Property Ratings at Brook Hill Village Apartments
This was my first apartment on my own so it really meant a lot to me. It might not be the most modern, but it felt like home. As a young woman, I always felt safe which is a big reason why I chose this location. My dog loved walking around the area. Penfield is very quaint and everyone I encountered was friendly. The residents are a mix of young adults, young families, older people, and lots of dogs. The women in the leasing office were always so nice and accommodating. So was the maintenance team, who always came quickly if I ever needed anything. I never felt like they were scamming me the way some apartment offices feel. Instead, I felt like they had my back and were always looking out for me. Which made the place feel even more like home. Overall I am very happy to have experienced living there.

Do NOT live here. Most apartments in the complex have ice damming and if you don't know what that is look it up. They REFUSE to fix it and are only replacing one roof a year. We we're responsible for making sure all the water draining into the windows was captured and dumped. We literally couldn't leave for more then 2hrs in the winter because the water in the apartment flowed into the unit below us and we were blamed. They never fixed the issue, we have mold on the windows and walls, the water even drained over an outlet and they didn't care, the carpets were never cleaned. We requested reduced rent and carpet replacement and were denied, they offered carpet cleaning but we were only given two weeks to schedule which was impossible. Surprise surprise the first roof they fixed was where the property manager lives. She is HORRIBLE. Super quick to send you notices about what you are doing wrong, but if you have a complaint she treats you as if you are at fault and is completely unwilling to help. I contacted about a problem and I didn't have the maintenance number, she chastised me about not saving the number and wasn't willing to help so I had to contact the property owner and get the number.I have no idea how she has kept her job this long with her TERRIBLE customer service. Please, for your own safety and sanity, do NOT rent here. It's too expensive for the maltreatment.

Back in the early 70's, these were luxury apartments (now you know how old I am!) We moved in here 5 years ago and found the apartment to still be very nice. Our particular apartment backs up to the 1,000 Acre Brook and a gun club. The scenery is peaceful and beautiful. In the winter, the woods open up and give us a great view of the valley below. We get to see deer, fox, woodpeckers, and even salmon swimming upstream to spawn in the fall. All this is great, but the staff exceed expectations. Their response to requests is very quick. Problems are given a higher priority and are addressed quickly. The parking is good and the snow plowing is as good as it can be. They keep the road open and plow around parked cars as well as can be expected. I leave for work around 5:45 a.m. and they usually have the road plowed by then. I'm addition to the beautiful setting, Brook Hill is close to shopping, restaurants, service stations and the X-way. If there is a drawback to this place, it would be the noise from the gun club. We are used to it - it didn't take long at all, and it provides a sense of safety, knowing that all these good shooters are nearby! The storage spaces could be larger, or we could have less stuff; it just depends on your perspective. I built shelves for our space, which helped a lot. This is a good place to live; I highly recommend it.
The pros: picturesque location, close to expressway, shops, and restaurants. The cons: poor snow removal (they start AFTER you leave for work), poor screening of neighbors (many trashy, ignorant people), inadequate parking, slow to address issues/concerns, high rent for what little you get for your money.
Great place to live, a park-like setting -- close to shopping, post office, and public transportation. But the best thing about it is the staff. Friendly, courteous, and incredibly quick to address any issues that might arise. Grounds are well-tended; buildings well maintained. I will be here four years in November and plan on renewing my lease, again and again.
This apartment building is fantastic! Maintenance is quick to respond to issues, the apartment staff is knowledgeable and friendly. It's a quick walk to many stores, and a set back location from the street so you don't hear much noise.
Brook Hill Village is a very pretty little community. It is very pet friendly. Lots of dogs! The apartments are nice but the walls are a little thin so you can hear almost every move your neighbor makes. The appliances are nice and the amenities such as included heat and cable are helpful. There aren't enough washers and dryers in each building to accommodate the number of tenants. But there are laundromats nearby. There are not enough parking spaces. The gun club next door is a little unnerving but other than the constant sound of gun fire the village is very nice. The staff are very friendly and helpful. The groundskeeper is very nice and maintains the village beautifully. This would be a perfect place if it had a pool and clubhouse.
I moved into Brook Hill Viillage May 2015. I have truly enjoyed living in this complex. The village is very dog and people friendly. Many residents own dogs and are pleasant to interact with. There are designated dog locations throughout the complex that have a baggie dispenser and bin to encourage people to clean up after their dogs. The apartments and grounds are well maintained and I have been very pleased with the response time of the maintenance staff. Each summer the complex holds a picnic for the residents which is a great opportunity to meet your neighbors. Cons: -proximity to gun range is a minor annoyance, most shots are muffled and soon fade away as background noise. -the roof that covers the upper balconies only cover half the patio and there are no gutters so whennit rains there is a curtain of of water streaming down onto the deck. In addition, the deck is covered in outdoor carpet which is not optimal, especially when it gets wet. In closing I have been very happy living in Brook Hill and am looking forward to my second year in the complex.
Great location with easy access to expressways as well as restaurants and shopping nearby. My visitors are always impressed with the bright, open layout and spacious storage. Grounds are well cared for and maintenance is prompt and courteous. Residents are friendly. Pets are welcome, with convenient dog walk areas where pets and their owners can meet. Thought I would rent for a year, but I plan to stay for much longer!
JUST MOVED FROM A BEAUTIFUL HOUSE IN THE SUBURBS TO BROOK HILL APARTMENTS! IT IS SO QUIET AND CLEAN AND THE STAFF IS ALWAYS THERE FOR YOUR EVERY NEED! LOVE THIS COMPLEX AND ALL THE NEIGHBORS IN IT! WILL NEVER GO BACK TO OWNING A HOME AND ALL THE WORK IT INVOLVES. NOW I CAN JUST GO HOME PUT THE KEY IN THE DOOR AND HAVE NO WORRIES!
