Save yourself the trouble. HORRIBLE management that refuses to help with anything, property is very poorly maintained, amenities haven’t been open for years. If I could give it zero stars I would. I hate it here, don’t live here!!!
I’ve been a resident for three years. The floor plans are decent and rent is affordable, but the grounds are not maintained. There’s trash everywhere, people don’t clean up after their dogs, and the security gates are often broken. Management has been a revolving door and they’re unresponsive to maintenance requests. However, the maintenance guys tend to be nice and helpful when they respond.
Do not rent from here . Horrible staff , no maintaining team so repairs take months to complete . Gate locks whenever we have a storm so residents are trapped , pool has been closed the entire 2 years i have been here .trash all throughout the property, no correspondence from leasing office on anything , no screens on windows , shared patio with your neighbor, you will pay for pest control and they will never come . Leasing office erases work orders , they try to get new tenants to write reviews to bring their rating up . Fake laminated floors that bubble up , apartments are not leveled , parking is beyond a mess , you can never escalate problems as they do not provide you with a regional manager contact information . Cheaply remodeled apartments . Save your self the hassle and money . They do not do walk through, you sign your lease first and then get the keys . They will lie to you and say things will be taken care of in 30 days . But it will not . Still waiting on the repairs they promised to fix back when i moved 2 years ago .

When management switched over I had been requesting someone fix my dishwasher. They gave me a brand new one that works great! They’ve also gone above and beyond in understanding with my emergency situation, and even helped me find the resources that I desperately needed. They have encouraged me, and are always so nice! To me that goes a long way because it’s hard to find people that really care these days. I pray they be blessed beyond measure. I moved in this week for the location the price was not bad considering what's going on with rent in Atlanta, the process to move in was simple and easy got in my new apartment in bout 2 weeks i also was pleased with the staff and the communication only bad thing i have experience so far is im still waiting for my mailbox key
Been here for 2 years and have gone through 2 different owners and at least 8 different Managers . Grounds are horrible , apartments are poorly renovated, uneven floors , SHARED OPEN PATIO WITH NEIGHBORS, repairs takes months to complete . You pay for pest control and they do not come . Leasing office is unprofessional and deceitful. Really not worth the money . I resigned my lease thinking it would start to become better but they are just as bad as previous owners . Trash all over property , electrical wiring needs to be replaced throughout entire property . Cheap flooring that gets random bubbles . Do not sign a lease until you tour the apartment , also you will pay additional to have internet connected because property not cable ready as advertised
I am writing this because I would have wanted someone to do the same for me when my husband and I were apartment searching. Last week I witnessed a shooting in this complex, 20 feet from our unit and from an open window. It was not 3am or in a dark corner of the complex. It was 8pm and right by the pool/gym, a well-trafficked area. I have never experienced what I have witnessed in the last 9 months as a tenant anywhere. We have lived all over the country (Savannah, Austin, LA, Tulsa, Wisconsin, Michigan, etc). Just two days later we watched 11-13 year old boys throw rocks through the same gym windows. In previous months we have had packages and mail stolen. We are not able to utilize our porch. In the first week of living here there was an attempted theft. Everything on our porch is tethered and locked together. During the summer months we witnessed vandalism and complete destruction of the pool are and other common areas. The front gate is often broken from being pushed open allowing anyone in the area to wander in and out. It will go for days to weeks at a time without being fixed. Our office has certainly had it's share of challenges, especially considering the pandemic, etc. However, I never thought I'd find myself, huddled in the corner of my bedroom with my dog and husband waiting for a round of gun shots to end. We have witnessed new landscaping around the pool but there are no security cameras to capture these tragic events. We have decided the threat of losing our lives was the final straw and my husband discussed our options with the front office. In good faith and considering all we have been through I was shocked that they were unable to waive our last month's rent and an additional month's rent to get our of our lease. If safety and security are a concern I would strongly encourage anyone to look elsewhere for a safe housing option despite a running special, discount in rent or waived application fee or security deposit. If you have children or are living alone GO ELSEWHERE!

There is NO possible way this place is getting 4+ star reviews, there is just no way. I am writing this review near midnight and both neighbors are blasting music and smell of pot is filling our apartment. All service requests and emails have been ignored for the past 2 weeks. USPS still refuses to deliver packages here and the office refuses to accept any packages. Note that the pool here is about 12 feet by about 20. Live somewhere else... we wish we did.

