If I could leave 0 stars I would. I have been here since 2020 in this apt - 3 years they jumped my tent up by $150 per month. So don’t be fooled by the pricing they offer in the beginning. There’s barely any parking ever available unless you pay for a space that they’re forcing on you. & I have super old appliances yet the only upgrade and reason for this extreme price jump is granite countertops. This community was so much better when the 1st leasing people ice worked with running it. From there it’s gon to draw with each new leasing agency. Take my advice Do not move here or they will jump your rent up as soon as you renew. Thank you
Here is an updated review on the property. Prices have gone up across the board, but the quality has not in any regard. They have found every possible way to try and up charge your rent, from charging you to park in spaces that were once free and open, installing thermostats and locks no one asked for and made it unable to opt out of that (or any additional service you do not want or need), recharge residents who have been living here for years with things they already paid for (and at higher prices mind you), and just in general being a greedy company trying to suck every dollar out of you. For the price they want you to pay, (which is your rent plus 200 whatever bull charges they want to tack on) you might as well go to any of the other dozens of apartments in the nearby area that are newer, better quality, and have kinder, more understanding office staff, then to move into this place. So sad to see that the new management has so quickly destroyed the quality of these once nice apartments.
I toured at Briar Forest and although I did not lease there as I ended up not going through with a job transfer, I was very pleased with this property as well as the office staff. All of the ladies in the office had smiles on their face and your could tell they loved to be there, they had no problems answering any questions I had, or showing me a few different options so I could find the best one for me! I’m actually kind of sad I couldn’t move in!
I am a former tenant. Pros - Leasing office staff, people in the community, accessibility to buses and grocery stores, mail room, in unit washer/dryer Cons - Dog poo and trash everywhere, loud & inconsiderate neighbors, ant infestation My apartment had an issue with ants coming out of the bathtub faucet and from behind the toilet. I'm assuming that this issue still hasn't been resolved, because some two years later, and this unit seems to always be available for renting. The bedroom had an ant problem as well. Honestly, the ants and the loud neighbors are the reasons I moved. You just never know what foolishness you'll have to contend with when it comes to apartment dwelling until you actually move in...

These apartments used to be quiet and friendly.The new management company Alliance is a complete JOKE. I can't wait until my lease is up so that I can move, they've been doing "upgrades" for months and the only thing that's been done is painting the apartments, which is not even done yet and its been months. The entire front office staff needs to be replaced, Autumn, Lisa, and Quintis all need to be in the unemployment office. There is zero customer service and maintenance is the worst. Before Alliance, there was always someone on property to help with after hours requests. Maintence is slow as molasses...my air conditioning went out in July and the emergency maintenance guy lives in Humble. Did I mention I can't wait to move...
Pool closed due to not passing inspection. It's summer!!!!!!!!!
I'd like to preface this by saying that the one star only came within the last few months AFTER new management. Before: It was quiet. Maintenance was great. Office staff was friendly. I was happy. Never late on any payment or even close to late. Never caused a stir. Some of the leasing team lived on site and they were cool. After: It's loud at all times of the night. People are partying in the pool at like 3 in the morning, which is right in front of my bedroom window. My refrigerator hasn't worked in months. My dishwasher doesn't work either, so I eat out everyday. I asked so many times that I just gave up. There are cracks in the paint in my walls in pretty much every room. Very often, they block off huge parts of the parking lot so you're parking on the street (if the street isn't completely full as well.) There's so much solicitation and random people walking around. Kids in the middle of the parking lot and driving areas. They cancelled pest control for MEMORIAL DAY, and did not reschedule it to my knowledge, which is a horrible idea during a Southern summer. Bugs started creeping around. No one answers the phone. The online rent payment rarely works now (never had a problem with it before; I typically paid two weeks ahead. Now it has to be pretty much the day of for it to work.) But HERE is the kicker! For at least two months, I've asked for a renewal notice. "You'll get it in the middle of May. “ Never got it. "You’ll get it on June 1st.” Never got that either. I had to call and request it myself as I'm really close to the 60 day notice that they are DEFINITELY getting. Some girl, Lisa, is always rude when she responds to any requests (if she responds) and did not miss the opportunity to be rude again today when I asked for my notice and renewal letter (once again, like the 4th or 5th time I asked for it). Like they treat you like THEY'RE frustrated with your housing issues. AT LEAST YOU DON'T HAVE TO LIVE IN IT. I wanted to upgrade to one of the townhomes since I can afford a little more now but NOPE, not for everything to break, not for guaranteed loud pool parties day and night, not for coming home and having nowhere to park, and not for rude management that doesn't value you as a resident. I'd rather pay for something nicer in the Galleria. If you get apartment A110, make sure they fix your dishwasher and fridge. IT DOESN'T WORK. TRUST ME.
I have lived here for the past 10 years and this is a great place to live and centrally located. The rent is moderately priced for the area. The apartments are spacious and the staff is friendly and always helpful. If you are looking for a nice place to work and play this is it!
This complex is hidden away within a very nice residential area. The ambiance here is peaceful, with overgrown trees and no ugly gates. The landscape (closer to the street and office of course) is lush and homey. The complex feels to be a part of the neighborhood community that surrounds it. The staff and residents are friendly. The apartments are basic-basic thin carpet, faux-granite countertops that are peeling around the edges of the sink, chipping layers of paint on the corners of walls, but no roaches, bed bugs or fleas. All in all, this is an average place to live. Not trashy, but not luxury.
I have been living in Briarwood Village for the past 3 years. In the beginning it was a night mare. After new management took over, from Desiree and the ladies in the office along with their maintenance crew hands down the best place I have ever lived.
