Property Ratings at Broadstone on 9th
Been living in Denver for 3 years, just moved in to Broadstone and as a young, single, female I love it and feel very safe! That was my number one priority. My apartment is updated, great lighting, large windows, high ceilings for being on the second floor, and I get good sunlight! So far no complaints! Trash pick up at the door is awesome!
The office staff and maintenance staff are great. Anytime I need something fixed or have an issue it is resolved quickly and professionally.
So far I do really like the apartment, it's clean it looks nice, there is a little bit of a funky smell every once in a while and there are things that need to be fixed that aren't being addressed but other than that I do enjoy the apartment and happy with my decision to move here

Just moved in and we couldn't be more delighted. The location is stellar, the amenities are great, the complex is clean, safe, and well maintained. Highly recommended, come join the community at Broadstone!

Great location and good amenities. The apartment units are solid. I would prefer more focus on security improvements over community events. Walls and floors provide little noise supression between units, so you should hope for quiet neighbors.

Great community in a great area. Lots of restaurants and things to do within walking distance. Apartments are in great shape. Gym and pool are small but functional. Not a lot of security in the garage but I believe they’re working on it. Staff is great. Alvaro and Jessica from the leasing department are rockstars. Cleaning and maintenance crews are awesome too. Overall fair price for what you get in return. I recommend this place. So far so good….

Anonymous, Thank you for the kind words. Many of the team live here and just love the neighborhood as well. I will be sure to give a shoutout to Jessica and Alvaro, we are lucky to have them here. Best, Team Bon9
The raise in rent for our 2023 renewal is absolutely absurd. The property is not well maintained and nothing has been added to justify the $400 increase in rent. We have experienced multiple encounters with "Non residence"/ homeless, trashing our property. We have received zero efforts from the leasing office to improve these issues after addressing them multiple times.
Property Manager at Broadstone on 9th, Responded To This Review
Anonymous, I am sorry you feel that way. It is Greystar’s goal to have 50% of maintenance request done in 24 hours. My team is in the 90% percentile with most request done in less than 24 hours. Those not done are most likely due to having to wait on parts. In the past 12 months we have replaced concrete, replaced heaters is both the pool and spa , $50,000 in new pool furniture, resurfaced the pool, added $14,500 to new gym equipment, repaired all broken gym equipment as soon as we became aware of it, added 2 additional parcel pending lockers, $340,000 in hallway carpets in all three buildings, repaired trash compactors in all three buildings, replaced lighting in garage with LEDs, added bee hives to the property, are replacing all 4 grills and redoing countertop in courtyard 1, increased our security presence with additional daytime visits to go along with our overnight onsite security, just to name a few. Economics can be very personal, and each individual must weigh the pros and cons of that decision. It seems that as you weighed our service and support, and we have come up lacking. We of course wish you the best at you next home. Best, Christopher Spann Community Manager
Broadstone On 9th has already been a great experience. There are friendly and knowledgeable leasing agents. The property has wonderful amenities. The only two missing are a dog bath area and secure bike storage room, hehe. It’s nice that some of the amenities are 24 hours. It’s so close to retail options. I current resident who was moving out when I was moving in told me this place is not good and I have to fully disagree with them. The building is larger and can be confusing but definitely learn a bowl. Maintenance is quick to resolve issues. The exterior and interior are good quality. We love our floorplan, cherry, two bedroom.
Property Manager at Broadstone on 9th, Responded To This Review
Anonymous, First, like what you did in the movie, \"V for Vendetta.\" Second, this is a great review! I am excited to share this with the team and give them a big high five for all their effort. I also appreciate your suggestions. The dog washing station was considered soon after completion of the construction back in 2015. It seems that right after our build, a large number of luxury properties began getting designed with a dog wash facility right from the beginning. We have considered retro fitting the building, but have only found solutions that are not economically feasible. We will continue looking at creative options when we hear about them. When it comes to secure bike storage, I am 100% against them. The bike storage rooms tend to be a magnet for both small time criminals and scary big-time ones as well. In fact, for the past 2 years there has been large burglaries in Denver where they broke in on Christmas and Thanksgiving evenings and stole $100,000 worth of bikes each night. Big pay off for little risk. I recommend to my family and really anyone who will listen, anything that you think is worth stealing should be kept in your apartment. I personally could see keeping a $100-$150 bike in our garage or stairwells. I don’t think it would be worth the work to steal. My bike is around $800 and I keep it in a storage locker. If it was worth $5000 it would be mounted on my wall behind my couch. Again, thank you for your great review and thank you for being our neighbor. Best, Christopher Spann
After over 5 years of living here I still love my place. The maintenance staff is always super quick to fix anything needed.

