Property Ratings at Burano Hunter's Creek
Burano Hunter's Creek....I needed to write and let management know about my wonderful experience with your leasing agent Coreene Zapata. Last Thursday my partner and I visited the property to get a tour. The property looks fantastic, the community seems nice and the apartment was warmily but none of these compliments would find its way here expressing my thoughts if it wasn't for your leasing agent Coreene. She was very knowledgeable, welcoming, and took time to clear up any concerns my partner and I had. If we get Approved, Coreene is definitely one of the reasons why we decided on this property. Knowing that if any issues arise in the future, she will be able to assist, direct and help us. This community is very fortunate.
If you want to live in a place where the patio in front of your house is like this and they don't take responsibility for leaks, then live here. If you think it's a safe place, you're wrong, if you think it's going to have a club house, then let me tell you to keep it closed, if you think that because they have 2 gyms you're done, I'll tell you that even putting the two together doesn't make one. The gyms stink and the machines are old. In the apartments there are no security windows, so if an emergency happens, it is better to have a hammer nearby. There is no parking after 7:00 pm and the lighting during the night does not work. This place is totally and utterly depressing.
This property was in need of a lot maintenance overall, but I liked the location. Huge mistake. My ground floor unit flooded during the hurricane - a few inches of water came in from under the floor boards and base boards, as well as ceiling leaks and water coming down the walls. Water flooded the entire living room, kitchen and dining room and the bedrooms as well. I’m sure the building foundation is cracked and drainage is very poor. End result was damp walls, soaked carpets and now the unit is incredibly humid and has a horrible musty smell of mold. I’m certain the carpets, drywall and insulation, as well as vents are moldy. It’s been 2 weeks and management hasn’t even looked at the unit to assess damage.I have not been able to live there since the hurricane and there is evidence of previous water/flood damage. I pulled the oven out and the outlet is supposed to be mounted on the wall is sitting on the ground - there is evidence of rust, so the outlet was sitting in water when it flooded. The parking at the front of the property is non-existent after about 8pm, and bugs (roaches, ants & beetles) have been a constant problem. Believe all the negative reviews, do yourself a favor an do not move here. It will be the worst decision you ever made.
Horrible... changes management as much as renters.... keep increasing the rent and not fixing major issues... AC units are old and causes crazy high electric bills and are too cheap to replace them .... gates constantly broken , not truly gated
They never answer their phones. Doors are locked half of the time to leasing office and sometimes when you walk in nobody is there. They were recently bought out by a new company and are now double charging for things which wasn't on the lease making your account go negative and getting fined and they won't fix it! Terrible management. Everyone in the office needs to be fired.
Not usually one to leave reviews, but I have never lived some where and had such a horrible experience dealing with a business. To keep it short: They will never answer the phone when you call, Matthew is horrible and doesn’t respond to emails, the place was falling apart, the “gated”community really isn’t as the gates were only not broken maybe 15% of the time we lived there. It was so bad that someone broke into 20+ cars, shattering all their windows when we lived there. Now that we have moved out, after never recieving a lease to resign after asking for it several times, they are trying to charge us for many outrageous fees, that they are not owed. Stay far far away from this place. Additionally, they tried to raise our rent $100-$200 a month when it was time to resign. Literally the worst place I have EVER lived.
If you like to live with mold, roaches and unkept grounds, this complex is for you!!! We had nothing but problems from the day we moved in here. We noticed mold after about a month and kept going to the office but nothing was done. The first time they told us to not use the oven. Oh, ok. The next time they Clorox wiped the mold covered kitchen and told us to keep the cabinets open. Like ok, let the mold fester to the rest of the house. Finally, the lead maintenance man came and realized the dish washer wasn’t connected properly, that’s what was causing the mold. We had to move to a complex 15 minutes down the road for a week. After our apt was supposed to be done, we get told that our apt is so modly we can’t move back in. So since they don’t have an equivalent apt available, we either have to move into a bigger apt and pay the difference or move into a smaller place... again, this is my fault how? Can you at least accommodate us after we had to move everything into a tiny apt 15 minutes down the road last minute THE WEEK BEFORE CHISTMAS? And to make matters worse, we had family in town. So finally after my fiancé called the head honcho since the office did nothing (but offer a $20 gift card for a moving truck...) and miraculously they found an equivalent apt the day after. After we move AGAIN, everything seemed decent; just ok. And then BAM. We have ROACHES IN THE NEW APT. Can we catch a break here!? They’re willingness to help was subpar at best. After about a MONTH of fighting with them and they’re contracted bug people, it somewhat got fixed. I cannot even begin to go on about the disgusting landscaping at the complex. Or the fact the back club house that was supposed to be a state of the art gym that never open the year we leased there. Or the new dog park that was in progress during our tour that never got finished either. The fact that we lived here for a year blows my mind. I can’t believe we lasted that long. Do. Not. Rent. Here. You. Will. Be. So. Miserable. Plus to put the icing on the cake, they blasted the AC and power the last few days of our lease since they were gutting it. I guess you should never turn your keys in early or you will owe the power company $350 for your utility bill! So if you would like to live with mold, bugs and office personnel that blow you off, then this place is definitely for you!
