There is a nice picnic area and huge barbecue grills, large clean pools 24 hour maintenance and a state of the art 24 hour fitness facility. And monthly food trucks like Whole Foods that was here today! I love it!
The building is in the ideal location for anyone wanting to live in the Galleria area and needing quick access to the 610 and 69 FWY. The drawbacks however would be there are no BBQ grills in the courtyard areas, limited visitor parking, the community washing machines could use an upgrading, and structurally there can be a few touch ups to make it more aesthetically pleasing.
Galleria area living that's affordable and fairly comfortable, this large complex has been here since the 1960's. Renovations are ongoing but not particularly well executed. The recent paint job certainly leaves something to be desired. If you love mustard yellow, you'll love the front doors and trims. The pools are well maintained and they have finally installed a fitness center. Maintenance requests take a while and aren't always well executed. However, you can't beat the price for the location. If you need to live somewhere 15-20 minutes away from anyplace worth going to in Houston, move here. There easy access to both 610 and 59, and you're walking distance from great shopping and dining.
After many years of being a primary cheerleader for Chateaux Dijon, I must withdraw my previous recommendations. I do not recommend this property to anyone, under any circumstances. The property hasn't changed. The location remains outstanding. The maintenance staff work their hearts out. However, the new owner and management company has dramatically changed the nature of living here. The new owners, the new management company, Roscoe, and the on site management have made this an oppressive place to live. This atmosphere has me now fearing and hating coming "home", and after six years on this property, I will leave at the end of my current lease. Roscoe has apparently decided that the fifty plus year old property should rent at a comparable per square foot rate to brand new properties only blocks distant from here, and they have decided that responsiveness to tenant concerns should be zero. Slapping a bunch of lipstick on a pig doesn't change the fact that it is, in fact, just a pig. Roscoe began its campaign against residents by adding a blizzard of fees which they assert are authorized under the TAA standard lease contract, but which my decades of legal training and landlord/tenant work tell me are additional, unauthorized rent charges entirely outside the scope of the TAA lease agreement. Do you want to pay your rent with a check? That'll cost you another fifty bucks. You want to pay with a credit card? Another fifty bucks. Your monthly water bill? They changed providers to an insider with connections to Roscoe and suddenly the bill has more than doubled. Community communications - door notices, newsletters, emails - all have gone from helpful and inviting to threatening and negative. The entire on-site office staff has, save for two persons, entirely turned over since the Roscoe takeover. Those now answering the phones and manning the desks are incapable of effectiveness, insulting tone and condescension. Roscoe now treats tenants as the enemy, while looking to mine them for new revenue, just as the ultra-low cost airlines will charge you for printing a boarding pass that you must have to board the damned airplane. Roscoe favors the loudest complainer, as opposed to enforcing the rules or the lease contract. They won't discuss issues with tenants, in favor of ignoring them. Don't consider this property.
