i just needed a place to stay so everything else wasn’t a shock. if you’re looking for a calm, quiet place then look somewhere else unless you’re okay with a trashed and smelly lawn bc people don’t pick up after themselves or their dogs, people doing drugs in the stairwells, sometimes pissing on the stairs, the “landlord special,”— definitely had cheap repairs to the walls, smoke seeping into your apartment and gets trapped in side and keeps you smelling like a smokers upper lip bc people don’t just smoke weed inside their apts. management doesn’t do anything bc they don’t live here so it’s not their problem and don’t care. the management is not dependable so don’t bother thinking they’ll help you no matter how many times you’ve asked. again, i’m only here until i don’t have to be and can afford what i want. not recommended unless you absolutely need a place to stay, it’s tolerable if you’re just trying to survive in the economy
Is been 3 months since I moved here and I regret already. Apartments are very sensitive and some1 can hear u talk from your room. There is always a smell of smoke. The worse of it all is this child at my top jumping / stamping up and down everyday for the past 2 months from morning till evening which I have reported so many times with emails and letter but nothing has been done about it. Am just hoping the ceiling won’t come done one day. Is soo annoying to have these serious noise as someone working from home or when you have blood pressure. Jesss
Me and my family have been here a little over 6 months and we are having a HUGE mouse problem. They were informed several times and have done absolutely nothing about it. Let’s not mention the roaches too. Do not recommend!
The new management is a huge improvement. We were here with the last and it's was horrible. This management has been making effort to better the community. I can only speak for my building when I say it's super chill and we cant really complain now. They respond to maintenance request quickly, clean the property and do the landscaping regularly and are alot more personable. Finally replaced the park that looked like it's been here since day one and have made improvements to units as they vacate. No it's not the fanciest of neighborhoods but they have definitely show effort to make it better and we appreciate that.
It is totally forgotten by the management. They don't control what is going on in their property. Drugs are everywhere. They even smoke their 'thing' in their unit and the whole building smells bad. There are lots of noisy neighbors and the management know everything but do nothing. Recently they send a notice that if they found residents smoking, they will terminate lease, but things gone worst. You can not live with kids and decent family here. I am trying to get out from this area. You don't feel secured and healthy here! I don't recommend this building and saved more than two families from coming in this year. Stay away please!
I do NOT recommend this place . I recently just moved. The leasing office is unprofessional (Tricia was very nice though) they’ll give out different answers each time I’ll call to ask a question. They literally said i didn’t pay rent for this one month and i had to show them PROOF because i do keep my pay stubs! Mrs. Karla ( the property manager) decided to get loud with me a few times. Also, they do have bugs!!!! I’ve had ANTS in my ceiling lights. ( TOTALLY DISGUSTING)
Bugs everywhere, my apartment has flooded more than twice, mold is in walls, foundation is caving in. I could go on and on
This apartment complex is horrible. Not quite sure about the management because they’re new. This place has been managed by several different companies already and still the same drug infested neighborhood. Tenants needs as far as safety isn’t met being as though even PWC don’t even like coming over here. This place should be known as a“rehab”. Move here and you’ll see what I’m talking about. The apartments itself are decent but definitely need to be updated. I really hope the new management company do things differently and meet their tenants concerns. But as of now, I do not recommend anyone moving here, trust me.
Ms. Becky is the most sweetest person I've ever met. She was so helpful when I came in to apply. It will be a year next month that I have been living here and I have no issues. I would to apply for there 2 bedroom and bathroom so my kids can have more space in there room. Ms. Becky keep up the great work! And the other 2 ladies that work there they are very generous and polite as well! Thanks for everything!

I just moved in and love the apartments. I love the area and location too. the property manager is very supportive and helped me. she is very nice. I would recommended.
This community needs to be shut down. They are riddled with roaches, the common ground is always filthy and the majority of the residents don't care about their surroundings or what their children are doing. During the summer, tons of kids and teenagers are hanging out. They are disrespectful and don't seem to care that cars are coming in and out. The police are called out there quite often for shootings, drugs and gang activity. It would be nice to see good management make positive changes. Why they haven't hired armed security by now is beyond me. I would NEVER recommend this community. It's dangerous and very unsafe.
The property management here is bad and the head lady have zero people skills. She (Sheri) will take you to court for $5 and talk down to you. The maintence crew are untrustworthy and half way know what they are doing. I’ve been living here for 3 years and they still can’t figure out how to fix my washier. They already told me they can’t replace it because it cost too much. Now after years of trying to fix my washier I have to pay for the damages done to the floor that they caused pulling it out and putting it back in. Very very very cheap low quality apartment but they want you to pay Broadwalk (expenses) prices. Please don’t get me started on the constant police visits.
I will never recommend nobody to rent in this places. When is a problem they are no friendly no more rude people
First thing I would like to say, is that I am thankful that I have a place to live. I live in Orchard Landing Apartments. They are an older model apartments, but what I love about it is that they have remodeled them and although, the outside is brick and looking at them from the outside one may thing they are not nice on the inside. I know that because it's the same thing I thought when I saw them. But management made it even easier for me to chose the apartment because they were very nice and helpful. I have a 2 bedroom 1 1/2 bathroom and the apartment looks beautiful , everything was upgraded down to the washer and dryer. I love the long hallway that leads to the back mstr bedroom which I am not use to in other apartments. My neighbors are very nice and I haven't had any problems in my area. The rental office is very observant of anything that needs to be done and they are quick to respond to our needs. I also love my apartment because everything is in the area, my daughter and myself we like to ride our bikes / or walk to the near by Walmart, Sweetfrog, bank etc. I don't have to waste gas after a week of driving. The area is surrounded by new construction of homes which makes it even better. It brings out the neighborhood. I can go on and on but I love where I live right now and will be there for the long run until I decide to buy a house.
