While many people now associate the riverside blocks far west of Midtown Manhattan with amenity-rich, tony residential developments such as Hudson Yards or Waterline Square, that wasn’t always the case. When the pioneering, SLCE-designed 10 West End Avenue debuted in 2007, work on the celebrated Highline had just begun, and those luxury complexes were still 13 years off. “It was built as a luxury condominium in 2007,” says Corcoran agent Victoria Rong Kennedy, who has represented property at the address. She notes that despite being 17 years old, the 33-story condo still offers the design, layouts, and views of a typical high-end building — at a lower price point. The cost of a one-bedroom in a newer building in the area is about the asking price of a two-bedroom at 10 West End Avenue, and according to Kennedy, the condo’s common charges are considerably lower than those of similar buildings nearby. And of course, the convenience and cachet of the location have grown over the years. “This specific building really has evolved and benefitted from the area’s development,” she says. Homes at 10 West End Avenue include studios to five-bedroom, five bath residences ranging in size from 600 square feet to 3,450 square feet. Many of the 173 units have terraces and river views. Studio prices start at about $1 million, one-bedrooms are listed for $1.1 million or more and two-bedrooms list for $1.9 million and above. Three-bedroom condos typically ask $2.3 million to $5.2 million for a penthouse and four-bedrooms list for about $5 million and up. Nick Dine designed the interiors of the larger units. Homes filled with natural light feature an open-plan layout, Pianeta Legno Aformosia hardwood floors, oversized windows and 11-foot ceilings. Kitchens pair black granite countertops, walnut cabinetry and a Veneto glass backsplash with an appliance suite of a Viking range, Sub-zero refrigerator and Bosch dishwasher, complemented by a U-line wine chiller. Bathrooms feature white marble walls, polished Siberia marble slab floors and walnut vanities. En suite baths offer double vanities and soaking tubs. Some bedrooms include walk-in closets, and every apartment is equipped with a Bosch washer and dryer. Fixtures and features may vary due to the renovations of previous owners. The amenities at 10 West End Avenue are considerable. The 2,300-square-foot gym, created in cooperation with Philosofit founder Ari Weller, is filled with natural light thanks to its ground-floor location, as is the 50-foot glass-enclosed pool on the same level. The Children’s Museum of Manhattan consulted on the creation of the building’s whimsical New York City-themed playroom. A wood-clad, commanding lobby with soaring ceilings, a gas fireplace and large-scale art includes a casual seating area for residents or guests. Services include a 24-hour door attendant and concierge, cold storage, and a bike room. An on-site garage with valet service is available for an additional fee. Located at the intersection of West End Avenue and 59th Street, the condominium is close to various shopping, dining, and entertainment options. Central Park, Columbus Circle and the Deutsche Bank Center — home to luxury retailers, Whole Foods and fine dining — are three avenue blocks, or about a 15-minute walk away. A Morton Williams supermarket is across the street at Waterline Square. Lincoln Center for the Performing Arts and Carnegie Hall are nearby for world-class culture, as are concert venue Terminal 5 and Look Dine-in Cinemas 57. To the west, Hudson River Park’s Piers 96 and 97 offer outdoor recreation along and on the river and Waterline Square’s public park contains landscaped gardens, a playground, and an interactive water feature. John Jay College of Criminal Justice and Fordham University at Lincoln Center can be reached on foot in less than 10 minutes. Columbus Circle, about a 15-minute walk, is a hub for public transit providing access to the A, B, C, D and 1 trains. For a quick trip crosstown, the M57 bus stops steps from the condo. The West Side Highway can be accessed at 57th Street for travel uptown, downtown and out of the city, and the Lincoln Tunnel at 40th Street provides quick connection to New Jersey.