If you like living in a dormitory environment, or if this is your first apartment or you are a first-time pet owner, this place is for you. If you are a professional who believes luxury living complex should be cleaned on a regular basis, this place is not for you - it's absolutely disgusting to live here.

The noise level between units, esp. upstairs to downstairs unit, is worse than anticipated. There is a bug issue that has not been resolved. For the amount of rent, these are very disconcerting issues.

This is not a luxury apartment complex, look elsewhere. It's too filthy to be considered luxurious. You can't enjoy amenities because of the filth.

Broadstone on 9th is a great place to live. The apartments are in a great location, great amenities, friendly staff, and the apartments are modern and up to date. Walls are a bit thin and you can hear neighbors at times but that is to be expected living in a complex. Overall would definitely recommend living here!

Hi there, thank you for taking the time to leave a review for us at Broadstone on 9th. We're happy we could meet your expectations!
I have lived in this apartment complex for a few years now and have really enjoyed the apartment features and communitys close proximity to new shopping and dining. The management team is also very friendly and prompt to respond to any concerns. Id definitely recommend Broadstone on 9th to others (and have had success encouraging friends to move here)!

I have lived at Broadstone for just over a year now and I have been very disappointed with the safety of the property and the management. Earlier this year, our bikes were stolen from the bike rack in the parking deck where you need a keycard to access. The person sawed through our Kryptonite locks. Many other bikes have parts missing in this area. Then, this week, my car was vandalized in the parking deck. This area is supposed to be secured with cameras. Management says they are not liable for any property in the parking deck. We pay entirely too much money for our property to be damaged and stolen.

