New York-based architecture practice Handel Architects designed Millennium Tower Residences in 2006 to be better for the environment, but namely to be better for the well-being for its residents. As the one of the first LEED Gold-certified residential buildings in New York City, the high-rise was thoughtfully planned to use less energy and utilize renewable energy sources: “The energy requirements were reduced by 25 percent, principally through the use of rooftop solar panels estimated to generate 27.1 kW of electricity,” says Gary Handel, founder and managing partner of Handel Architects. Through sustainable architectural planning, the building’s water consumption levels were “cut by 33 percent” via the rainwater captured on the rooftop garden that is reused for irrigation, and the 2,500-gallon treatment facility that reclaims wastewater to building’s water cycle. Handel says the 428,000 square foot tower has a healthier living environment because of its use of low-VOC finishes and air filtration systems, both of which “remove 85 percent of [toxic] airborne particles.” The 35-story high-rise comprises 233 residences, ranging from one- to three-bedrooms; there are a dozen four-plus-bedrooms, half of which are the result of combination units. The interiors feature spacious open floor plans featuring monolithic window walls with picturesque river and city views. One of the more modest listings, a one-bedroom on the fifth floor with an open kitchen featuring a wine cooler and primary bedroom with two deep closets, sold for $965,000 in July 20224. One-bedrooms start at 875 square feet and every floor plan includes a primary bedroom with an en suite bathroom and an additional half bathroom. Two-bedrooms are the most common, starting at 1,150 square feet and reaching upwards of 1,526 square feet; the most recent sale netted $1.6 million in August 2024. Three-bedrooms average 1,900 square feet and feature formal laundry rooms; recent sales average $2.9 million. One of the grander listings, a 3,600-square-foot combined apartment with en suite bathrooms in every bedroom, a salon-like entry gallery and a private balcony sold for $4.5 million in November 2021. Millennium Tower Residences is a full-service luxury condominium with a 24-hour door attendant, a live-in resident manager, porters and a full-time maintenance staff. Besides helping with concierge-like tasks such as making the occasional dinner reservation, the lobby staff provides access to cold storage, package storage and coordination of off-site dry cleaning services. On the main floor, residents can find a 1,500-square-foot fitness center equipped with up-to-date cardio machines and weight training equipment and a movement studio swathed in floor-to-ceiling mirrors for yoga, Pilates and dance. Featuring unparalleled views of the city, the Hudson River and beyond, the top floor residents’ lounge is outfitted with plush seating, a billiards table, a library, a dining room and a children’s playroom. Additionally, residents with cars have access to valet, a service that is included the cost for a parking spot in the building’s private garage. Plus, the condominium has a bike room and personal storage that is available for an additional charge. As a neighborhood, The Battery (formerly Battery Park) is, by and large, largely residential. Comprising high-, mid-, and low-rise condominiums and apartments, the area surrounding Millenium Tower Residences is dotted by trees, parks, schools and a few bodegas. Green spaces are plentiful and hard to not name off in list-like fashion, including West Thames Park, Battery City Esplanade, East River Esplanade, and, of course, The Battery waterfront park (with its legendary views of the Statue of Liberty). The Financial District is just on the east side of West Side Highway with its numbered monuments like the New York Stock Exchange, Federal Hall and City Hall Park. FiDi is also home to one of Manhattan’s densest concentrations of rooftop eateries and post-work cocktail bars. Perched on the 60th floor of One Chase Manhattan Plaza — a former Chase branch that has since been repurposed as various office spaces — Manhatta is a Michelin-starred American fusion eatery known for its “Oysters Manhatta.” On the 64th floor of 70 Pine Street, Overstory feels like a prohibition-era supper club in a historic 1930s skyscraper with lavishly appointed Art Deco furnishings. For a bit of romance and atmosphere, The Bar Room in the Beekman Hotel offers its signature absinthe cocktail amid shimmering, chiaroscuro lighting. For groceries, there’s Battery Place Market just down on Battery Place, or there’s also Whole Foods on Broadway just a half mile down the way. For a bit of shopping, residents can walk to the Oculus World Trade Center to find all the shops at Westfield. The Financial District is known for its accessibility thanks to its many transportation hubs. There are three major subway stations within walking distance: Rector Street station with lines R and W; both Wall Street stations with lines 4 and 5, and 2 and 3; and Broad Street station with lines J and Z. From Pier 11 Landing, the NY Ferry provides access to other parts of Manhattan, Brooklyn, Queens, The Bronx, Station Island and Governors Island with six different service routes. Helicopter travel is also possible via the Downtown Manhattan Heliport, which services several third-party providers. Meanwhile, via car, the FDR and West Side Highway are conveniently located nearby.