Live in a 2 bedroom with loft. Apartment itself is amazing but everything else about the complex is bad. The people in the office don't do their jobs and the vendors they use for services (pest control, trash, etc) are a joke. Half the time I personally have to call because it's not getting done. Save the money and headaches and look else where.
As a former 15 year professional in this industry I feel I am qualified to say that the standards of care from the current management team are way below the acceptable norm for a community of this type. I have lived here for 6 years. However, the past year or so have been increasingly frustrating. This only touches on my issues. The community is not walked by the management team. I walked the property last year and most of the same issues found then are still there or have gotten worse. The benches and fences are rotting and falling apart, with screws protruding from the seats, bushes are dying from rot, irrigation is not adjusted properly so the buildings are being sprayed by the irrigation, palm trees have dead fronds that should have been trimmed months ago, parking lots have not been maintained (a simply case of repainting stripes and speedbumps by the staff), mildew growing up walls and around the windows, dryer vents not being maintained, plastic kiddie pools, litter, bicycles chained to trees, picnic tables buried in the mud, trees falling over, and more. These are not issues that should require reporting. A properly trained team should have a running schedule for these issues, including health and safety checks for lighting and hazards. A team member should be hitting buildings on a schedule to clean and repair damage, lighting, touch up paint, striping, speedbumps, and signage. The manager should be sending letters of violation to residents who keep unsightly debris at their apartments or remove them. A towing company should be driving through to remove parking violations. The maintenance team regularly is found sitting in carts between buildings (they should never be driving carts off the parking area) playing with their phones or just chatting. They block access to the residents who then must walk around the carts and into the mud. The staff is unreliable, unprofessional, badly trained, and misinformed about fair housing and ADA laws. When looking for a rental home look for these issues. Ask to walk areas of the property not part of the tour and direct them to areas you would like to see (like the dumpster area). These are signs that the property is not properly walked by management. A property that is not walked is not maintained on a health and safety level. If they can’t maintain H&S standards, they don’t respect the quality of care. Your hard-earned money deserves someone who cares about your home. These people don’t.
Rent is too high. I can hear EVERYTHING my neighbors do. I can hear every step they take, their music, their television, their conversations. When I tried to talk to the office about it, they basically said I had to deal with it since it's part of "apartment living." Nice.
This is the worst apartment facility I've lived in and I've had some bad ones. The management company does NOTHING to help take care of your needs. They are charging WAY too much for what you get and maintenance never shows up. I've had several issues and they can care less. My apartment flooded a year ago, there is mold growing under the sink, the bottom cabinets are warped and my carpet is messed up and I can't get anyone to respond to me via phone or in person. They keep saying someone will come. I keep setting up appointments and then no one shows up. After 5 times of begging someone finally came and was so annoyed that they had to show up and I STILL don't know what they are going to do about my apartment. Oh and by the way, they just decided it was a good idea to renovate both clubhouses at the same time so if you are waiting on any packages, they are telling the mailman to send it back. Who does that???!!! Can't get packages via post office and in some cases FedEx. Would have been nice for them to tell us they were doing this so I wouldn't order anything. Thankfully I'm moving next year. Maybe I don't have to wait until my lease is up. Wish I could have done it sooner.
Damaged sub floors, cockroach infestation, broken washing machine, broken air conditioning within the first two weeks of moving in. All of these issues laden on top of untimely management and high pricing make this apartment a poor choice. You have to fight tooth and nail to get anything done and ultimately the price of any renovation will likely come out of your own pocket. Consider elsewhere if you do not want to be short handed or can not afford to call out of work.
NICE APARTMENT...BUT THE RENT IS JUST TO HIGHT. I HAVE LIVE HERE FOR EIGHT (8) YEARS.
Maintenance takes a while sometimes but a great place to live and relax. We have so much room in the one bedroom!
The Cottages at Hunter's Creek look good on the outside. However, I've not had the best experience living in this apartment. I've had countless trouble with the air conditioner in this unit. I've had maintenance out on multiple occasions, each time fixing something different but never fully resolving my problem. The maintenance staff responded well when I put the request in, but was rude on a couple of occasions.
