Property Ratings at Broad River Trace
The grounds are beautiful. There was always bugs everywhere b/c i don’t think they spray inside the apartments. My car was towed in error. Trash valet has skipped my apartment multiple times, leading to more bugs. The pool is closed & drained more than half the time. And there is always a group of young men congregating at the bottom of the stairs outside my apartment smoking drugs.

The property is well kept. Maintenance responds within record time to fix issues. Most neighbors are friendly and it's a quiet place. We have great times at the pool. The staff hosts events and recently there have been more events. Come join the fun!
Excellent facility. Great service and outstanding staff especially Ms. Kristie. Have to say, one reason we stay is because of her. The others too but shes fabulous. We love the area and what they offer. Other than pool not much amenities we use. Wish they had a play area for kids. Few down falls expensive rental fees and the extra charges for water and sewer are off the charts. I pay almost $150 in fees which is in top of rent. Overall it's a nice place. Always clean, staff if friendly, convenient to roads and work. Will recommend even though they are high.
My S.O. and I have lived here for a year and a half. I’ve had friends who have lived here. This is an amazing place to live. It’s calm, peaceful and quiet. I love taking walks on the property. I love the dog park. My absolute favorite amenity is the pool and grilling area. It’s the best place to be. I never hear my neighbors. 10/10 recommend. I tell everyone that until I’m ready to buy a home, I’m never leave BRT.
This community is nestled back off Broad River. Very private and quiet and the apartments are extremely spacious. Each unit has a deck or patio which is great. Some have river views! The office and maintenance staff are very helpful and timely. The lake in the center makes it stand apart.
As of now I’m happy here. It’s quiet and somewhat peaceful. The wildlife is kinda cool but scary as well. The cafe is nice and the pool area is similar to resort style. Maintenance issues are handled in a good timeframe. The cost of living here is expensive and the fees are excessive. There’s a charge for everything!
I love so many things about this apartment complex. I lived there for almost 3 years and in the beginning it was really nice. After a while the prices started to increase and my apartment was not worth what they wanted me to pay for it. If you decide to move here DO NOT let them lease you an apartment on the ground level. Those units are the worst!! They always forgot to come clean the breeze way and the steps. This property is surrounded by water and lots of trees, so everyday there's tons of leaves and other debris laying around. They are infested with bugs and other creepy crawling beings especially FROGS. Pest control and bug spray does not help, trust me me I did it for a while. If you have a phobia of wild life this is not the place you want to be. However, If you really fall in love with the property which I know you will, insist on getting a unit on the third or fourth level. A friend of mine had one of those units and hers was really nice!! I had no idea that some units came with bookshelves! Those first two levels are not worth the headache or money. Also, this may or may not matter to you but the staff that works in the office are okay sometimes. When I first moved there they were really nice. After a while you could tell they took their jobs for granted. Those ladies were rude to many people and they leave work early! So if you are a working professional and you get off from work at 5:00pm try to get home "before" 5:50pm if you need a package or have to pay rent or need something else. By 5:55 the building is locked, the lights are off and they are in there cars pulling off of the property. Overall the property is nice especially for the area it's located in! But, if you are a stickler quality service and getting your money's worth, I say continue to search around for other properties Greystar has many of them to choose from!
I have lived in 3 different places in Columbia before moving to Broad River Trace. So far this place is my favorite. The staff is super friendly and truly care about their residents. The rent is average for what you will find in Columbia. It is a great location and relaxed environment. I would recommend this place to everyone.
These apartments are a godsend. The location couldn't be better. It is close to the interstate and you're about 10 mins away from everywhere. The grounds are maintained very well. Maintenance is always quick to respond to any issues. With a view of the large pond in the middle of the complex, it makes sitting out on your balcony (if you are facing the pond) very inviting. It's also very safe. I'm a female and I'm not afraid to go running at night by myself in this complex. All in all, I would highly recommend this apartment.
My apartment is in a great environment with a beautiful view of a man-made lake. The rent is okay, I wish it was cheaper, but you get what you pay for. Staff is friendly. I would recommend this community overall.
I've lived at Broad River Trace for about 3 years and I can honestly tell you that it's a great place to live. Compared to the other choices in the area, this place is top notch. The staff is very friendly. The ladies who work at the front office are phenomenal. I've never callled the office or stopped by and they weren't available. The grounds upkeep is exceptional. There is never any trash laying around. If there is it would be gone before you can blink your eyes. The maintenance guys do a great job. Everytime I've had any issues in my apartment, they respond within one day. Sometimes even within the hour. Even faster for emergencies. There is an awesome pool with some grills available for use. Of course it can get crowded during the summer time so for adults I recommend going early or kinda late to avoid the kiddos. There is even a little doggie park area now. I've always felt safe and I'm a female who used to go walking around the complex at night alone. The only issues I have ever had would be the occasional loud music from other residents, but that comes with apartment living. You are a-part of a community. The location is close to downtown area and the interstate. It's very easy to navigate the area. Don't let the areas down the street fool you. Broad River road has a bad rep for being a rough part of town, but this apartment is so nice it feel like a small gated community...minus the gate.
So I just recently moved to this apartment complex and I must say I love it! Probably one of the nicest place I've ever lived. It's pretty quiet...I absolutely love the lake and the pool area! Although I wish the rent was a little less...I have yet to have any problems!
