One of the tallest buildings in the booming NoMad (aka “North of Madison Square Park”) neighborhood, the 62-story Madison House was designed with a clear question in mind: what if every unit had a corner window? To answer this question, Handel Architects constructed the glass-lined reinforced concrete tower to have 10 corners offering wide-open corner views to every residence and double exposures to many units. “It’s a view-centric building,” says Justin Tunistra, a broker who heads up a team at Douglas Elliman. The expansive vistas extend from the Hudson River to the East River, over Midtown and down to the Freedom Tower. But that’s not the only reason Madison House, which opened in 2022, has raised interest. “It’s really the entire package of views and amenities and a full lifestyle, which is more related to a five-star hotel,” he says. Madison House’s 199 units start 150 feet up, above the triple-height lobby and amenities floors. One to four-bedroom residences have 11-foot ceilings and warm wood flooring. Gachot Studios delivered the interior design, cueing into a high-end yet minimal aesthetic. Kitchens are equipped with Gaggenau and Bosch appliances as well as pristine white and grey Calacatta Borghini marble countertops and islands. A one-bedroom with a large living and dining room and walk-in closet might cost $2.5 million. An over 3,000-square-foot four-bedroom that has an additional breakfast room and large laundry room might run $14 million. Madison House also has three penthouse residences, which feature outdoor terrace spaces and living rooms with fireplaces. A double-height five-bedroom duplex with stunning views of the Empire State Building might go for $25 million. A big part of Madison House’s appeal, of course, is its location. “It’s very centrally located between 5th Avenue and Madison Avenue. No matter where you are in the world, you know two places in New York: Madison Avenue and 5th Avenue. So that resonates with people,” says Tunistra. Passing the well-groomed row of vegetation that lines the condo building’s exterior, visitors and residents enter the attended lobby, accented in shades of sand and stone. Multiple amenities floors deliver spaces to relax, including a sprawling private lounge and private dining room; and to recharge, including an impressive fitness facility, yoga room, and a 75-foot swimming pool and spa with plunge tubs, sauna and steam rooms. If that’s not enough, a golf simulator and children’s playroom are also available. “We have a lifestyle concierge who is in the building full-time, and they really add a lot of value to the residents,” says Tunistra. With so much development in NoMad, it’s become a neighborhood in demand — elevating Madison House’s appeal. “You’re steps from Madison Square Park, Michelin-star restaurants, wonderful hotels, and you can get uptown, downtown, east side, west side, very quickly,” says Tunistra. The condo building is four blocks directly north of Madison Square Park, and a brief walk from numerous eateries in Koreatown and Rose Hill. Lauded restaurants like Her Name is Han and Scarpetta are both within two blocks, and for groceries and other staples, Whole Foods Market is less than a five-minute walk. Subway commuters have easy access to the 6 train at 33rd Street and the R and W trains at 28th Street.
