Parmer Lane is a collection of tiny, quiet neighborhoods north of downtown Austin. This mostly residential area is great for renters and commuters looking for apartments in a peaceful area but still close enough to experience Austin’s lively culture with a short drive. There are relaxing farmlands through this district and there is also plenty of green space for locals to enjoy. Less than 10 minutes away, Walnut Creek Metropolitan Park offers great hiking and biking trails along with a pool and playground. Travel back to a simpler time at quaint Pioneer Farms where you can take old-fashioned classes like blacksmithing, candle making, backyard farming, and more.
If you ever want to escape this pastoral haven, Austin is only a 30-minute drive away, giving access to tons of restaurants, shops, and entertainment.

Property Ratings at Bristol Heights
Do not make the mistake of living here. I follow the rules and pay my rent on time, but every month there are always extra charges $$ I have to dispute. Trash system is broken. Parking spots need work, and Its 250$ for when your OWN vehicle gets towed...Sure My license plate was off 1 digit, but does the sticker and all other vehicle details not keep my vehicle safe? Maintenance is the only good thing about here.
Property Manager at Bristol Heights, Responded To This Review
Hello Samual Bell! I am sorry to hear that your experience has not been ideal. We do hold everyone accountable if they are not following the rules regarding trash. We also do not utilize parking sticker here at the property, only your license plate. If you do not enter your vehicle plate correctly, the towing company has absolutely no way of knowing who you are. Please contact the office and we can provide you with a refresher of the trash and towing guidelines. Sincerely, Sintia Coston CD
This complex is very well kept on the outside, other than that it is very poorly managed. We have lived here for 6 months and have had one package stolen from the Luxer One delivery room, confirmed by management. Management refuses to talk to Luxer One about the issue. When we moved in we turned in the inventory sheet the day after move-in. Now, there is all new staff in the management office and they say that there is no record on file of an inventory sheet, and refuse to provide any written proof of the condition to our apartment before we leave. To top it all off, management has sent an email notifying residents to be safe because there was an on-site assault and burglary. Our carbon monoxide detector alarms and maintenance refuses to do anything about it until they can order another one, after having replaced the batteries. They are almost impossible to get ahold of in the office, and have not responded to any of my emails, it’s like talking into a void. It was a huge mistake moving here and I deeply regret it. Cannot wait for this lease to be up.
I am going to say save yourself. While the property is visually gorgeous, apartments are spacious and clean. You will give that all up for an unsafe environment, no parking what so ever, and rude office staff. When there was a string of car break-ins the staff was nonchalant in regards to it. Blaming it on children and the type of neighborhood. Not the fact that they are in the habit of leaving the gates open frequently. Parking is obsolete. As they over issue parking permits, and take the remaining parking to convert to reserved or visitor only. The staff is the kicker, I would be willing to put up with all of that if the staff was pleasant. However, that is not the case. Run, run, run. Save yourself.
This place is the worst...I can’t even have guest come over! The apartment has no parking for guest and has them log into an app to register and the app doesn’t even work but yet all my guests cars have been towed as well as my own! 1600 in towing fees in just a couple months! And the office tells me there’s nothing they can do I’ve never experienced such poor customer service! Avoid at all cost!
We took a tour and we chose a specific floor plan. On move in day, we realized that they had given us a different floor plan! Although they did take half of our rent off for one month, the lies continued. We are never able to find parking! Our A/C broke and they have yet to come by and fix the problem! A week ago there was a storm which caused large pieces of the room to fall and they have yet to be picked up. We did not receive our door fobs when we moved in and have not been given the gate clicker. We only got one garage clicker and had to nag them about giving us the second one. They are rude and one of the guy's in the office was annoyed that we came in to ask him something while he was watching soccer. We also agreed on a 12 month lease but then realized the lease said 10 months. They lied and said we had agreed to a 10 month lease, but that is the only thing I am glad they messed up because I could not stand to live for 2 more months in this place.
From the first week of moving into our “newly renovated” space our dish washer wouldn’t work. I put in a maintenance request and 2 days later without any kind of warning they show up, I have to stick around and they don’t even fix the problem. The bills are insane, on average we pay $150 a month just for water and trash!!. This does not include, electricity or internet, just water & trash and $20 bucks for pet rent because they split it up between all of the tenants and we have to pay for there sewage and sprinklers that are always on. I didn’t realize that our lease states even with a year lease you have to give a 60 day notice! So, now we’re stuck paying double rent because no one made a point to reach out to warn us of this until 30 days before our lease is up. So now we have to stay an extra month and pay an extra $150 a month while being forced to stay. Also, there’s no way to brake the lease because that requires a 60 day notice as well and you have to pay$2,500 on top of rent..insane! I’ve called the office before asking about the bills and they literally told me they don’t know anything about the bills they just lease apartments. This is very true, that’s all they do. They get you in and then don’t care anymore. Then, there’s the pool. Oh it looks so nice, but it’s jam packed with so many people all summer playing loud music, smoking cigarettes, weed, kids unattended that I was never able to actually swim. Then the gym, on top of the equipment always have issues, there’s always a dude in there training people. I’m pretty sure he’s using this gym for clients. So it’s always loud and obnoxious. The bathroom closes at 5 as well and If you try to use the pool bathroom it’s usually disgusting. Last year there was what looked liked smeared poop all over the sink for over a month. Also, parking is awful, the gate has worked about 6 months out of the year I’ve been here. My gate opener broke 5 months ago, the office said they’d get me another, but it never happened. People seriously scare me when driving around this complex. I can’t believe a child hasn’t been hit yet. Why aren’t there speed bumps to stop this? Last thing I’ll mention is the dog park. I was so excited to have this when moving in, but there’s seriously dog poop everywhere. I hope this review was helpful to someone wanting to find a place to move. I hate to say this place sucks, but it truly does and I’m so happy to be leaving soon.
I love the staff here. They are very attentive and always looking for ways to bring our community together. Ms nikkita throws the best office events and party’s. I had a great time at our community Christmas party and my kids loved the games and cotton candy
Do not recommend at all!!! They win you over the good thing they have in complex. But once you're in you're stuck with a high price, loud neighbors, and the staff are horrible. It's a beautiful place, but not worth it!
The lovely leasing office consist of Friendly staff to the blind eye, but once you move in. Be ready to get treated like a peasant. Do yourself a favor and keep searching elsewhere. I'm unfortunately stuck in this lease until August of 2017 but you can still save yourself from this, just look elsewhere. -Brandon R.
The apartment complex before changing management was amazing! They were attentive to our needs, would go out of their way to make us feel at home, and extremely friendly and knowledgable. Every Since Grey Star took over they have been none of that. They are now just after the money it seems. Minimal things done to maintain complex. The most ignorant staff I have ever dealt with and to top it all off they do not care about us as people anymore. I really wish they would go back to old management and staff. I will for sure be moving as soon as my lease is up in November.
