I have been here since 2022. Let me start with saying STEVEN (maintenance) has been the highlight of my experience here. (See below) The community here is respectful, quiet, and the management really wants to make things right with their tenants. They may get busy at times, but they eventually always handle any issues accordingly. My AC has never been efficient and I always have $500 plus electric bills. Now, it DID take a while for management to send in Steven, but finally when they did, he found a HUGE issue where my AC was missing a component that affect its distribution of Freon. This caused inefficient cooling and skyrocketed my bills. The management has agreed to reimburse my last 3 electric bills which is greatly appreciated as I have been struggling to afford $500-600 electric bills. I wish it would have been done sooner, but at least they have addressed this and wanting to make it right. This is VERY RARE in Atlanta. I love the team here.

The apartments at Brookleigh flats are very nice, and I had an awesome time touring the apartments there. Angelo was a huge help and was very knowledgeable about all the amenities and gave me a tour around the whole complex. Definitely a great place to move in Brookhaven.

We toured the property with Catherine and she is such a delight. She answered all of our questions. We had looked at about 6 properties and had chosen Brookleigh Flats. But my husbands job decided to not move him to Atlanta :(. If we ever have another chance to move to Atlanta we will most definitely move to Brookleigh.

We just signed our leases for this beautiful community and the entire process from being a prospective resident to leasing was smooth thanks to the amazing leasing specialist Ashley! She is kind, resourceful, competent, and understood all of our needs when applying for housing in this community. Just the welcoming nature of her alone was wonderful to work with! We are also pleased with our one-bed one-bath unit and its amenities! Moved in last year during the pandemic. Ashley was a big help and made my move-in easy. Whenever I need anything she’s always there, quickly responding to my requests. She helped me renew my lease for another year. I would definitely recommend these apartments.

Ashley in the front office is exceptional. Each time I have interfaced with her she has gone above and beyond;Far exceeds my expectations. She is extremely competent, highly efficient, professional, friendly and tactful. These apartment units are beautiful, well kept and management is responsive to the needs of the residents.
If you are looking for a beautiful property with incredible amenities that is also within walking distance to restaurants, shops and parks then this one is it!! The property manager Victoria is also amazing and actually cares about your experience! Highly recommend.
Just toured this property, and it is beautiful. It’s convenient as far as restaurants and shopping goes which is a huge plus in my book! The property management team was wonderful and welcoming! As a prospective tenant, this place checks off all the boxes for accommodation and is a place I would really enjoy showing off to company!
I had a great experience leasing with Brookleigh Flats. Everyone in the office was super kind and helpful, Ashley and Lauren went above and beyond to make sure I got into the apartment that I was happy with. The apartments are great, updated, and spacious. The location is also hard to be beat, with plenty of places to eat and shop. I'm really looking forward to staying here.
We just moved out of Brookleigh Flats and were sad to go. We had to move due to job changes and commutes but LOVED our spot. We were in Unit 8106 facing a quiet street and never had to use a parking deck as there was always parking right out front of our apartment. Being two females living on the first floor we always felt safe - which was huge for us. Maintenance was always quick to respond and solve our issues and the management was responsive and helpful as well. The only con is they have to repaint the whole apartment due to the number of holes we had??? and it's a $280 fee which seems a little ridiculous to me, but I guess that's part of living in an apartment? Overall we would have stayed for another lease if it worked better locationally for our day-to-day. I would definitely recommend moving here.
After paying over $50,000 in rent over two years - the management office has decided to charge me almost $300 in "cleaning fee's" after move out. An example of the insanity of some of these charges was a leftover curtain rod being taken down for $25 and a water filter being left on the sink for another $25. One would think that human decency and practicality would take over and a phone call would be made to come and remove these items OR just take them down in less than 60 seconds.... Would not recommend Brookleigh Flats whatsoever.
