Property Ratings at Brooks Landing
I have only been living at Brook's for just over a month but my experience thus far has been fantastic. Maintenance is on time and help fix issues as soon as reported, Management is friendly and they are fantastic with answering all my questions from the very first move-in day. I have lived in plenty of apartment complexes but this one by far has been the best living experience in my life.
I have lived here for 6 months I moved into these apartments because the security gate. The gate has been broken for the past month and repaired twice since I have moved in. My heater has not worked I have filed work orders and according to management the heater was fixed. I had to file a new work order due to the heater not working finally I have heat. My front door would not close correctly leaving me to leave my apartment unlocked. My water takes two to three min to heat up I know if may not be a big deal for some but when you need to wash up and get to work every min matters. I live next to someone who dogs bark most of the night and the people who live on top are up at all hours of the night and then at 5:00 am they start stopping around again. Management is hardly there and they take lunch when most people have questions. It hard to get of hold of someone and they don’t return messages. One last thing my apartment was updated but the flooring has bubbles in the linoleum it drives my crazy that workman ship isn’t valued especially when the rent is so high.

I have lived here for 6 months. My heater has malfunctioned most of the time leaving us freezing at night. My mailbox breaks and there is no follow up. I’m sure I’ve had mail stolen. The jacuzzi has been broken all 6 months. They just don’t care.

I recently moved to Brooks Landing and I have been very pleased here. I love that I have an attached garage, it makes everything so much easier and I feel very safe. I have only met the office staff a few times due to my work schedule, but they were very nice and helpful. I rented over the phone with out ever seeing the apartment, and my expectations were met 100%. My company moves me around quite frequently, but if they keep me here for the foreseeable future I will be very happy, and I will make sure to recommend Brooks Landing to my colleagues.

Me and my mother have been here almost 2 years now the ladies in the office that work here are the BEST anytime we have problems they are right on it they are very attentive to the tenants and are very knowledgeable about the complex. I love that they always sign for our packages also it’s really convinent and that’s very important to the working folk ??. The unit is beautiful anytime there is a issue or anything in the unit they send the mantiance pretty quickly. Amazon has also left packages for me on my patio before for days and it wasn’t touched and I love that it feels really safe and I love that common respect we have in this little community. It’s very quiet also so you don’t hear lots of loud noise or trains. Thank you ladies in the office so much for this lovely living experience.

Where to start... This place definitely gives off a false sense of being greater than what it is. They let in anybody and everybody so if you're expecting a higher caliber of neighbors this isn't the place. Which is weird since the rent is crazy expensive. Our neighbors would constantly be screaming obscenities at each other on a daily basis, it would be so bad that it would spill out into the front yard and they would scream F you etc at each other until one of them would have to drive away. Lovely couple.. did i mention the walls are paper thin as well? And then there's the dog situation, they allow every and all breeds regardless of aggression issues. The first few months we lived here I was out walking our pup and my 1 year old was there too. A neighbors dog came out of nowhere and attacked my pup. Luckily he didn't kill him and i was able to scare him off by screaming at the top of my lungs at him. I was furious, my child could've easily have been injured! I actually ended up stopping taking my son on walks during the day due to fear. I Called the office, they said they would take care of it. A couple months later i find out whose dog it is since i see the lady walking him. I tell the manager about the incident and which apartment it was. She said she would handle it. A short time passes and my husband is taking out trash and that same dog rushes at him out of nowhere, my husband stood his ground and the dog backed off. Had that been the elderly lady that lives near us she would've been injured or her small dogs killed. This time we tell the owner of the dog to keep him contained. A week goes by and this time I'm out taking out the trash and stupid dog is around the corner and sees me and rushes at me. I stand my ground and yell at him, owners come running out and grab him. Once again i tell the manager and she said she would leave a note on their door . They were also aware of dogs aggression issues as well and yet allowed this dog to live in an environment with small children and owners that couldn't seem to keep their dog contained.... on to parking. It is a JOKE!!! If you have more than one vehicle be prepared for parking outside the gate often or very far away from your building. There were times when we even had to park across at raleys. Again it's a joke! I think I've said all I've needed to say.. oh and also when you move out they will keep your whole deposit no matter how clean you leave it just FYI
I'm extremely disappointed with choosing to live in Brooks Landing for many reasons. The reason my girlfriend and I moved here was for safety. Its in a nicer area of town and gated with "24 hour security". 1. Ive only seen the security car once since January 5th (our move in date) and it was when my girlfriend and I were in the hot tub. They told us it closes in 15 minutes then they left the property. 2. The gate is broken half the time and is always left open I've made many complaints and it took months to fix. 3. The walk in gate on the rosselle side has been broken since we moved in. I've made many complaints to fix it and still is broken. Anyone can walk through it. 4. Ive seen homless people on the property roughly 5 times digging through our trash. 6. No one cleans up their dogs poop. The lawn if full of crap and im scrared to even let my dog play down there bc I don't want him getting sick. 7. Since I've moved in. I've talked to 4 people who have had their car broken into. Im now the 5th person to have my car broken into. (That I know of in just 3 months) 8. Brooks landing apparently back ground checks their residents yet I see probatuon officers in the complex probably every other weekend. 9. There was a tree down for roughly 2 months. Made many complaints to get it removed from the property. Even offered to do it myself if they provided me the chainsaws and safety equipment. They finally after 2 months got it removed. 10. There are a bunch of kids who live in the property constantly smoking weed in the pool area, are totally disrespectful, even saw one pee in the bush (when my girlfriend and I were in the hot tub) when there is a nice bathroom in the clubhouse. Also many residents I've talked to believe these are the ones breaking into all the cars 11. People who don't live in Brooks Landing are constantly jumping the fence and using the pool/hot tub. 12. When we toured the place we were lied to about the gates. They are supposed to have your name in them so when your guest arrive they can find your name and you can allow them in. After moving in and finding out it doesn't work I found out it hasn't worked for over a year. So the guy who showed us the apartment 100% lied to us. On paper brooks landing looks like a premier place to live. In reality this place is an overly priced dump. Might as well live somewhere cheaper and save yourself 500/month. Also I'm sure I'll get some generic response how I should come to someone in the office about
Great good looking apartments. Interior is nice. My only problem is the pool area. The pool always looks dirty as well as the jacuzzy. Most of the time is kind of disgusting to go in. But they have very outdoor furniture. Club house is nice but there is no privacy. It seems like management is always looking on what residents do. You do not feel welcome. Sometimes management could be rude. Most of the time you rather stay in the apartment than going to enjoy the club house. Best thing about the apartments are the shopping center across the street. I live in a one bedroom, one bath apartment. It's a lovely apartment but the rent is high for me. I am on a fixed income. I could use the help with my rent very much. With the rent and monthly expensives I am having a difficult time. Please enter me in the contest Thank You, Sandy
My apartment is a one bedroom, one bath. It has a good size bedroom and a walk in closet. It has a built in desk. The kitchen is small but nice. It also has a washer and dryer in the apartment witch is very convenient. The staff is excellant and I don't have to wait for service if needed. I was is a two bedroom, two bath but downsized to a one bedroom-one bath and satisified with both.
