We moved into our apartment in mid December and it has been great! I lived in this community several years ago and I am happy that it is still as great now as it was then! Property manager is great, and maintenance got out to my place within an hour of me calling a couple weeks ago to help me with a thermostat issue. All in all, we’re happy to be in our new place!
read your application and the process carefully. try to avoid calling customer service because the representative at LiSS group is unprofessional and rude
There's zero amenities, the trash doesn't get emptied until it's been over flowing for days, landscaping doesn't exist and they let everything get overgrown, parking lot is falling apart, buildings need significant work and haven't been touched in many years. Be ready for an electric bill over $300/mo because of the old construction and lack of care, like windows which are original. Maintenance is mostly a miss, you're better off just fixing things yourself. Serious favoritism here and a massive attitude for anyone who isn't in the clique. Oh and they charge extra for a tiny pool that doesn't have the capacity for the whole complex.
Unfortunately, I feel I have to write this review due to the lack in communication or general lack of concern from the property manager. Please be aware that these sections (especially in the high 160 buildings) have a bad raccoon problem! I lived in these apartments for three years and luckily stayed on the bottom floor (away from the raccoons). For whatever reason, the tenant originally above me did not notice / care about the noise and urine stains in her ceiling. It was not until she moved out and a new tenant attempted to move in that I was made aware (by him) that there was such an issue occurring directly above where I sleep at night. I had not had an issue with anything there up to that point so I was inclined not to believe him until he sent me pictures of what was in his craw space...DISGUSTING! To avoid being to graphic, it appeared that the family of raccoons had made the space their home for quite some time. Now all of this, up to this point, was not the managements fault. She was not responsible for a problem that no one had ever brought to her attention. The new tenant obviously was not going to move in there with an issue but was assured it would be fixed. After a series of empty promises by the property manager, the infestation was never resolved so he left. WITHOUT FIXING THE ISSUE, she attempted to fill the vacant spot. Repulsive! I work from home and never saw a cleaning crew, other than the maintenance man, enter that apartment to get rid of the rodents. I was never even told of the issue and still have not to this day. I believe most tenants there do not know this information. Warning, make sure to check your craw spaces if you actually want to still move here. So disappointing!
Consistent decline in management and maintenance since i moved here a few years back. They do not return your calls. They do not respond right away to problems in your apartment. They do not enforce the rules that good tenants do abide by. They do not have a significant snow removal. Can not enter or exit complex during or after a bad snow event. Violates laws that state emergency vehicles need to have access. Give your money to someone else; they will lure you in with a wink and a smile and then not service you. It's horribly frustrating.
Love this quiet little complex. It's tucked off the "beaten path" and a GREAT value for the money. We've been here almost a year with zero issues or complaints. Love, love the view from our unit.
Pros - the rent is quite good for the price I pay 1150 between 2 people with water and sewer included. It's walking distance to the train. The appliances are stainless steel and up to date. The living room and common areas are very spacious. Includes washer and dryer in unit. Cons - the 2nd bedroom is pretty small compared to the 1st. Only have 1 bathroom. Parking can be hassle but for the most part you can find a spot. Washer and dryer is small.
This development has a lot to offer. It's quiet and well-maintained by an excellent team of maintenance men and professional landscapers. It's walking distance to the Regional Rail and extremely close (by car) to US Route 1, I-95, PA/NJ Turnpike, and other major routes. We're also 15 minutes from a number of restaurants, cafes, shopping plazas and the Neshaminy Mall. The location allows me to enjoy suburban and rural parks, farms and recreation while living in the city.. During the summer, we have access to a private swimming pool (for an additional fee). Snow and ice removal is preformed quickly on our sidewalks and parking lots. The backyards are communal with a small personal patio area for each ground floor residence. The apartment's rooms are spacious and each room has a roomy closet. My 6 piece queen sized bedroom set fits easily in the master bedroom. The second bedroom is an adequately sized child's bedroom or study, but you'd have to be very creative to fit a full sized bed and dresser into that room. The kitchen is compact, but features plenty of cabinet space. The laundry area also has some room for storage as well. If I had to write a negative it would be that parking can be challenging for visitors. You only have one assigned spot and on the weekends the lot and visitor parking is often 100 % filled. The parking spots are also a little tight and can lead to dinged doors, if you're assigned a spot next to an SUV (like I am). Overall, this is a great place to live in a coveted Philadelphia neighborhood.
I moved in about a month ago and so far everything has been great. Crystal the property manager made the whole process very easy and is very quick to respond to any questions or requests. The rent is a little high but it's absolutely worth it. The area is quiet and clean and the apartment is much bigger than I thought it would be. Everything in the kitchen is brand new! Central air, my own water heater, new stove, microwave and refrigerator. My only issues are with the windows and washer and dryer. The windows are pretty old and not sealed well so bugs find their way in and the washer and dryer are very small. I am not terribly upset about it though. The community is tucked away from all the Bustleton Pike traffic and it's so lovely to come home to the peace and quiet!
