Irvine Business Complex, or IBC, combines several residential, mixed use, and commercial zones for the ultimate live-work-play neighborhood. IBC begins on the west side of Downtown Irvine and extends to the Costa Mesa Freeway. The John Wayne Airport is located on the southwest side of the neighborhood. I wasn't able to view the desired unit due to its occupancy, so I was shown the model unit instead. The leasing manager had assured me that my unit would mirror the model's color scheme, which was particularly significant due to lighting concerns in the complex. However, upon moving in, I discovered a different, darker color scheme, contrary to what was promised. Additionally, the leasing manager failed to disclose that the apartment building is situated beneath a flight path to John Wayne Airport, resulting in unexpected noise, especially for units facing the pool. Furthermore, the unit was unclean on move-in day, which was highly disappointing. The leasing staff's handling of the situation was unsatisfactory as well. I had to wait for two hours for them to clean the apartment, with the mover on standby for the same duration, resulting in additional costs. One staff member even suggested I look elsewhere and offered to refund my cashier's check, which was unprofessional and added to the frustration. Waiting until the following day to speak with the leasing manager compounded the inconvenience. Additionally, it's worth mentioning that the qualification process for the apartment was very stringent, yet the standards they demand of tenants are not reflected in the condition of the unit upon move-in. Despite the rigorous screening process, the apartment fell short of expectations. Initially, the leasing manager promised to address the issues by finding another apartment, adjusting the lease terms, or negotiating a discount. However, upon follow-up, the only resolution offered was a $500 rent coupon towards the following month's rent.

Park and Paseo is really a great place to live. With the excellent floor plans, amenities, daily food trucks, community events and even the retailers like Avatar Coffee Roasters, there really is no reason to live anywhere else. Overall, I would say I've had a really positive experience living the past year at Broadstone Archive. The community is youthful and there's a lot of events that take place throughout the year, in addition to the Food Trucks accessible 3 nights during the week. The cleaning staff does a very good job at maintaining the amenities and pool area to always be neat and feel like a resort type of vibe. My two major criticisms that I would have to state which is why it's not ranked a 10/10 in my opinion: 1. Limited Access to all Amenities a. Park and Paseo should allow full access to each of the buildings inside the community, it honestly doesn't make any sense as to why they limit residents per building, especially when the community as a whole already shares the retail spaces, food trucks & outdoor event spaces. If they allowed full access to all three buildings then this community would easily be ranked among the highest apartments to live amongst competing with Irvine Company & Garden Communities. 2. Parking a. Although there are plenty of spaces for guests, parking rules recently have been one of the biggest hurdles here as a resident. When I first moved in, it was "first come, first serve" in the guest parking spots and for the retail spaces it was open after 6pm as long as you moved a guest car before 8am there was no issues. Now, it starts after 6pm - a guest only gets 2 hours of visiting time and if they are in guest spot overnight they must be registered or else they will receive warning tickets or result to towing. This alone makes it extremely difficult to try to plan having family or friends visit compared to other communities I've lived at which I never had an issue with when it was a simple "first come, first serve" opportunity for guest parking. The new rules are that we are allowed 10 parking permits per month, before being charged $10 additional nights, which this makes it feel like they’re just trying to make extra money out of the frustrating situation. Nevertheless, I have referred a few friends and continue to post about this community to many people so I still would recommend it to family and friends to live here.

Noise complaints are a big thing. Packages get stolen from mailroom, and crowds and crowds of people that I do not believe live here. If I were to guess, family or friends give access to building/pool and rec rooms to everyone and anyone. Better apts/condos in Irvine. Oh also, no visitor parking. Maybe 2 dozen spots for hundreds and hundreds of residents.

My family and I love the Archive and the community! It’s kept clean and maintained, staff is kind and helpful, and the community is new and beautiful. The only negative is the fact that we are located on Dyer which has loud street noise and we’re in the airport flight path which is also very loud. But the apartment windows help dampen the noise. Overall, the location of being so close to The District and The Tustin Marketplace is amazing and the community is high end. I would highly recommend this complex to any prospective tenants!

My family and I just moved into the Broadstone Archive a week ago. We already adore the staff here who made our approval process painless and so far we love the property! Broadstone Archive is a spacious and well-designed residential living community. The community is well-maintained and offer a layout and color scheme for any of your desires or needs. The thoughtful design technology is unmatched by any complex in the area. Alexa and Google Nest compatible tech to control temp, lights, electronics, and door make living in this complex future forward. Not to mention it is one of the few places with GoogleFiber which is unmatched in speed and demand especially in this remote working environment. As for amenities, Archive offers several lounge or work spaces to hang out without leaving the community. It's large and small at the same time, I've lived here for some time and as long as things trend upward, I'm sure I'll be renewing.

Theft daily. Inside the apartment building and garage. Security doesn’t do anything. They seem like part of the probelm. Storage units broken into. Car windows broken. Train tracks behind the building are really sketchy

This is all just an illusion. The inside of the apartments are nice, and so are the ammenities... if you can over look the complete lack of security, and the terrible resident services staff. The homeless are EVERYWHERE. They break into the communities, use our ammenities and sleep in the storage units. They wander the halls at night, and will even go around trying to open doors while you sleep. There is a total of MAYBE 20 guest parking spots for a community with over 600 apartments. No off street parking either. The people who live on the first floor dont park in their assigned spots due to poor design of the parking in relation to your unit so they park in guest parking out front. Staff, parks in the guest parking as well. RUN

This place is the best apartments i have been at by far! Just moved in less than a month ago and me and my boyfriend are loving it. The community is great and there are so many fun events here every month you cant ever get bored. Also the amenities are amazing! The arcade is 100% my favorite amenity here.

This place has a huge homeless, management, and security issues. Cars and storage units are being broken into and needles found in staircases. Management does listen to resident issues and just send out a generic email stating that they cant do anything or control the issues here or you will be flat out ignored. If you don’t mind homeless people sleeping on patios or storage units then be my guest and join us residents here lol

Overall its a great place to live, I like the activities they have, etc. Definitely lower your expectation on everything working properly at the same time, but when it is working its awesome.

So far I've been extremely happy with my decision to move into Broadstone Archive so far. I don't think there has been a single person that I've passed in the hallway that hasn't given a friendly "hello" in passing. All of the building amenities are great, the quality of materials and appliances in my apartment are the modern, upscale styling that I hoped to find within my budget. I also can't complain about the location, right by the freeway and there's tons of food/shopping choices close by.

I have lived in other luxury living apartments before. Non of which gave me chills every time I came home, like Broadstone Archive does for me now. The ease of getting maintenance out, contacting management, to the amenities. Nothing comes close.
