Property Ratings at Broadway Apartments
They have one maintenance man stretched thin across multiple properties. Maintenance requests from our neighbors still haven't been responded to beyond 6+ months. When we first moved in and filled out an inspection list with a long amount of maintenance needs, we've been here for 4 months and they haven't fixed anything. It took over 7 months for them to fix our shower which we had to shower at friends and in empty apartments in the meantime. We were not given a written inventory of the condition of the residential unit, excluding ordinary wear and tear nor were we given an inspection document upon move in to return to management. We moved in to a unit which was unfit for living, and were not communicated otherwise. We toured a different unit then were given keys to the run down one we are in now. When we first moved in it took two weeks to get our apartment keys to give us access to the amenities and our back door. It took us 1 month to get our mail key, which we did not have access to work checks and in turn had to get checks re ordered and pay fees for not cashing them in in time. There have been times living here where the buildings water has been shut off for hours with no explanation, or warning from maintenance. We have heard from multiple residents that not all residents pay the communal amenities fee. Meaning us and other residents pay more to support them not paying their fair share. We signed our lease agreement within good will that everything that we listed in the _ would be fixed, which they were not. Tyree pr Promised us multiple times someone would come in and fix it. That never happened. Upon inspecting the premises we were under the impression that Maintenance would come and fix everything in the apartment that was broken or needed touching up and were verbally told these things would be fixed. Four months in, the only thing that has been fixed is the shower. There's holes in the floor, cabinet doors loose from hinges, grime and stains, metal strips and loose nails in the floors, none of the smoke alarms worked, radiator sputters boiling hot water, toilet loose from the ground and leaks, fridge leaks, no hot water in kitchen, washer and dryers in unit have been unreliable, the property is marketed as a non smoking property yet residents smoke frequently throughout the day in the courtyard, windows do not lock and some don't even open, etc.

Cost and location are the best things about the Broadway Apartments. Even though the building has seen better days, for what the amenities are, and the age of the building itself, you could do a lot worse in this city. Overall, the dollar to square foot ratio is very fair compared to most places from my experience as a renter of 10 years in Salt Lake City. And if the unit I rent is any indication, the interior has been well taken care of over the years. As features go, this place is loaded up. Off street parking, and plenty of nearby alternatives for those that don't drive, like Trax. Decent on-site coin-op laundry. A few minutes walk to downtown SLC and all it has to offer. The neighbors and community are pleasant, aside from the occasional passer-by. The particularly noisy drunkards wandering the main street after last call from the nearby bars are always good for some late night entertainment... Or a rude awakening. Beyond that, the area is packed full of delicious eateries, convenient shopping outlets, and pretty much anything you could want in a city dwelling. Did I mention bars? The one downside, as hinted in the title, has been the lackluster service from the current property management. They aren't terrible monsters, but they lack a certain level of urgency when it comes to tenant matters. We've had a few issue with our apartment just due to the building's age. The response time and subsequent "patch job"-like repairs by the landlord leave something to be desired. Overall, the apartments are still a good value when all the new properties sprouting up in the area are also ridiculously priced for spaces of equal or lesser size.
The location is great - easy access to Trax and several bus routes, close to downtown. The building is older, and some units have been updated more than others.