It's not worth the amount of money that I pay. There is one lady in that office who laughs like the Wicked Witch, ALL day. They never work. They don't even greet you, unless, YOU greet them. They are stingy about amenities, even the breakfast! You should read the emails that they send, it's like having your grandma admonish you for taking too much cereal for breakfast. THAT'S the email that I receive. I work too hard in the office, to open my inbox, and read nonsense. I kid you not, half the time, they don't even use spell check. Beyond the email admonishments. The weather is great, but oh wait, they haven't cleaned the pull yet! It's May, and Mother's Day is around the corner. They are never prepared. All they do is gossip and sit on their butts. I detest lazy people, and it saddens me that there are deserving individuals out there who would do a better job. Instead of these bozos picking up an easy check, just to occupy space. God help us. I hate the staff, love the location, but the staff is beyond a joke. It's sad. If you have other options, consider them.
The emails are great. But can you guys focus on things that need to be addressed. For example, when a resident emails you, you RESPOND back. ?? Or even better, refrain from drinking mimosas meant for residents. ??? The kids during spring break couldn't even use the computers, and from what I have heard this has been going on for months in both buildings. ???? How about doing rounds to make sure things are in order around the community. ????? At the end of the day, we all are customers, and we pay a lot to receive a certain pedigree of service. I am kindly reminding you of that. This is not Motel 6. If you can't offer luxury customer service, Brookleigh Flats might not be a good fit for you. We are not children, let's do better. Save the passive aggressive emails. I can assure there are plenty of residents, including myself, who will return that rudeness back at you in person. I'm too old of a woman, to teach Brookleigh Flats staff how to work in a Hospitality environment. That's sad. Maybe you all need to work at a Hotel and learn a few things. Let me know, if I need to speak to one of you in person. I'm too old, to have ridiculous nonsense emails in my inbox. This is not Cartersville/College Park. It's Brookhaven. Do better. Save the passive aggressive emails. Residents pay a nice chunk of money for amenities. It is ours to enjoy. If that bothers you, I'm sure Motel 6 is hiring. Have a wonderful day.
I lived here for almost 4 years, which is probably longer than most of the tenants (and employees) and through the changeover to Carter-Haston. I really enjoyed the previous management company but things changed drastically with the new management company in terms of effort and attention. The new management seems to be more dedicated keeping up appearances in the amenity areas and gaining more tenants than retaining their current ones. If you bring up an issue, expect about 2 months turnaround for that issue to be solved. They also turn over the managers and assistant managers quite often, which is probably an indication that the over arching company doesn't treat their employees well either (so why would they care about you as a resident?). The quality of the tenants seems to have gone down as well. The tenants now don't care if they leave their trash out over the weekend or let their pets relieve themselves in the hallways. Carter-Haston has sent out a warning letter stating $25 per infraction but I have yet to see them enforce. We've also had neighbors that have had encounters with the police which doesn't quite make us feel safe. Additionally, after about 2-3 years of wear, these apartments were not built to be "luxury" apartments for long. The floor mouldings are coming off and I even had the glass pendant light spontaneously fall because of shoddy construction work. They also had to redo the balconies because they weren't weatherproofed the first time. Honestly, I would move here if you don't expect the management company to do much of anything besides send out emails about events & rules that they don't enforce. If you get have any verbal conversations with the leasing office about lease clarifications, make sure you get everything in writing (even if they refuse to respond to you via email). During our move-out process, the asst manager was also slow in responding to emails and rescheduled our walk-through so we could not even be in-person during it. He also called about 3 weeks later, after numerous correspondences via email with no knowledge of what we had even talked about (or that we had already moved out).
If you are looking for a peaceful, quiet community that is within walking and driving distance to everything you need... This is the place! There is a Publix, CVS and a Walgreens across the street. You are minutes from Buckhead and surrounded by restaurants and stores. They just built a Marlowe's Tavern next door, there is a Pure within walking distance and there is a shopping center that will house a Whole Foods being built as I type at the end of the street! Maintenance is top notch! You ask and they come right away! The management... You will not find people that are more genuinely concerned about you and your well being more than at Brookleigh. All the ladies in the office are great!!! Emily the property manager and the area VP Abby, are phenomenal!!! They are both caring and compassionate and want their tenants to be happy. If you are looking for a place to call home in Atlanta, look no further than Brookleigh Flats!!!
CH took over in 2015 and we've had two managers turned already. Upper management needs to step in ASAP, property is an embarrassment, clean this place up!! Luxury prices to live in a dump.