The below post is just probably a fake to makeup for all the bad posts . They are not doing anything to develop this complex my lease is up thank god they have a bug issue on 10 centepides, roaches plumbing issues , they don’t cut the grass the gates are always open and because of that kids and people from the projects by the family dollar know and they come to use the pool and gym , even homeless people was found sleeping on the grounds neighbors have said this management company owns to many properties so they don’t know how to maintain them all it seems .

I’ve lived here for over three years now and can’t wait for my lease to be up. I’ve seen management change too many times to count. Maintenance is a joke. My ceiling had a leak which was “fixed” multiple times until the ceiling fell when I was out of town. The crime keeps getting worse, there’s been police busts with 8 police cars at one time, someone was beat up and jumped behind my apartment, and I’ve had packages continuously stolen as well as patio furniture stolen off my back patio. It doesn’t help that the gate is constantly open allowing anyone to wander in here.
Do not move here since Ricky and onliee left and new management has taken over , the gate has been wide open for 6 to 7 months now ,just anyone can come in here homeless etc , spiderwebs everywhere , roaches galore , lots of plumbing issues , they try to come into your home every two or three months since they have been here for the same reason exact reason . They been here maybe 6 or 7 months and have came inside homes about 4 to five already, More breaking into cars and crime since they have came so just a warning think I’m lieing come drive past for a week straight and see the gate wide open, exercise equipment that doesn’t work and the women in the office are rude and don’t care about anything

