Nice area, great school district. The only issue is smoking. I'm not sure how the other buildings compared to ours, but we constantly smell marijuana in our apartment, and have reported it a few times. We gave up a while back because nothing was done. We have kids, so it's frustrating that they have to be around it, and we can never have our windows open. I know apartments generally always have people who smoke, but this place is worse than the last two apartment complexes I've lived in. Smoking rules were enforced a little better when I first moved here, but now not at all. We love this area for our kids, but the Smoking is a huge issue. If you have kids, just be aware of this issue.
Every time I walk into the building it reeks of cat poop and there are bees inside my apartment.
I lived there for almost a year and a half. There is extremely hard water, and rusting pipes that management will not look into. The place always smells of cigarettes or weed. The garages are absolutely horrid, you can shut them but good luck getting them open. I would never rent here again.
Things that happened within 1 year of living at Bryantwood. Maintenance guys came over 3 different times without notice, constant domestic violence fights going on in multiple different apartments, neighbors had bedbugs(wasn’t told about i) which then ended up spreading to my apartment, sidewalk and driveway never plowed or salted(I slipped and fell while carrying an infant), parts of my wall missing upon move in and it was never fixed, landlord is nice at the beginning but towards move out will leave nasty voicemails and try and make you leave early while your still paying for the apartment. Don’t move here!!
The manager has been really understanding and helpful. We love living close to Baker Park. Drawbacks there are not places to shop in town. Our patio door keeps breaking.
Everyone here is super kind, quiet, and respectful. The landlord is very nice, along with maintenance are all very helpful. I live in a 1 bedroom, and its very spacious. I lived here for almost 2 years, lived at other apartments and would definitely recommend this one.
It's a nice area, great schools. The rent is alright. Management is great. The maintenance guy is nice,but a bit messy. They have updated my floors and lights, it looks much better now.
The management is terrible. The living condition is not safe. And the apartments are infested with cockroaches. I could go on and on. Please pay the extra for a better living situation. I wouldn't even give one star if I had the option.
The property is not maintained. If anything breaks down the management and owners do not want to fix it. They expect the residents to salt and shovel the sidewalks ( because they just don't do it). The rent is cheap, but there is a reason for that.
I really like the location, it's a beautiful area with nice parks and trails nearby, yet close enough to main highways that lead downtown. A lot of kids live here, so if you have kids that's a plus. It's also a very safe area, and is generally pretty quiet aside from children running around, there's no loud parties or sketchy neighbors (that I know of). There are many downsides, however. Rent is continually increasing, yet there are no upgrades being done to the apartments (and the buildings are pretty old, you get one of those warnings that they used led paint in the past). Maintenance doesn't seem professional, I've asked a few times to have something fixed and it still hasn't been after more than a year. Shelves started falling apart soon after we moved in. The carpets are sinking in different places, the sliding closet doors don't function well. If you live underneath someone, you'll likely hear them walking around (we live underneath a family with kids and it gets very loud), although this is common in apartments. The "office" is just the manager's apartment, don't expect super high quality/professional customer service. Occasionally the hot water runs out, which sucks if you're trying to take a shower or do dishes. Overall everything is very outdated and old. It's apparent they only fix what is absolutely necessary, and are not trying to improve or update anything. Compared to apartments I've lived in previously, it feels very safe and is a beautiful area, but management an maintenance are really lacking (and rent keeps increasing).
The property is not kept up well at all. Everything is very old and poor!!! The parking lot has not been cleaned up for many years. The owner has been raised the price of the rent so many times. Maintenance is very bad.They always trying to save money replacing broken parts for old and used. People are moving out constantly and not landing here for long term period. Save your time and money!!! So I recommend not to move in!!!
This property is not kept up well at all. The major issues are that there is not hot water and the management is aware of the ongoing issues. The water also comes out a " white" color so I would not suggest drinking it. Also during the winter you are lucky if the sidewalks are shoveled and not icy.
The caretaker is nice and the maintenance guy is responsive and helpful. Good location assuming you have your own transportation. Great school district of Orono. Our only problem was the strong smell of smoke. If you're a smoker you probably won't notice. One of our family members is sensitive to it so we couldn't stay. The previous tenants of our apt didn't smoke, and it was painted and cleaned before we moved in. Yet the smoke from the neighbors around us was so strong that our clothes started to smell like smoke. Unfortunately there isn't a lot of affordable housing in the Orono School District. If smoke doesn't bother you it could be a good place to live!
We have really enjoyed living at Bryantwood apartments. Management is really understanding if you fall into a short rough patch and need to make payments. The nieghborhood is very kid friendly so its great if you have a family. We love the tree farm next to us, it gives you that country feel without being too far from civilization. The matience worker routinely makes rounds and insures the buildings are always clean. Overall we've greatly enjoyed living here and would highly recommened Bryantwood Apartments to any potential renters.
Pros Dish washer, dining area, spacious living room. Garage included in rent. Within walking distance to gas stations, liqour store, grocery store. Family friendly with a small park up the road. Quiet buildings, nice landscaping. Washer and drier are operated with a card instead of quarters. Next to a tree farm. Close to Baker park. Cons Small kitchen and bathroom. Apartments do not come with blinds.
