Located along the western shore of Lake Champlain, Plattsburgh combines small-city living with natural beauty. The city serves as the commercial center for the northern Adirondack Mountains region while maintaining its community-focused atmosphere. Downtown Plattsburgh features independent shops and restaurants, while the surrounding area offers outdoor recreation opportunities along Lake Champlain and in Adirondack Park. SUNY Plattsburgh adds to the community's character, with the campus located in the heart of the city. Notable areas include the downtown district, featuring preserved Victorian-era architecture alongside contemporary housing options, and Cumberland Head, known for its Lake Champlain vistas.
The former Plattsburgh Air Force Base now houses a commercial center and international airport, highlighting the city's evolution. History enthusiasts can explore the War of 1812 Museum, which preserves the story of the Battle of Plattsburgh.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Broad Street Commons
I have been here for a few months now, and they have been super accommodating to the fact they understand the flexibility that is needed for my job. So happy!
As a previous college student who lived here at Broad Street Commons, this is a great place. One block away from the school which is honestly amazing so it is within walking distance of not only the school but downtown shops. The top three must haves for me was a secured building, fast WIFI, and quality of the apartment/amenities. The apartment itself is furnished and has good quality furniture. Making it homey was very easy. I did not come with roommates so filling out the roommate questionnaire on the lease was very helpful when the office staff did placement to match me with one who shared interests and hobbies. Definitely check it out!
Been living at the commons for at least 3 years and never had an issue. I mainly work from home, so I do use wifi a lot. They offer nice amenities, such as the gaming room, which is my main spot to hang out with my friends. They offer a movie room with free popcorn. The gym is open 24 hours. When I get the time, I tend to go late at night. So I love staying here.
The property is well-maintained, with clean common areas, landscaped grounds, and secure access. The apartment is like a dorm setting but are spacious with modern appliances. The management team is responsive and professional. Maintenance requests are typically handled within 24–48 hours, and the leasing office staff is very helpful with any questions or concerns. The location is another major plus as it is close to Suny Plattsburgh, public transit, grocery stores, and downtown which have some great restaurant's and coffee shops. Parking is nothing to be worried about and rent pricing is completely fair especially with the amenities offered. For the quality and convenience, I think it’s worth it!
Broad Street Commons truly shines when it comes to location. It’s right across from SUNY Plattsburgh, which makes it perfect for students—you can literally walk to class in under 10 minutes. Plus, you’re close to just about everything: downtown shops, coffee spots, restaurants, and even the hospital. I also love that you don’t need a car to get around. Whether you’re walking, biking, or hopping on the bus, everything is within easy reach. The neighborhood has a great college-town vibe, and it’s super convenient for running errands, grabbing food, or meeting up with friends. If location is your top priority, you’ll be hard-pressed to find anything better in Plattsburgh.
For what you pay for rent, this apartment complex is a very good option for living! Brand new washers and dryers were installed in March. New and updated Wi-Fi as of January which is faster then the old Wi-Fi company. The building is one of the most secure places in Plattsburgh, you need keys to get into the building, apartment, and individual room. Maintenance is very prompt and efficient when attending requests. Complementary coffee, computer lab with free printing, game room, movie room with popcorn and soda machine, and mini food market for snacks, drinks, and meals. Can be a little rowdy at times but understandable considering it is mainly off campus student housing. The office staff does try and do there absolute best helping tenants feel safe, comfortable, and happy!
walking distance from campus and hospital. Clean and great amenities.
Unprofessional staff, terrible WiFi, dirty, expensive. Run!!!
Wifi problem Laundry machine problem Security problem Is cheap
It has it's flaws, but so does every apartment complex. It's a college town in the north country - there's going to be bugs, internet issues during winter, and kids being rowdy regardless of where you locate. The building is constantly being renovated in small ways that do matter. It also has good incentives to be an active part of the community which is nice. The common areas such as the game room and fitness center are fun touches. It's a good place to start.
Best part is that it’s furnished. This could be a very successful property if management could have a remodel. Property manager on site ruins this place. Have had many issues that barely get attention. Roaches in my first apartment. Had a broken fridge for a month. They will move in strangers with you & give you no warning. Will enter your apartment with no warning or consent; that’s probably the worst one. Place isn’t super well cared for. Barely cleaned between tenants. Overall, if you can manage the management & need a furnished apartment, it’s not a bad place. They relatively leave you alone as long as you pay rent. Heating in all rooms is good. I got a nice view & basically all the furniture I need, so it’s not too bad. Could be better but certainly could be worse. Rent price would be more worth it if there was a pool.
I lived at Broad Street Commons for a semester prior to becoming a student at SUNY Plattsburgh and loved it then. Once I officially transferred in I loved it even more. Fully furnished apartment, utilities included into rent, tons of amenities, and the building is pretty much the Plattsburgh State campus.
I had lived in dorms, in a house, and at BSC during my time at SUNY Plattsburgh. BSC was definitely the best. The rent is a little higher, but when so much is included in it, it definitely evens out. The security and events they have there make it even more worth the value. 100% recommend, especially with the new management company.