When CarterHaston took over the property, the place has gone down fast. I had to call once in the past month about people selling drugs. Pure Restaurant weekend music creates a bad experience for residents. The management could careless about providing security for the residents. Three different residents were told by the leasing staff that starting the weekend of March 12 we would have security at night. Guess what, the leasing manager lied again to us typical with this place. Pure patrons park in the car wash spot designated for residents to wash cars, and manager don't care as usual.
We have lived here for more than a year. Things went south when Carter-Haston took over from Worthingse. Not only is the management incompetent in dealing with issues such as noise violations by PURE taqueria and Burn Studios-- imagine being awaken by loud music at 6am from the spin studio and returning home to loud band music at 7pm everyday! The in-house courtesy officer is no longer there, the leasing office staff is thuggish in its dealings, and the corporate wing is out of reach. More importantly, there is no accountability, leaving the residents helpless. If I have to call the cops and deal with the noise, why is the management there? Why is there (supposedly) a courtesy officer on site? All the great amenities are gone as well. I won't recommend this property or any that is managed by Carter to anyone.
We've been living at Brookleigh Flats since the beginning of the year. It underwent a management change over the summer, and so far everything is still going extremely well. The building is always kept clean, and the maintenance staff is amazing. We also love the area. There's a new set of stores being built in front the complex, and it's just made the area more modern. Overall, two thumbs up.
Apartments are very nice. Granite counter tops, stainless appliances, spacious bedrooms. Walking distance to 2 grocery stores and multiple restaurants. Great amenities: daily breakfast, free wash & fold service, dry cleaning pick-up, exercise room is fully set up. Management company changed in July 2015, and they are still working out some kinks (as of Sep 2015).
I've lived here for several months and I'm quite disappointed. Most of the things I liked about the complex and that convinced me to rent here have evaporated. Although it is in a good location, and the layouts and features of the apartment are nice, the cleanliness of the apartments has gone markedly downhill. The hallways do not have appeared to have been mopped in months- stains that I saw weeks ago remain. There was previously an onsite courtesy officer, and a laundry service 3 times a week. These are both gone. Although the lounges/business center look nice, most of the times the computers and/or printers don't work properly, and the TVs frequently don't work. Many of the leasing staff office are discourteous or unresponsive. Communications form the office are poor. Policies are changed without notifying the residents. If you lease here, do not count on any services that you are told about materializing. If you rent, do it solely for the location and the apartment, not the service.
I have lived here since this complex opened and am so happy! I will be buying a home when my lease is up and will be so sad to leave! It feels like home and in such an amazing neighborhood! Great restaurants, parks, and grocery all within walking distance. Love the amenities. Great staff especially the leasing agent Shannon. She gives the BEST customer service. Our new property manager Michelle is also doing a great job getting things done that we have need for awhile! Great maintenance staff too! They treat my dog like a VIP....always supplying hugs and a treat when we go by the office!
This is a great apartment with great amenities including free breakfast during the week, free laundry service, a great pool, and two gyms. New management recently took over, so there's been a few hiccups in service recently, but overall it's a great place to live. It is a little pricey, but the floor plans are great, and the location is also prime. It is literally across the street from a grocery store, down the block from a park, and minutes from Buckhead.
We moved into Phase 2 back when Brookleigh Flats was still the Heights at Brookleigh. We were the first to live in our apartment, and my goodness has this place gone downhill in a year. To be fair, Brookleigh Flats is a very pretty apartment complex, however the apartments are not well built. The appliances seem cheap and we have had several maintenance issues, including plumbing. Since the new staff took over our hall has been full of spiderwebs, dead bugs, leaves, and trash which is unacceptable for a "luxury" apartment. The office staff used to be really sweet, helpful, and knowledgeable, but are now simply incompetent. We are constantly having to get our bills corrected because we are incorrectly charged. Crime in the complex is rampant. There have been tons of break ins and I don't feel particularly safe here. The cops are here regularly and the security gate is frequently out of order. Neighbors mostly stick to themselves, which is good and bad. I like that the complex is pet friendly, but a lot of people allow their dogs to be off leash (which is not legal in the county). The pool is way overcrowded and it would have been nice if Phase 2 had their own pool. Overall, it isn't the worst place in the world to live, but I am not 100% sure I would recommend it either. Location near Blackburn Park is nice. I do feel it is overpriced for the quality, lack of safety, and poor management.