My fiancé and I were looking at apartments and walked into Broadstone for a tour. It looked awesome and was around the corner from my fiancé’s work, and after the tour and the $1000 offer (Look and Lease), we applied to Broadstone, spending $300 in fees (this is standard). Everything up this point was great, and we were excited to move in. After a week, we didn't hear anything back, so I called to follow up. They said that they needed our SSN's (which is fine) and a copy of my paystub (which did not make sense since I already entered in that information). They did a hard credit check and we waited again for the next step. After over 10 days we did not hear anything back from them...so I called to follow up. They said that we were approved with exceptions, which double the security deposit. The exception was that their tool was not able to pull both of our credit scores. They told me to call the company they use for credit checks, so I did, and they told me to call Equifax which I did not want to do because they would have just pulled my credit fine like normal. I've never had issues with my credit being checked and the tool did not work for either of our scores. My fiancé also started to receive phishing calls saying that her SSN was being used inappropriately, but we think that was just an odd coincidence. So I went back to Broadstone and they said they would see what they could do. I offered to show them my latest credit report, pay stubs, etc. It has been a few weeks since that call, and I understand delays with the holidays, but we do not have confidence in them reaching out to us and we are going to look for another apartment building. The major issue is the communication...we consistently had to reach out to them to find out any information. We weren't impatient either, as they always had an update for us whenever we called. The second issue was the tool they used for credit checks, which obviously did not work correctly. We paid $300 to take the apartment off the market, but it seems they were more motivated to just keep the fees. I asked for a reimbursement of the fees because of the inconvenience and especially since my fiancé was going to have her fees reimbursed anyways because of a promotion that existed with her work, but they were not interested in that. The apartments look great, the rent was what we wanted, and the amenities were what we were looking for. We just don't have confidence and feel like we were ripped off during this process.
I was here not even a month and already multiple issues. It's been two months and has gotten worse. There are 1000 places in Denver to rent from that are cheaper, nicer, and quieter, trust me. Before moving in they double charged me for my admin fees and it took 3 weeks to resolve, a charge that I shouldn't have received in the first place because they waive that fee for veterans, but they forgot and it wasn't a resolution because they never refunded the 2nd half, they just asked me to concede and to put it on the next months rent, possibly a scandalous maneuver they pull to keep you in the game... It's more of a college dorm than a modern living community. Extremely difficult to move in to. Pay for secure community but residents and employees leave the 'secure' doors propped open constantly, therefore, don't feel safe. Solicitors knocking on doors at 8pm... Valet trash service should be optional and you have to see the trash cans anyway which I pass by daily. Loud drunk people occupy the pool so if you are looking to enjoy your peace and the hot tub, forget about it. Dogs not on leashes and owners let them roam the courtyards, constant barking morning, afternoon, and night. Living Spaces/Buildings themselves are nice and I had 2 stars, but over time it has gotten much worse. Usually an elevator by myself but they are always stinky or wet, hallways are very quiet but the carpet is dirty and smells...Maybe it will change over the length of my lease, but so far, some fixable issues that seem to be common complaints left unresolved. Management doesn't return calls, staff is spacey and forgets EVERYTHING you tell them, and the reviews you read here about them are all true. They don't have a hold on the property or the residents and seems they are more into how they look than how they perform. The property group themselves are also rude and bias so don't bother talking to them because they also lack the customer service needed in this business to be kind or understanding. All they offer is excuses, never solutions or results. Apply at your own risk and peril...I tried to work out a compromise to leave with a 30 day notice but they want their residents to be unhappy and want to charge me the 2x lease break fee despite only being here a short period of time and all of these issues they aren't fixing or correcting... so, I'll be here, updating future applying citizens about this mediocre over-priced property. :)
I really liked the property itself. The apartments were nice, spacious, and inviting. The common areas were fun. However, the management wasn't great. I only got an answer on the phone 2 out of the last 10 times I called. I had an appointment made a month in advance for my move out inspection and the maintenance manager never showed up. When I questioned the leasing office staff about this they said "yeah that happens frequently." I did an inspection with one of the maintenance guys that I wandered around and found. After clearing my apartment and saying that his word is law and the apartment looked good, I still got charged for painting picture holes, which were cleared as "not a big deal" by the maintenance worker. This issue is still being disputed. As the care team member that I worked with said, something even this small could go back and forth for weeks. Security is still not great as some older reviews mentioned. They only come when called, and fairly slow at that. Parking is expensive and if your in a covered spot, your car will be covered with pigeon droppings daily. In all, this is not the worst property I've ever stayed at, but I will be hesitant to rejoin a property owned by the same management group in the future.

Other sites have more detailed reviews, but a few things: Community bills: Was told at the property showing they are $20-25/mo, always ran $55-65/mo. Security: The fob access panels everywhere may give you a sense of security, but the doors are almost always wide open as soo many people move in and mainly out, month round. The panels also malfunction often, leaving you locked out on rare occasion that the gates are closed (only in the early AM generally). Demographics: They pitch this as an upscale luxury community, but 50% either work at the nearby hospital, or are dying patients/visiting family members (hence the high turnover and constant moving activities). Another 30% is a mix of partying students and subsidized housing units, with the remainder actually being working professionals who keep regular hours. Trash: You are forced to pay for valet trash, even if you live adjacent to the trash chute, its a racket, and this means most people treat the communal hallways as an alleyway, with trash stacking up and smelling the place up. Maintenance: Over the course of a year I submitted several work orders, and all I got was excuses, with the repair in the communal hallway never being finished. I also had a maintenance work just walk into my place with not even a knock, and a poor excuse as to why he was there in the first place. To summarize, the glowing reviews are usually bought with breaks in rent, and you should heed the warnings for the other sites with 40 reviews all saying the same thing... wish I did!
Saved my life. Wonderful. Honest. Caring. Efficient. We love the place. Happiest we have been since we moved to Co. 5 years ago. Wonderful place. Comfy. Feels like home. And we finally feel secure and safe. These people and this company have been awesome. I have no words to say how thankful we are.

I had a horrible experience with this property. While the management team is very kind, the entire property is not secure whatsoever! They claim to have doors locked, however in the two months I was there, there were constantly doors propped open to the street and construction workers coming in and out constantly. Also had door propped open with rocks or taped unlocked so anyone could come in. Then, once my apartment was broken into, I had to move elsewhere. There was no way I would feel safe there again.