We are on our way out, I have lived here 3 years with only minor problems, new management is now in due to new owners in December 2016, not managing anything.. completely lied straight to our face and then admitted it, pipes burst and other maintenance emergencies completely unanswered, gate is broken and the day it will be fixed keeps getting pushed back meanwhile vandals are hanging out nearby. Does not address any complaints, only makes excuses.. improvements that were made now falling apart, playground covering old pool is caving in, no one in office during office hours
First let me say I would give this place negative 5 stars if I could! Wow where do I begin.... Let's see we moved in June only been living here for approximately two months, and let's just say this is WORST place to live! First the pros: great price, great residents, THATS IT. Cons: Insect and roach infested and NO ONE seems to care about that! Since we moved in I've had problems with ROACHES (by the way I've NEVER had problems with Roaches in the past, been complaining to my mother showing her pictures and she even said I've never heard you complain about roaches before!) They began in our kitchen and tonight August 26, 2017 at 3:23 am I am on my way to a 24 hour Kroger because I can not deal! We found two ROACHES in our BED!!! NOT near our bed not by our bed ON TOP OF OUR BED!!! Our bed where we lay our head down!!! Now I have been trying to keep my composure but after tonight I can't we have to GO! ASAP! Who wants to live in a place having fear that roaches might be crawling on us while we sleep!?! Not I! My fiancé and I are fed up! We spoke with other residents and they say that they believe that the roaches are living in the wall but management doesn't want to do anything about it and find a proper pest control to find the nest and take them out! You know what they can fight with management all they want but only living here for two months while I'm in nursing school and having to be afraid to fall asleep because ROACHES might be in our bed is not about to continue to happen! We stay in building E so I'm telling you to avoid this place! Avoid this building don't think twice or even once about staying here! Now they have changed the amount we pay a month! Stay away!!!
Pros: SO MUCH SPACE Pool & gym Nice layout apartments and town homes Friendly staff Cons: Pool & gym doesn't have a bathroom?! That concerns me and all the people that visit that pool. Roaches and wasps nest everywhere Trash area piles up for so long (mattresses, coffee tables, pizza boxes, chicken wings on the floor, you name it) The gate does not have a white secure gate that goes down AFTER EACH CAR, this makes it easy for people to get in right behind the person who has a key AND the person exiting the complex gate. what's the point? The walk thru gate is always broken In the last year the rent went up by a lot and I don't recommend this place because for the money you can get a nicer & cleaner complex that has a bathroom for their amentities and a laundry room too. Management needs to step up their game here.
I love the new manager and management company! When they took over the property earlier this year, we started to see significant improvements. We are gated. The pool looks great! We now have a fitness center and our dog park should be finished soon. Don't pay attention to the reviews from over a year ago. This property is really coming together. I love it here! Swing by and see Onilee and Ricky in the leasing office. They are awesome!
Our experience could not have been worse. To start with, the apartment was nothing at all like the model that they showed us. We were unable to see the units because they said that they were being renovated at the time. We rented 4 apartments from January to July of 2016 to house 4 project managers that were working on a job at Emory University. The day we moved in we had issues. The doors were never weather stripped, bugs were marching in by the hundreds. They fixed that. One of the apartments had a air conditioner that never worked. We called countless times; someone would come to fix it, it would work for a couple of hours then stop working. Because of the scorching summer heat, that employee actually moved in with a friend. Two of the apartments had hvac equipment in a closet. Apparently they never finished installing it so they just left a big bucket under a valve that constantly leaked water. If you left for more than twelve hours, you would come back to a flooded apartment. I went to the management office and told them I would be traveling for a couple of days and asked if they would empty the bucket or fix it and they acknowledged that they would, but needless to say, I came back to a flooded apartment. By the time they did, there was already black mold growing everywhere. Then there was the live electrical wires in the closet. One of my staff members reached into the closet to try to see why his air conditioner wouldn't turn on and he was electrocuted. His hand was severely burned....have photos of the wires and the injury to prove it. Thank god none of us had children because it could have been tragic. When I told the property management staff they didn't seem to care at all. They never came to fix it. I emailed the fire department and they were going to send an inspector, but, thankfully, by that time we were moving out so I have no idea what happened. I have emails and responses to prove that as well. They had a pest service, but it was ineffective. ..bugs everywhere. And to add insult to injury, when they sent our security deposit back they withheld hundreds of dollars for damage that they wouldn't even identify. When contacted, they never even responded with an explanation. During our horrendous stay the property management company changed. The first one was bad. The new one was worse. I absolutely adore my place. I am usually pretty OCD about things...but I've accepted the fact that these are older apartments, so there are some not so perfect things! The property stays cleans...Jamie and Ricky are helpful whenever I call, and I do not hesitate to do so. I had a recent complaint about either trash bin sizes or the pick up schedule. Something had to give because the excessive trash was an eyesore. Great minds think alike, because Jaime was already on it. I've seen Dekalb County out there more this week then I've seen them since I've been there. :) So glad I found this place. I'm still in my favorite part of the city...I'm comfortable...and I love it! -Shunda
Let's keep it simple Pros: affordable. parking is simple. pest-free with the exception of some spiders. near a highway (pro and con). near walmart and publix. newly remodeled. Only two story so you're not surrounded by neighbors. Security guard that lives on site patrols the area. The leasing office is average. Sometimes its hard to get them on the phone, during office hours. Most work orders are completed in a timely fashion (not on weekends though). Cons: Hidden $55 fee for water and trash that is not advertised on monthly rental price. People don't pick up after their pets. Trash is always full days before pick up. Workers rushed to get units finished for move-in date and left the unit a mess (nails, paint chips, dirt, dust, etc., everywhere). Ungated (pro and con) They will tell you they are working on getting a gate but it's going to take way longer than they estimate. There is no room to put up a gate without doing some major construction to the front entrance (knocking down barriers and paving over the ground). Some units are very close to interstate-20, which is very noisy with the exception of the bedroom (door shut blocks out most noise). Kitchen does not have a pantry. Hot water stays hot for 10~ in the morning then drastically drops to cold temperatures. You have to set up an account with Georgia Natural Gas if you want heat in your apartment (gas, not electric heat). Surrounding area seems to be in poverty (people wandering around at night and hanging around at the 3 gas stations a block away from the neighborhood)
I am writing today to complain of the poor service I received from The broadway east Atlanta. This complex is hands down the worst i have ever seen and lived in... The office manager "She" is very rude and never kind and slow to reply and thier is never no one in the office. when i have asked for my work orders updates on them being done she brushes you off as if it isnt pressing to me i feel its just awful .. The "male" leaseing agent in the office has no idea what he is doing and never can give a honest answer. i feel that the hammond group has no idea what the staff is doing along with how other tenats feel about how we are being treated i think they see the three postive reviews and feel that is enough. i understand construstion takes time but giving tentants an update as to whats going on would help. i think if people knew what you the stress tentats are going threw they would fix everything befor moving people in. I am most annoyed that I the trash sits for weeks ,that the contractors leave trash and nails and etc every where i think it makes you feel lied to about moving in. I trust this is not the way That Awful Company wishes to conduct business with valued customers/tenats—I have been with you since the company was first open the apartments i never encountered such treatment before. I have seen this apartment complex do a complete turn around. Everything is new; the floors, cabinets, counters, appliances, fixtures. The community is quite, clean, and safe. If you want an apartment that is close to downtown, East Atlanta Village, Little Five Points, and all the best places in Atlanta, this is your place. With close highway access, you can get anywhere in the city with ease. The office staff is quick to respond, and incredibly helpful. We are so happy with our new apartment!

I love this place, the property is nice, it's not far from downtown. Perfect location. The property manager is very polite and has handled every issue I've had in a timely manner. So far so good!
