Brookland is located between Michigan Avenue and Rhode Island Avenue, with the Edgewood neighborhood to the west and Woodbridge to the east. Nicknamed "Little Rome," Brookland is home to several Catholic churches, the Saint John Paul II National Shrine, and the Franciscan Monastery of the Holy Land in America. Just outside of the neighborhood, you'll find the Catholic University of America and the Basilica of the National Shrine of the Immaculate Conception. Brookland is increasing in popularity with residents. It is ideally located just over three miles northeast of downtown and contains the Brookland-CUA Metro station for easy commutes.
With a variety of restaurants, bars, and shops located in the neighborhood -- especially along 12th Street, Brookland offers some great destinations. Pros: ampule parking, spacious apartments, walk in closets, controlled access buildings, in unit w/d, balcony, maintenance is pretty responsive, valet trash, updated appliances, bus stop at apartment entrance, short term leases available, 20 minute walk to metro Cons: not ideal for work from home because it’s next to a school and the kids scream ALL day long, you can hear everything because walls are paper thin (literally can hear my neighbors phone ringing), half the equipment in the gym doesn’t work
I live at Brookland RIdge for 3 years now I knew the instant I spoke and met Ms. Zenda that this is where I wanted to live. I have been loving it every moment since. The community and the people in it is is awesome.
Apartments are small, old and overpriced in comparison to the newer units in the area. Even with the "upgrades" the appliances are old. Washer and dryer are NOT full size as advertised here and not energy efficient, dishwasher is old and once it stops working they don't replace it. Cabinets are cheap. Maintenance is hit or miss. Depending on what you call for. They respond quickly for easy fixes and Zenda in the office is very rude. I don't know what the "carpet" is but it is bottom line grade and tears up your vacuum cleaner so be prepared to sweep a lot! They give you 1 parking pass and if you need another you will pay $50 a month for it! Even if you decide to deal with these issues the main and most disgusting issue is the mice! It is infested. They exterminate often but have not been successful. Probably b/c exterminate to them means place sticky traps under your stove and behind your refrigerator. I wouldn't recommend it mostly b/c you don't get the amenities you should for the money you will pay.
Management is unresponsive, rude, and bullying. They collect residents' e-mail addresses and, of course, know our mailbox addresses, but choose to communicate via notes slipped into door jambs, where they might be lost or taken, or, if you're on vacation, received far too late (for instance, "you must remove all of your furniture from X-wall by 9:00am tomorrow or you will be charged $100"--which is impossible to comply with if you don't get home from visiting relatives until 6 days later). When you call the management office to ask for anything (for instance, "I can't move my furniture in the middle of the day for a whole day, it could fall and squish my children, who are running around, because they live here, could you perhaps give me a more specific time frame, or help move the furniture when you get here so that my children don't get killed by the moving furniture?") they simply do not return phone calls or e-mails. In person visits are ineffective because the people who work in the office, while well-meaning, are poorly trained and do not have the power to actually help you. The bright side? The maintenance personnel (when you can finally convince management to send them) are polite, efficient, and talented.

My family and I resided at Brookland Ridge Apartments for several years. What they don't tell you is that it is an extension of Catholic University dorm and depending on what side you live on when school is open you can hear the games and other function at the stadium. The apartments are very small with the largest being 940 sq ft Also parking is at a premium here even with parking stickers. It is a very old complex and there is only so much they can do. Robberies do happen here especially if you have a patio apartment. There have been car break ins, tires stolen from cars
Brookland Ridge Apartments is in a great location. It's very quiet and has a great scenery. It also has a great service from everyone who works for the company. We have valet trash pick up and weekly apartment cleaning in the building. It's overall a great place to live!
I'm living here as a college student, and I would recommend it for other people my age. It's cheaper than living on-campus, there's a gym, trash collecting service, and each apartment has its own washer and dryer. However, I will not live here after graduation. The neighbors are loud, the hallways smell, and the lower apartments tend to have bug problems. Not a recommended space for families. Also, if you call the front desk and Zenda answers, ask for someone else. We have asked her to put requests in for us and every time we called back the next day and she hadn't done what we asked.
The apartment is just okay. The actual unit itself was clean when I moved in and has held up pretty well. Maintenance usually comes in a timely flashing. My biggest issue is that I felt I was sold something that doesn't exist. The area of the apartment is sketchy at best with constant crime alerts and even someone wielding an axe on a cop car. Also the proximity to the Metro stop is not as close as they lead you to believe and it is definitely not a walk you'd want to take at night. Overall I can't say I would live there again but it's proximity to CUA can't be beat
I'd like to start by thanking all those at the Brookland Ridge Apartments. Because of you my senses are heightened, my reaction time decreased, and my ability to be on high alert at all times has never been better. Whether it was the moderately frequent crime, or the neighbor who set her own apartment on fire, I owe my new found street cred to you. Maybe it's just rose-colored glasses, but I'll miss you. I will miss the cats who lived in the cars in the parking lot, the refreshing sprinkles of water leaks on my face in the morning, and most of all...the smiles on your faces as you took my money in ever-changing and creative ways. SO HERE'S TO YOU *lifts champagne*, and all that you do Brookland Ridge.
I mean, it's my first apartment, it's amazing, it's got everything, my bed, my computer, my food. What more could I ask for?
