A partnership between acclaimed architecture firm CetraRuddy and developer Harry Macklowe — known for the supertall 432 Park Avenue — 200 East 59 is most impressive for what it lacks. With an exterior and interiors devoid of ornamentation and obstruction, the 35-story building utilizes a mix of open space, natural light and fine materials to provide a rarefied experience. The absence of interior support columns creates uninterrupted space in each residence, further enhanced by walls of floor-to-ceiling windows. Each of the 67 homes features a wraparound terrace, with the outdoor spaces measuring up to 12 feet deep and 150 feet long. Sheer glass railings continue the minimalist aesthetic, showcasing the stellar views of Central Park, the East River and Third Avenue. Potential buyers will be glad to know those vistas aren’t being obscured anytime soon. “East of us is quite low, and the zoning will not allow for a tall building in the mid-block, so it’s a very protected view,” Macklowe told Architectural Digest on a 2019 tour of the property when it debuted. One- and two-bedroom homes range from 835 square feet to 1,720 square feet and list for about $1.7 million to $6.1 million. The building’s extraordinary penthouse residence, located on the top two floors, is a four-bedroom triplex with 14-foot ceilings. Measuring more than 7,800 square feet, the home is priced at $42.5 million. Floors contain a maximum of three residences, and all homes are corner units. Living spaces are designed for maximum comfort, with sound-reducing insulated Italian glass windows, motorized window shades and multizone climate control and dehumidification systems. Kitchens feature Italian white glass and aluminum trim cabinetry by Aran Cuchine, Calacatta marble slab countertops, full-height backsplashes and integrated Brilliant White glass Miele appliances. A natural white oak island complements the rift-cut, custom-stained white oak flooring throughout the homes. “We wanted to create a kitchen which architecturally would disappear and become part of the design of the apartment,” Macklowe told Architectural Digest. No two bathrooms share the same design. Elements include polished Siberian white marble slab walls and mink marble slab vanities. Honed white marble floors offer radiant heat. Additional quality details include polished chrome Waterworks fixtures and a floor-to-ceiling glass-enclosed rain shower with thermostatic controls. Select homes include freestanding soaking tubs. Powder rooms, with a custom-designed pedestal sink and Cremo Delicato marble floors, are outfitted with a washer and dryer. The theme of open space and expansiveness is reflected in the building’s amenities, beginning with the double-height lobby incorporating a terrazzo floor and Italian marble slab walls. A double-height lounge with floor-to-ceiling glass walls and a marble fireplace flows to a furnished landscaped terrace. Similarly, an airy, glass-walled double-height fitness center looks out onto the outdoor lounge space. For parties and other gatherings, a private dining room and catering kitchen are available. The building is pet-friendly and offers residents bike storage, and the staff includes a 24-hour door attendant, concierge and porters. Located at the intersection of the Upper East Side and Midtown East in the Sutton Place neighborhood, 200 East 59 is close to conveniences and cultural destinations. Central Park, the new East Midtown Greenway, Bloomingdale’s, the Museum of Modern Art and luxury retailers along Madison Avenue are all nearby. A Whole Foods Market is two blocks away, and area restaurants include Jean-Georges Vongerichten’s acclaimed Four Twenty Five at 425 Park Avenue, Milanese eatery Casa Lever and Cafe Boulud. Public transit options include the 4, 5 and 6 lines, which stop at 59th Street and Lexington Avenue and should one want to go to Roosevelt Island, the tram is down the block. Grand Central Terminal can be reached in 10 minutes by car, and Laguardia Airport is about a 30-minute drive. The FDR Drive runs along the far east side of the neighborhood, providing connection to points north and south, and the entrance to the Ed Koch Queensboro Bridge is at 59th Street and Second Avenue.
